LIES LIES LIES!
The managers cannot open their mouths without a lie coming out. We stayed here for 6 months, and have yet to be told the truth about anything.
Lie#1: 'We don't put people with kids on the north side of the park.' Imagine our surprise to have not one, but two long term sites adjacent to us with kids, not to mention numerous large groups with kids put behind us throughout our time there.
Lie#2: 'We are a very quiet resort. We make sure everyone respects the quiet hours.' Unless it's one of the obnoxiously loud diesel trucks that people start up at 5-6AM 5 days a week and idle for 10-20 minutes. When a complaint was made, Ed's response was "Well, he works at Hanford." So? "Well, he has a diesel truck." Yeah, so do I, however I chose to not modify the exhaust system so that it was so loud it vibrated the walls of my neighbors.
Lie#3: 'People at the resort are shutting off the sprinkler system and that's why the lawn is dead everywhere.' No, you just though you'd save a few bucks by doing the landscape maintenance yourself despite the fact that not a single person employed at the resort knows anything about a commercial sprinkler system including something as basic as adjusting a sprinkler head. All summer the residents had to hand water, otherwise the lawn would have been completely dead everywhere.
Lie#4: 'Richland code enforcement says you can't park vehicles or trailers on the streets surrounding the park.' How strange, seeing as how these are public streets, and no one that I've talked to at code enforcement seems to know anything about why people wouldn't be allowed to park there. Could this be a desperate and obvious way to try and get people to pay you $50/month to park the trailers inside the resort? Seems to be, since my trailers never were towed, I never received any letters from code enforcement about moving my trailers, and you finally had to resort to threatening people with not renewing their lease if they didn't remove them. Perhaps, as code enforcement states, they were there to cite you for the illegal dumping of landscaping debris that YOU were doing in the same area?
Lie#5: 'The rules/policies state that....' The rules seem to be whatever Ed and Yvonne want them to be so they can go on whatever power trip they want to that day. When you check in, you are given a single page of rules. None of the rules that were sent out or referenced are on this sheet or available anywhere on their website. Their justifications for the rules they make up are either lies, or don't make any sense because it's just their way of feeling like they're doing something.
If you choose to stay here, get everything in writing. Double check to make sure you aren't being mis-charged for power. If you sign up for propane service, make sure to tell the gas company that only YOU are allowed to authorize your tank being filled. If you're there on a temporary basis, make sure they don't try to charge you for your electricity that's supposed to be included. Don't believe them when they say you're getting a special "union" or other rate, its the same rate that anyone else gets. Don't expect anything to get fixed if you put in a maintenance request, even when you remind them multiple times over several months. Make sure you're ready to be spammed with up to 4-5 emails per day that look like a 5th grader wrote them, and range in content from cheap hot dogs to rambling accusations of residents keeping the maintenance workers from doing their jobs. If you message them to help with some common grammatical errors you see regularly in the emails, expect to be told that they're too busy to make sure the emails they spam you with look professional.

This park is located in a good area close to a lot of amenities. That's about the best I can say. They beg you to use their store but they are only open while you are at work. So you have to go across the street to the mini Mart. Not a bad, but if you want me to use your store then stay open. I didn't like the dog park. It's not really a dog park. A very small fenced in area, and you can't take your pet off the leash except for that area. The sprinklers are a whole other issue. They will blast your vehicles and RV. If you adjust them they will change them back and if you complain they don't care. I got my bike stolen the one night I didn't lock it up. I asked them to see the cameras and they said no, but they reminded me they had a lot of theft in the area. Maybe build a fence around the park to keep people out and you have tons of area for a massive dog park, but the cheap one is all we get.
It's not a secure RV park. They won't let you know that because it's not good on them. Lots of theft and people in the area who shouldn't be there.
If your Amazon gets stolen or misplaced it's not their fault either.

Clean and nice place to stay. Their wifi SUCKS and doesn't work half the time...
The heater to the pool was "out and waiting for delivery* they say no washing of rvs or vehicle maintenance but seen mobile detailers and people working on cars in parking areas. Very clean area but mini mart is WAY TO EXPENSIVE INCLUDING PROPANE. 6$ FOR A SMALL.THING OF MAYO. Weekly and monthly prices are decent, probably because of these things. Not conveniently located to town either

Showers and bathrooms very clean. Laundry very clean. Park is quiet overall friendly. Good areas to enjoy walks.

horrible experience drove up from Arizona was told 2 weeks temporary stays only..showed up was told sorry cut in half 1 week..Management is absolutely rude and needs to be replaced...not the same experience we had 4 years ago...definitely not family oriented

I've never felt more unliked anywhere in my life. Yesterday manager came and yelled at me again. For having my umbrella up. My neighbor has one up always. The manager has a bright red one. But I got another warning. Oh and my lights. They ruined my outside rugs with their sprinker that only ran on my rugs. I have got rid of so much of my stuff because of them saying mean things. Yesterday she tells me I have a list of other places that would suit you better. Really. Isn't that a Bully?

The management team is awesome. Sites are clean and well kept. Resort is quite except for a few pickup truck owners who think it is imperative to wake up the Resort with unbelievably loud rigs.

The worst place to stay because of the management. We thought it was beautiful and nice just like the rv park looks but no they are rude and very judgemental of the guest and they don't talk to the guest they yell at them and lie to guest worst place to stay long turm or even for a week just stay away!!!!!!!

The management does a great job trying to enforce boundaries and rules so everyone can enjoy. Unfortunately we've seen so many examples of people violating the rules. Some people really enjoy ruining things for everyone else. Any ways, we've enjoyed it here and found management to be delightful and genuinely trying to provide a good atmosphere. Stayed several months. Would come back.

On July 24, 2024 we were passing by Richland WA and stayed at this RV Park. Sometime during the night our two bicycles that were attached to our jeep were stolen along with the stand and hitch and all! I called front desk, very nice lady to see if the park had cameras and told her our situation. She calls back and says we need to call the police to make a report. So I guess we will never stay there again.

This is a nice park. Has decent WiFi and good utilities. Good water. ATT and Verizon coverage was adequate. Easy to level. Did not use the pool but it looked nice and clean. Friendly staff. Utility hook-ups are in the back so have long cords and drains but they are easily accessible. No cable tv.
