New hotel still has "kinks" to work out

I was so pleasantly surprised at how clean and comfortable my room was: from the chaise lounge, shampoo, soap etc in bottles on the shower wall, cozy comfy comforter and mattress and the ac worked so well I was comfortable the entire time. I was truly impressed and will stay there again if I need a hotel room in Bham, which I normally don’t need. I highly recommend this hotel. If you read a bad review, it’s from someone who should have brought it to their attention while there and had their room changed.
Rooms: Clean and comfortable.

MORGAN AND DANA ARE TWO GREAT PEOPLE. The hotel owner is lucky to have them. This is my second stay. Both times the pictures they post show the truth. My favorite part is the space. My wheelchair can get around. I can go to the bathroom without help and the shower is amazing. Only 24 minutes from UAB but outside the craziness
Rooms: Room 401 was amazing. It has alot of room and microwave small refrigerator and a Krik fancy coffee pot.
Noteworthy details: The space. The great people. Handicap accessible

I sent the below email to the hotel manager the morning after we stayed at this hotel.
“As you can see from the pictures, the baseboards of the bathroom were filthy and there were numerous places where hair and other stains and dirt were left uncleaned. By the looks of the floor, corners, baseboards, walls and door jam, the room hasn’t truly been deep cleaned and sanitized -as it should on a regular basis- in quite some time. We travel a lot and stay at a lot of IHG hotels. When deciding on a hotel, I ALWAYS do my best to find one with great reviews as cleanliness is VERY important to me. Needless to say, I did not feel comfortable
staying in your hotel based on the lack of cleanliness evidenced in the bathroom where cleanliness and sanitation in a hotel is paramount. Not to mention what could not be seen in the actual carpet and furniture of the room. This hotel was very disappointing as an IHG hotel and was a disappointment compared to all of the other Holiday Inns in which we stay often.”
Her response was to offer us a 15% discount -because I did not report the problems to her sooner- to which I responded:
“I’m sorry that I did not express my concerns to you earlier during our stay. It was late at night when I first saw the problems in the bathroom and we were too tired to have to switch rooms. I also doubted that any other room would be any cleaner as the grime had obviously been there for a long time which led me to believe that the other rooms would have the same issues. I also don’t think it is fair to expect the customer to have to pack up all of their things and move rooms late at night because of a problem on the hotel’s end. Your customers -especially your IHG member customers- choose your hotel because of a standard that they trust they will experience when they decide to spend their money to stay at an IHG hotel. I’m sorry but 15 % is not an acceptable refund. The room -and ultimately the hotel- was not up to the standard that it should have been, and I expect a full refund.”

As a licensed pest management professional, it was great to see no signs of bedbugs in our room. Room smelled clean and was clean. Beds are comfortable and room is laid out nicely. Complimentary breakfast was decent. Staff was nice. BTW first review in my life.

Was told on the phone that I would be able to have my dog at this location and after driving for 8 hours and calling to confirm again I get to check-in and they tell me that do not allow pets. Wouldn't have wasted time reserving a room if they would have just been honest. Thankfully next door is pet friendly.

Not the best I have stayed in. The doorposts in the bathroom needed a real good cleaning. My next trip to Birmingham will not include staying here.

I would highly recommend this hotel. The room was nice and clean. Breakfast was amazing for a hotel. And best of all the price was considerably cheaper then places closer to BirminghamFood & drinks: Breakfast had a pancake maker, sausage patties, omelet eggs in two ways, warmed cinnamon rolls and many of the more traditional hotel breakfast items

The bedsheets had stains, hair and crumbs. and there were clumps of hair on the bathroom flooring and cockroaches all over. The front desk employee wetness that and took pictures for the manger who did not bother to apologize at the time we checked out.Apparently, they hear this every day, so that's their usual now.

Worst Hotel Experience. Bug INFESTED, dirty, rude staff.My wife and I along with our 2 year old son traveled for an overnight stay to visit friends and when we got to our room we immediately noticed that the blinds were down and would not retract or open in any way, the table bottom was covered in old food and there was a huge stain on the carpet. We brought it to the attention of the front desk and were told there were no other rooms available and there was nothing they could do. Our 2 year old was tired from our 7 hour car ride so we decided to tough it out and went to visit our friends, had dinner and came back to the hotel.We put our son to sleep and were winding down, getting ready to shower when we saw the biggest cockroach I have ever seen on the head board above our sleeping baby. Got rid of it, went to take a shower and there was another big black beetle looking at me eye level on the shower curtain. I get out of the shower only to find ANOTHER huge brown cockroach crawling on the bathroom floor.I called the front desk and was told there was nothing they could do because there wasn't a manager working and I would have to talk to one in the morning.Morning comes and there is again no manager at the front desk and again told that there is nothing they can do.This was almost a week ago and was finally told by someone at Holiday Inn that they apologized for the inconvenience but they are not going to even partially compensate us for our experience.I would give 0 stars if I could.
