In the year that I've lived here, it has been a very positive experience.
The staff at the leasing office are very friendly and they're always available except for Sunday. They also host a lot of fun events for the community.
The maintenance crew is available pretty much 24/7 and resolves any issues that pop up within 24 hours.
Rent is about on par with what you'll find in the surrounding region. My apartment has been solid during my stay. Neighbors are also very friendly, and they're not very loud.
Overall, I would not hesitate in recommending this apartment complex to anyone.

I’ve thoroughly enjoyed living here for the last year & a half. I’ve recently begun taking tours of other complexes, mostly places in Fairfax, and I have to say that the Elms at Signal Hill Station are by far, hands down the cleanest and the nicest. They are super modern, very nice and honestly the nicest community I’ve lived in as an adult.
The leasing office staff are incredibly nice, personable and genuine as are the maintenance staff. They know you by first name and that resonates a lot. Maintenance responds quickly to any and all maintenance work orders which is very helpful. The pool is a huge hit. By far the cleanest apartment community pool I’ve personally seen and my kids live at the pool because of it. The grounds are always well kept and maintained by landscaping crews. The community is overall safe and sound and doesn’t have shady or suspicious people wandering around from what I’ve been able to observe.
They have a lot of other amenities to include two playgrounds within the complex and a dog park for animal owners. There’s also a trail that connects the community to Signal Hill Park which is super cool and scenic to walk or ride a bike through.
I’d definitely recommend this community to anyone who is looking for a place in Manassas without a shadow of a doubt.

It’s nearly impossible to find a location that has zero to little negative reviews, so when we originally found this location we were thrilled. We were even more thrilled to discover the positive reviews live up to their name! Amy at the leasing office made us feel at home right away during our apartment tour. She’s been an angel ever since. Also, a huge shout out to Amber, who also helped us become a part of this community. I’ve never lived in an apartment complex that holds such great events and is so community-focused. Their communication is great too. We love our apartment and so do our cats. If anything does break in our apartment, maintenance will fix it super quick. I’m not sure why someone left such a negative comment recently about the maintenance staff because they are the best group of gentlemen we’ve ever met. Even our cats are excited to see them, lol. The pool is huge and really nice in the summer. The gym is pretty nice too, and they’re always doing their best to upgrade equipment when they can. We wish there was a few more visitor’s parking spots…but at the same time it’s free and we’ve had no towing or issues otherwise, which is nice. A random thing we didn’t realize that’s nice is there’s a beautiful walking path that will lead you into signal hill park. Overall, I can’t say good enough things about this place. Very community-centered, family-friendly, and pet-friendly. We’re hoping to stick here for quite awhile. I can see why they have so many awards!

I would first like to start with it’s been a horrendous 2 years living here! If you are any other nationality other than Caucasian descent you will be treated just as if you live in the times of slavery…before I moved in my partner was getting packages stolen from her front door! I suggest a ring camera so she can see what is going on..(backstory our friend across from us was dealing with a stalker situation it helped her home security as well) we had the camera up for 6months before the apartment complex deemed it as invasive of privacy(it can only see the neighbors across from us and anything that comes in front of our door) we were given a “disability form” to fill out saying we needed the camera? We told them the reason why we had the camera, they didn’t want to hear anything about it(the maintenance men have doorbell cameras at their apartment) I was hoping to keep my family safe. But they didn’t care. As the years get older technology is evolving and everywhere, the elms don’t have any type of security measures to car thefts and packages being stolen nothing! Once living here talking to neighbors and things that happened that the apartment complex try and keep under the table…the old maintenance workers would go into peoples homes and watch the TVs and drink residents alcohol, they have been let go eventually, the apartment complex is a huge fire violation we had people walking around to make sure buildings were not caught on fire(went on for a while still is not safe but good luck) lots of car break ins occur, but they do send out emails so you can notice the extra police presence for these thefts occurring?. If you are late 1 time on rent and you also let the leasing office know ahead of time you still will be kicked out of the complex. They take the rent being on time very seriously main concern. We have received emails and letters with other residents information being told to us,HIPPA is not a thing here. We received our letter of not renewing our lease. It’s the best thing that happened to us whilst living here. We have 2 children, tons of mental health conditions that have been caused from living here. So for whomever is reading this and will be in 8875-104-your neighbors upstairs have 3 children, they have the children in the back room(incase you choose this for your master) the have bunkbeds which all children like to jump from(HIghschool, middle school, elementary) they have a soccer field goal included in this room and the children practice from 7pm—12am (weekdays) all day weekends till 2-3am! They have been asked to move different buildings because they complain about a family above them with 1 child and 2 adults whom are not playing soccer! So before you pick this place, don’t! (They won’t listen or make an excuse as they weren’t home). But if you like noise above your heads by all means go for it!! I hope whomever comes to this location has a much better experience than we and many others have before and currently ?

