I enjoy living here. Leasing office is very friendly, maintenance has only been helpful, the building is clean and in a good location. It is expensive as all apartments are in Seattle. Would recommend living here.

I lived here for a year and a half and have nothing but good things to say! The building is well built (no noise from neighboring apartments) with nice appliances, staff are very friendly and helpful, and I liked the area.

I lived here for about a year and I would highly recommend this place to others. Maintenance always responded to requests quickly. The apartment usually had events once a month, in addition to having a nice rooftop and ground floor patio area that’s great for reading/sunbathing in the summer. The complex was always super clean and I never lost a package or felt unsafe.Additionally, during my time living here, the complex let me downsize to a smaller unit, and allowed for a 16 month lease. I really wanted to continue living here and my current apartment at S&B had a HUGE rent increase. Like $200 a month increase which is insane and that was AFTER negotiating. Luckily, thanks to the hard work of Sarah, one of the community managers, I was able to avoid that and go to a smaller unit pretty seamlessly. She went above and beyond to make my unit transfer process painless. The staff in the front office really care about keeping residents happy!As long as the corporate management company keeps the rent prices fair, I would recommend living here to anyone. I loved it here!!

I moved into the building 6 months ago and have had a really good experience here. The staff does a lot of activities and is very responsive to any maintenance requests. My only ding on the building is we have really small washer/dryers and water saver toilets but overall everything else is modern and this building is very clean and the staff very friendly!

Great location and community, bad management. They raised my rent up 7% from last year, despite already being one of the most expensive apartment complexes in the neighborhood. On top of that, I only received 13% of my security deposit back. Very bittersweet experience because of the management, though to be fair, the community, the location, and the building itself were actually very nice. (source: I lived in S&B for a year, from mid-2022 to mid-2023).

This is my favorite place to have lived, due to the office staff. Scott is the absolute sweetest, and both he and the main manager genuinely care for the residents. One of the maintenance staff, Eyob, is also incredibly sweet and goes out of his way to help. Thank you for an awesome community and a great year!

I have lived at Smith & Burns for 5 years, and I love it! When it came time for my boyfriend and I to move in together I told him we had to live here, and he was more than willing because he already loved the staff here and the location! You can't beat this neighborhood with all the parks close by, restaurants, pharmacies and grocery stores within walking distance. Not to mention easy access to bus lines! I hardly have to drive anywhere!

I lived in an apartment at Smith and Burns for over 1.5 years. The apartment was brand new when I moved in, and while it was nice, the main point of my review involves moving out of the unit.Pt. 1Upon moving out of Smith and Burns, we were charged a "blanket" $90 cleaning fee. This fee was not listed in our lease at all, and we were told this was charged to all residents. I asked them to provide literature or proof that this fee was documented to residents prior to moving in and signing the lease. What I got was "well, we just do it for everyone." I was told by the Seattle Housing Authority that I would have to go to court to pursue getting this fee back, and that this is common practice among bigger apartment units. This fee was deducted out of security deposit without even having our unit inspected. After paying near $2k/month for a one bedroom unit that was unacceptable.Pt. 2There were some minor scuffs and holes in the wall of the apartment, and prior to moving out, I wanted to address them. I asked the building managers and maintenance staff what paint they used for the walls, so I could spackle and paint over that section. They said they didn't know what paint was used. I asked for an alternative, and they said the company they used was Rodda, but that I would have to paint over every single wall in the apartment in order to not occur any fines. From a huge multi-million dollar apartment building not even having the type of wall paint with a dedicated maintenance team was unacceptable, and left me at catch-22 of painting my entire building for three small dry-wall screw holes in one wall, or seeing what they would charge to do it themselves.

This is not a good place to live unless you like listening to dogs yapping all day and half the night. The management does nothing to control the problem.

This building is amazing. The management is so kind and attentive, and there is a strong community feel amongst the residents and staff. The unit we are in is gorgeous, and has lots of natural light. Great amenities, including a stunning rooftop deck with two separate patios, and an outdoor patio on the ground floor as well. Great gym with a view of the street. Unbeatable central location, though the building is right off of 45th so there is occasional road noise. Great walkability to TONS of amazing restaurants, bars, parks, and public transportation. It’s relatively easy to find street parking as well. Also - the maintenance crew is great. They are quick to respond to requests, and will even help you with tasks like installing new shower heads.We couldn’t be happier living here!!

My partner and I wound up living in a furnished unit here for a month through PCH temp housing and AirBNB. It was not a very smooth process getting checked in and set up but most of that was the fault of PCH Temp Housing so I can't fault S&B leasing or management for that.Pros:- Walkable to dozens of great bars and restaurants. Wallingford is a great neighborhood.- Buses on 45th and Stone Way can get you to just about anywhere in Seattle- Package locker in the lobby makes receiving parcels easy- Helpful and nice staff in the leasing office- Nice view from the rooftop- Option of getting gigabit symmetrical internet through CenturylinkCons:- Dishwasher and oven didn't turn on when we moved in (maintenance fixed it in a day or two once we called)- Shower drain was already clogged when we moved in- The floors and walls must be pretty thin since we've heard thumping, stomping, pounding, sliding, etc noises every day and night from our upstairs neighbor. It makes everything in our unit rattle. I mentioned this to the office but I'm not sure how much they can do.- The RFID keys/locks that the units use are flakey and difficult to operate.- The washer and dryer in our unit are comically small.- The ground floor "1 bed" is essentially a studio+den and only has one window (which is a sliding door), so it gets very hot and stuffy inside on summer days.Overall I wouldn't choose to rent here if I had the choice, but in a pinch it was a suitable temporary living situation.
