Wouldn’t recommend AT ALL. Wish i would’ve listened to poor reviews especially those about mgmt and went with campus edge. esp because i lived there prior and had a great overall experience (quick and skilled maintenance, great upkeep of the property and super diligent Responsive staff/mgmt etc)unfortunately my time here has not been worth the headache tbh. Youd have better luck at campus edge, hill country or avalon. Def not renewing

The office staff is fairly nice and they host alot of community events which is cool but they seem to pick & choose which concerns/complaints they take seriously. The handful of previous reviews about them letting residents do whatever, throw things, yell and make noise at all times of the night is super spot on. Was talking to one of my neighbors about it and theyve put in a complaint twice now but nothing was ever done about it. We know that some staff live in the apartments as well so we’re not sure if thats playing a part in why the concerns are never actually addressed and keep getting worse. Regardless it just kinda sucks. for as much money as you pay to live here compared to other options id expect them to be more attentive to your concerns

When I moved into this apartment, it was in terrible condition. The room was dirty, there was mold in the bathtub, and the AC was leaking into it. There was no kitchen sink drain or trash can. Mid-year, water started leaking from the ceiling, giving it a moldy appearance, and it took weeks for them to repaint. The hallways looked like an asylum, with dog poop and pee everywhere, including the elevators. The water heater was also inadequate; if I took a shower while the washing machine was on, the water would turn cold. The shower was also leaking at first, so every time I would take one, it would squirt out over the shower curtain into the rest of the bathroom. The windowsill was repainted with bugs and hair underneath the paint.
I left the apartment in much better condition than I received it, but I was still charged random fees for damages that were already there. The walls were already damaged, yet I was charged repainting fees even though I uploaded pictures of the damage in the move-in form. I was also charged to replace a perfectly fine chair and a sofa cushion with bonded leather that was already cracked when I moved in. The WiFi would also be down for days at a time. This place is far from a luxury apartment. It’s better to live at another complex, such as Sterling Heights.

We just moved out after 1 year at Prado. I had one daughter there the entire year and one sublet a room starting in Jan….
I rated them 3 stars and this is why!!!!
For convenience to the RACE center for athletes Prado is great! A++ there
Prado is great for tenant activities if your student is around when they have them- A there!
Yes, hallways are not the cleanest but we really didn’t have too many issues with this.
For the most part the staff was attentive to maintenance requests but we had some issues with the cleanliness of the air unit inside the apartment. This was filthy and had to ask several times to have it cleaned and filters replaced. The air handler closet was just as lint filled when we left as when we arrived- thank goodness for in room portable air purifiers and Amazon! The dishwasher was molded and ticket marked complete after running a bottle of dishwasher cleaner through a cycle. Mold still present but in good faith we just put in another work order and did not contact health department for the issue. We just did not use it going forward. Where is the good faith from Prado in dealing with these questions?
The noise level was an issue as you could hear everything from outside and we were on the 4th floor. The Block is loud if you are on that side of the complex and the street and pedestrians walking across the street could all be heard from in the rooms. If you do some noise damping treatment on the window it may help somewhat.
My most important recommendation for future residents would be to take pictures of everything when you do the move in and move out keep a copy because you will need to have your personal copies when they try to charge you for ridiculous damages when you move out.
Prado is trying to charge us $300 to resurface and reglaze the bathtub due to “damages”. Knowing this is student living i knew these tubs are not high quality but do the job so i don’t expect much there. The bathtub was in the same condition when we left than when we moved in. In trying to dispute this you can only email the Selena and she will send you move out photos but still have yet to understand or be told why they would consider the items damaged. We fixed nail holes, color matched paint and repainted. Unfortunately, we forgot to repaint 3 or 4 of them and charged $85 for painting…. My other daughter -sublet a unit in December She was there for 6 months- Her total fees amount to almost $275 for painting and repairs… Pictures of a clean toilet were given with no explanation of fees charged. She’s is being charged for scuff marks on the top of a shelf in the closet- poor thing is 5’4 so she’s never seen the top of those! They photographed a crack above the balcony door - foundation/ settling issue and it’s noted on our move out… Do they think we created this?? I’ve asked for them to refer to move in photos taken by our entire suite mates and still have yet to be responded to! Still have yet to be informed or have fees adjusted! Almost $750 in fees…. I do not mind paying a reasonable fee for the areas that i missed painting but this is highway robbery with no way of a reasonable resolution. Take Pictures- door jams- closets- sinks - faucets- under the sinks- Dishwasher ANYTHING AND EVERYTHING- even at that I do not know if it will help you in the end!!!!
How in good faith do I keep referring families to Prado when I know they will be met with unreasonable fees that will cause financial burden on them like it is doing us? You do your best to leave everything the same as when you arrived BUT now have to chose whether to pay astronomical fees or feed your kids!
Edited- Spoke with Selena and after reviewing all move in photos etc the bathtub charges have been removed.

Decent property. Close to campus. HORRIBLE mgmt team/practices. Would advise looking elsewhere before settling here.

It very nice and secure but it has the worst internet. The wifi goes down every 3 months o so. And you won't know when it will be up again however it usually up again two days to a week so be prepared to not have internet and no updates

Very friendly staff and is a great place to stay as a starter apartment for a first-time college student. The maintenance team goes above and beyond to keep the area clean. The most stand out member is Jalen who does a great job interacting with residents and their pets making it a whole vibe he's a 10/10 and should get a raise!

Came here for a tour and the staff was very nice but walking around this place is like walking around a landfill. The hallways are extremely dirty and look like they haven’t been cleaned in months. Dog poop, trash, etc.. all through the halls and on the walls. I would be extremely embarrassed to bring anyone over based on the hallways alone. I also asked a few residents and they said the halls always look like that and barely get cleaned along with the stairwells.

I went in for a tour and my experience was amazing I love Prado , its really comfortable. The people in the office were extremely nice and helpful especially Sarah she provided me with a bunch of details on my tour, she really sold the place. truly convinced me to live here, would definitely rate this place 5 stars

I highly recommend this place for parents who are currently looking for their child to stay while in college. My daughter has been living at Prado for the past 2 years and she loves it there. We have an amazing time when we get to visit her!! The staff is awesome especially the CA Sarah. She goes above and beyond to make sure the tenants are happy.?

My daughter has lived at Prado for the past two years and the experience has been great. We have had wonderful experiences with our Lease Renewal each year. Our lease representative, Sipriana, has been a joy to work with. She is very detail oriented and has explained the process thoroughly. Sipriana is also very friendly and welcoming which makes the process run smoothly.