Definitely would not recommend this complex to anyone. Property manager is rude as well as maintenance team. Anytime I put in a request for something to be fixed or door unlocked it would longer than 2 days to fix. They also would stalk and try to accuse me of not picking up after my dog even though I had video proof that I was. Just overall not very nice to customers. Felt very discriminated against, they would send constant emails about threatening to charge for dogs or outside trash ( even while trash compactor was broken/ out of use) the pool was constantly not open during said hrs. A lot of problems while I lived here that could have been resolved had the management team actually tired or cared about current customers. The overall attitude of (Andrew property manager) very rude and not helpful at all. I will be contacting corporate to discuss further about issue I had with the elms team. I also know plenty of current residents that also are having issues and I will encourage them to contact corporate as well

After a brief look at the property I came to some conclusions rather quickly. First off, the apartments themselves and the staff seem great, so no worries there! My points of emphasis in the review are more brainstorming points for the staff to consider. First off, I saw a recent review on the Chipotle across the street from the property. Unfortunately I am a Qdoba guy myself. I would consider demolishing the Chipotle in favor of a Qdoba, just makes sense. Secondly, I saw the stunning pool at the property. Even in the dog days of summer when a nice splish splash would do me right, I cant help but think of other ways the pool can be utilized. My recommendation would be to drain the pool entirely and use the empty pool as a skateboard park. Add some rails to grind on, maybe even graffiti the bottom to give it a touch of authenticity. Lastly, I saw most of the units are three stories high. While the safety measures on the balconies seem more than sufficient I still have concerns. For example, I am an avid builder in my free time. I built a 2009 Millennium Falcon (Ages 12+) Lego Model all by myself just last year. I love to display my work for my guests, if I were to display my model on the balcony, a wind gust might blow my model off the balcony and shatter it to pieces. A heartbreaking thought I would hope to only find in a nightmare. It might be worth considering a single story layout for future. All of this being said, it seems like a great property with a fantastic staff. My comments are merely personal suggestions. 10/10 would recommend the property to friends and family.

The ELMS was nothing short of amazing from the thorough, professional and very communicative staff during the move-in process and beyond. They are very prompt and attentive and knowledgeable. The location is GREAT you have plenty of schooling and daycare facilities for the little and big buddies. The stores, outlets, eateries, grocery stores etc are all within a 5-7min drive. (psst they have CHIPOTLE across the st--HEAVENNN lol. The complex is very well kept, manicured lawns, clean and very dog friendly(pooped is cleaned up immediately). They have monthly activities for the community-- Resident Happy Hours, Pool parties, back to school drives etc. They don't have a traditional clubhouse set up with a pool table or movie room.. I forgive them. lol but they do have a nice swimming pool , grills and the gym and again monthly activities. Your apartment is handed over to you very clean and in order. Maintenance is like a magician lol they are so fast and so friendly. (abra cadebra) lol. Plenty of parking you are never without. Trash compactor is well kept a little walk depending on which building you live at, but hey who doesn't mind a little accidental cardio ;-) lol. So far I'm enjoying my experience. ELMS apartments gourmet kitchen has even inspired my partner to COOK lol I'm forever grateful he actually wants to COOK people! None the less the experience so far is great I'm in my honey moon phase... and enjoying it. CHOOSE ELMS! LADIES AND OR GENTS she or he even YOU may just get inspired to do things never done ;-) lol. if you've made it this far down into my comment. CONGRATS!! NOW!!Submit that apartment app.. don't be chicken. And NO there isn't any other better options or pros and cons to weigh - __-THE ELMS at SIGNAL HILL STATION IS YOUR ONLY CHOICE..lol :-D!!!! ~you only live once~

We husband and two children moved in almost 3 years ago. We were amazed at how clean and friendly the community was. The apartments are modern, spacious, and quiet and customer service is a priority here. Our children have a safe environment to play with other children at either of their two playgrounds or pool. They have lots of social events throughout the year and have constant communication regarding anything impacting the community. The fitness center is updated and never too crowded. The apartment is across the street from the VRE and very close to downtown Manassas. I could not ask for a better place to live that gives you easy access to the city, restaurants, and shops, while also giving you a safe, small, friendly community vibe.
