They are really good at collecting the money but really bad at taking care of the areas. We lived here for 7 years, in 3 different apartments, and never had a complaint about us. When we moved out they wanted to charge us for things they didn't repair because they didn't want to spend any money on maintenance.
They make you buy your light bulbs, the pool spends more time closed for “repairs”, and the gym is old and needs maintenance.

I want to warn potential residents about Laura (property manager), Pam (assistant manager), and Marco (leasing consultant). If you move here, it’s best to email the office for documentation rather than speaking in person. When I moved in two years ago, minor issues like a cracked microwave and a faulty light were promised to be fixed but never were. Speaking face-to-face often resulted in unresolved issues and no records.
For example, when I reported black mold in my guest bathroom, the maintenance worker claimed it was just moisture and advised running the fan. It didn’t help, and I had to repeatedly report it. Laura accused me of breaking the microwave, which I had reported as damaged upon moving in. After showing proof, they removed the $239 charge but never fixed it or apologized.
When moving out, Pam assured me normal wear and tear wouldn’t be charged. However, during the walk-through with Marco, I was billed over $1600 for various issues.
Advice for future residents:
1. Don’t mount anything on the walls—they’ll charge you.
2. Avoid scrubbing walls as it may damage texture, leading to charges.
3. Get an invoice on your carpet’s life expectancy—they may charge you regardless of cleaning.
Email the office for everything to ensure your requests are documented. Despite polite assurances, issues remain unresolved. The gates are frequently broken, and the high rent isn’t justified by the service.

****WARNING****
The apartment complex will say they will take note/work on the following problems although these were reoccurring since living there in 2021-2024.
1) The Gates Malfunction Leaving the Community Open for Thieves to Come Out In This Apartment Complex. My Car was left on bricks in Aug 2023. Went to Front Office, they dont have cameras and according to their Paragraph 19 in the Lease They Dont Care and Wont Do Anything About Your Safety.
2)Double Check What This Apartment Complex verbally tells you they will charge VS the bills they send you. Happened twice were Sync Apartment complex made an error to bill properly the pet insurance and then gaslighted me that I was at fault. I dont write my bill for my own rent, the apartment staff does. So I ended up with a higher bill and when I dispute it, they played the victim. The second time was at move out, charging to replace 1 single blind bc it had a small chip. And a Deep Clean when we had cleaned already before turning in the keys. When in the time I lived there they didnt do the same for us to replace the carpet or appliances.
3)Lying about Insurance for the apartment. Watch out they might tell you verbally that in the rent/services they include insurance payment for the apartment. That is a lie. They dont have insurance and call it risk mitigation. Which doesnt cover anything and just charges you more and that money disappears. Keep track of who you talk to because they will say different things and try to dismiss what someone else told you just to make you pay more.
4) Pool is always in repairs. Cant use pool only 1 time out of the summer months. Its always backed up or green or there is sand in it.
5) Valet system is slow, They give you a 10-13 gallons sized trash can that can only fit one bag and they wont take multiple bags if they arent inside their assigned trash can. So you have to take the 2nd or 3rd bag of trash out even tho they charge you a valet fee.
6) Parking is a BIG ISSUE. After 7p dont expect parking near your apartment it gets full. Also Your visitors will be towed and they keep changing the permit parking apps.
Sync Apartment can afford a tow truck but cant afford fixing the gates to keep Thieves out.
7) They have a roach problem in the buildings. Had the problem in April 2023. Went to sign up for the pest control for the Apt and nobody came out. Called Orkin Pest Control Spent $300 and Last visit Tech said most likely Building problem which is common for Apartment Complexes. So Beware.

Enjoy the pool and apartment. Marco, leasing agent at sync apartments made my move in easy and fast! I wish they had a car wash and a playground but overall I enjoy living at sync in Tomball

Despite the reviews I went to check this place out for myself. Ona was great very professional, but She never sent the application. I called the next day she wasn’t there but spoke to another leasing agent I gave her my info and told her which unit was discussed. She told me she would send the Application over still No app. I called again and now nobody answers. Atp I don’t want to move here u can’t even get an application right so IK these reviews are facts. First impressions are everything n y’all failed. I pay attention to see if small things can be handled on time if not it’s pointless to expect anything else. Due to lack of professionalism and communication I will NOT be leasing here!!

I have been living here for a year and a few months and it has been great! From work orders getting done in less than 48 hours, to the staff being amazing! Marco and Pam are so friendly and attentive. Can't wait for the summer to enjoy our beautiful pool again!

I have been a resident for a little bit over a year, & I renewed for another year. I’ve enjoyed living at SYNC, & I’ve honestly never had an issue here. Marco originally helped me with leasing last year, & Pam was gracious to reach out about an issue with my new lease. I will say that I do think having cameras on the property would do some good & would put many residents at ease since crime has no address. I would love to see some more greenery on the property like flowers! But, so far so good, home sweet home!

Terrible. Dirty grounds,rude staff in office who act irritable about everything,no security or cameras,car break ins, gates always malfunctioning, creepy people hanging around the parking lot. Stay away.

Since I’ve been at this complex (not even a year yet) I’ve always paid my rent ahead of time & I’ve never had a violation on my lease! I’ve also NEVER seen any management from the office come and take pics of residents trash bins! (Always checking my RING doorbell) Marco tried to give me a trash violation because my bin was still outside & management tried to say “he was just doing his job”! Why have I never seen management doing this before? If this is apart of their “job” then they should inspect the property more often because bins are constantly left outside of units everyday! I’ve also had to call numerous times about the nasty stair ways & bird poop not being cleaned properly! Trash valet sometimes doesn’t come to building 2 to take trash & the compactor is always overflowing with trash! The gate is ALWAYS broken & cars are constantly being broken into!

My Experience here with SYNC at Spring Cypress has been phenomenal. The staff are absolutely amazing and really care about the community here. The maintenance team works hard to make sure the residents including myself are living comfortably and that our home continues to feel like home. You get both of best worlds, great community, luxury, and many many stores, restaurants in the area that nomore than a 1-8 minute drive. I love it here!!!

I would go a negative 50stars on this place! Do not rent here at all! The gates never work, trash is piled up all the time, and car's are broken into. In the last 3 months, over 8 cars that I know of have had residents cars on concrete blocks, all 4 wheels all stolen and broken into. And because of all this knowledge, the upper management decided to do nothing. And breaking your lease contract is not worthy for you staying here. They are about the money and not you personally and don't care about your safety or sanity wondering , when you wake up, if you have a car to drive to work and not spend over $25,000 dollars have been spent because tires where stolen 2 times in 3 months.This apartment needs cameras and security driving around between 2am and 5. Not a hard decision!

Wish I could give star below zero ?The worst place in tomball to stay !Management is horrible and big time racistUnsafe like very much unsafe because so many robberiesSecurity car outside office for what ? No proper security to protect no visitors parking for family and friends and if you park in front they will towBreak in apartmentsCars being stolen and as per the sheriff this year itself 5 cars were robbed and the management won’t do anything to protect the society and when asked them! They say it’s normal no big dealGates are always broken exit and entryTrash service is badWhoever the owner is really doesn’t care about the people who stay here just like his managementIf yal try to remove this review it is because yal are scared that your future residents won’t come in and I hope no one comes in here ! Glad I left this place and wish to never see this place anymore
