I live here and it is absolutely fantastic! It's nestled at the foothills of the mountain. the campus is beautiful and very well kept up. The walking trail I absolutely love (it is a steep trail) the pool and fitness center is beautiful. The people (neighbors) are so friendly, true southern hospitality. Maintenance is great they are friendly, and response time is great. Management Stephen is awesome and has always been friendly with me. I have never had an issue. LaVeeta has always been friendly as well when we had a flood in the winter, and the fire sprinklers froze and busted she was right on it all of the staff was. They offered hotels for that night, and the next day, we were offered a new apartment. So I'm not sure where the negative Nelly reviews are coming from. I recommend this place 100%, so much so I just signed another lease for 24 months!!!

I live here in unit 111 for about 2 years. About 6 months in I heard a dripping sound coming from the locked closet where the A/C unit is and was repeatedly told that was normal. Eventually it flooded leading to destruction of property in the adjoining closet. They said they fixed the issue and locked it back up. I started having migraines for almost a year straight after that. Later, a few months before I moved out, they left the closet unlocked. I looked in and found this, black mold everywhere. Since I moved I have not had migraines. This is the shortest, documentable, story I can tell you regarding why you should move absolutely anywhere other than these properties.

I have been here now since 4/2022. I have yet to receive a utility bill less than $260. This is due to an A/C problem that I have asked to be addressed several times. I keep the temp setting on 68, however, it NEVER gets above 75 in the front of the apartment. The back hallway, 2 bedrooms and bath stay at 82-83. The ancient A/C units are worthless and Hampton Falls refuses to fix anything correctly!! I had to rent this dump sight unseen and, trust me, I NEVER would have moved here had I been able to see it before renting. They use the cheapest of the cheap in cabinetry, flooring, etc. I would almost guarantee the duct work in these apartments has NEVER been cleaned!! I can dust in the evenings and wake up with dust so thick on the furniture and televisions it's like that's all that's being blown out of the vents...it surely isn't cold air!! I'm fed up with the nastiness of this place and cannot wait until my lease is up!! DO NOT RENT HERE!! I PAY ALMOST $1,300/MONTH AND IT'S DISGUSTING!! THEY SHOULD BE PAYING AT LEAST 1/2 OF MY UTILITY BILL EVERY MONTH!!! I know they are owned by the same company, but I would move back to Waterford Square in a heartbeat over this dump!!

Management is not friendly. Many people Very uncomfortable living at this place. Them Maintaining your place is a hassle. When things go bad takes days for a fix. Cost of apt is high. And they raise rent each chance they get.

i started living here about two years ago and i felt very safe. yesterday i was expecting an apple computer delivery via FedX ; well the delivery was made to another apartment in Hampton Falls apartment complex; the thief actually signed my name but spelled it incorrectly. i do NOT want these kind of neighbors and will move out at the end of my lease

The apartments themselves are just fine, they could use a remodel with the apartments next door being much nicer. That being said, my 3 stars is due to 2 separate issues. The biggest being we had serious AC issues that were never resolved. I’m talking set to 68 at all times and being 85-90 degrees inside from about 6 AM when the sun came up until about 11 PM every night. We were continuously told it was just our building and nothing was wrong even though we spoke to every single person in our building and no one had those issues, not even the people right next to us. At the time we had a 3 month old daughter who had to eat, sleep, and breathe in just a diaper to keep from overheating (to anyone wondering, one of the biggest causes of SIDS is overheating). We continuously called and explained we were worried about our daughters health and were more than patient for MONTHS. Nothing. A few times a new unit was offered to us (two times actually) and every time we went to receive the new keys we were told they had signed that apartment over to a new resident or family. I can’t even begin to tell you how unacceptable and tacky that is. They made it clear from the beginning they only cared about making money and not the well being of their current tenants. Not to mention our garbage disposal broke so our sink would fill with nasty black water ever time we ran our dishwasher and no one would come fix it because it wasn’t emergent (not even during regular business hours, this is during pandemic time). 2. One of the ladies who works in the office is just plain rude and unbecoming. She seems very uninterested in your issues or concerns and was never pleasant to work with. We knew 3 months in to our year long lease that we would never renew and we would move and we very much did move. We moved right next door to The Heights at Monte Sano and it was the best decision we have ever made.

The apartments are very well maintained, and the maintenance team quickly tends to any service requests, no matter how big or small. The managers treat the residents very well and are very fair when dealing with any issues. This side of Huntsville is beautiful, safe and easy going. I highly recommend this apartment complex.

Rude people. They think they are all privileged and unless your arrogant also I wouldn't recommend. Very snobby
