It being upon lease signing season, I’m just here to share that my washer (an amenity I pay for) has been broke for a month with no current update on when it will get fixed. Another great thing to add is that I was told to “deal” with it since answering the phone is the only concern of the front office. Very friendly staff until you have a problem that is beyond their pay grade. Oh and the office hours are a joke. Happy holidays.

Cabana Beach is very peaceful and quiet. Everyone here is nice and the staff at the office are super helpful for any questions or concerns you have. Cabana Beach is also very good about sending out updates of office hours and events going on. I have found it a very lovely place to live.

I have absolutely loved my time here at CB. Our complex is kept very nice, landscaping is always done, pool is cleaned weekly, and maintenance is very quick. I recommend CB to anyone I can, phenomenal price and a great location.

? Public Safety: It's like living in an episode of Cops here! Fights at all hours, and you'll get woken up by cop lights more often than your alarm clock.? Financial Shenanigans: Random fees, fines for made-up infractions, and utilities bills that look like they were calculated by a confused toddler.? Pet "Friendly": Not pet-friendly unless you consider dog poop mines in the grass a form of entertainment.? "Aromatic" Atmosphere: The scent of marijuana wafts through the hallways like it's part of the air freshener package.? Water Works: Water repairs happen more often than I change my socks, and I'm starting to think the pipes are just shy. Window Woes: No window locks, which I guess adds an exciting element of surprise for any adventurous burglars.? Missing Mail: USPS packages go on an epic adventure before finally reaching your doorstep, and that's if they ever do.? Security...Not!: Speaking of doorstep, leave anything there, and it's gone faster than you can say "porch pirate."?♀️ Pool Drama: Poop in the pool and people having more than just a splash. Can we get some lifeguards or a decency patrol?? Tech "Support": Computers that block downloads and printers that believe paper jams are a new form of modern art.?️ Trash Mountain: The dumpster area is like a landfill's rebellious teenage phase - trash piles everywhere.? Parking Predicament: Trying to park here is like fitting a giraffe in a Smart car. Good luck.?️ Rainy Day Parade: Windows leak when it rains, and when it's cold, they condense like they're auditioning for a water ballet.❄️ Winter Wonderland: In the winter, rooms are colder than your ex's heart, and the heater is just there for decoration. Blind Ambition: Window blinds that break if you look at them the wrong way.?️ Air Quality: Particulate matter levels make you feel like you're living inside an air fryer.?️ Gym Closed for Business: The gym, computer room, and business center were apparently on a permanent vacation.? Locked Out: The pool deck is as accessible as Fort Knox, thanks to random bike locks.

The final fees are crazy. Left early even contacted them that I wanted to end the lease early they said everything is all set I could leave. Then they claim like 2/3 months later that they didn't know I moved out. Forced me to pay for those months or send it to collections. I have a long list of reasons this is the worst apt complex in America I'm not even joking. We had neighbors actively smoking crack, packages got stolen all the time. Also they took my first review down kinda suspect. Also the front door was broken for several months anyone could just walk in when they pleased maintenance never came. Run away the price is not worth it. These is just a scam in the disguised as a lease.

Worst Complex in San Marcos!!! Summary of issues: Foundation Issues, Painting Issues, Bugs, Rust, Damaged furniture, Damaged Appliances, disregards Pet Allergies, Dust, Not Clean, Lack of Communication, Paint on Wood Floors, and More.It is my move in day, and the first issue was the door being jammed shut, but I looked past it. Then once I finally got in they had someone else's name on my unit door, which caused confusion. I get into my unit and the smile on my face quickly disappeared. The paint on the wall looked like it was done by middle schoolers. The carpet had stains, as well as the walls were pealing. The toilet had pee marks, and there was a ring along the inside of the toilet. Then I find a hole in the wall from the unit door being clearly pushed open too hard. As well as, spiders along the window seal and a cricket in my bathroom. There were also scratches along the sides of the desk and bed frame and a accumulation of dust in various spots. I open the closet and that seemed to be fine until I found stains above the sliding door. The mirror was rusted in the bathroom. There were random tiny holes. The kitchen appliances had rust as well as a stained base board. The furniture provided in the living room is well used/abused. Then after noticing that I turn and look at the front door, and it looked like someone kicked the door 8 different times causing dents. I go back in my room and examine more, and find random damage on the side of my sink as well as, paint on the wood floors in my bathroom. I also listed I had a pet allergy, and there was a bag of dog food and a leash sitting on the living room table from one of the other occupants. As well as, dog hair throughout the unit. I tell them my issues, and fill the move in form, and they have the audacity to say my apartment only has "minor damages", and that they could not tell if there was a dog in the apartment. I have over 20 photos of "minor damages." They are not willing to fix these "minor damages." As well as, never cleaned my apartment prior to move in, which they admitted to saying the last time they cleaned it was in July. The tour is a scam your room will not be like what you tour. Expect the worst, so you are not dissatisfied like me. The management was conveniently on lunch when I needed assistance. It gets better when I called 30 minutes later when I was told they would be back they had left work already. They only communicate through email, and clearly have no sense of urgency for residents.Contact me if you would like all 60 photos of my apartment. 254-462-3880

I’ve lived at Cabana Beach for going on 3 years now and I can genuinely say it only gets better and better each year! Along with the organized & professional office staff, the very quick & friendly maintenance team, the clean and beautiful landscaping & amenities this complex feels like home & a great community! Every year I’ve been here there has ALWAYS been some kind of upgrade in the unit or amenities. They have renovated and expanded the gym and provided safer locks on the doors and had new carpets and flooring! For the price to be so fair for the great things you receive from this community, I highly recommend Cabana as a student-apartment experience!

Overall, I have had a great experience with Cabana Beach so far. Their staff has been nothing but lovely and helpful. Yuliana, specifically, has been amazing and has helped me with everything I have asked for! I would definitely recommend this place 100%.

So far it’s been great the people in the office are super nice and always willing to help, I’ve stopped counting how many times I locked myself out or needed help using the printers to get access to the facilities, Brianna Juliana and the dude who works the mail desk always been there to help even when they’re about to close!

Be very careful here! Once I caught a peeping Tom! Another time someone cut our screen porch and stole a $2500 electric scooter I worked my butt off for. Now our tv went out and I just put work order #5 in with no help. No security cameras. Not enough security lights. When I inform them of this they act like they don’t care. But be a minute late on payment and they go crazy. Very unhappy with Cabana Beach!
