Do not move here. We’ve lived in this apartment for a little over 3 months now and have had our cars towed 5 times now. The first time my car got towed was due to the registration not going through on Belterra’s end leaving me with damage from the tow company that they refuse to fix. Tow trucks swarm through the complex throughout the night stealing cars left and right. Not only is the tow company taking cars but waking us up while trying to sleep. I was on my way to my car last night to see my car getting taken by a tow truck, I told them my car is registered and explained to them I live here and the driver laughed at me and drove off. Don’t move here if you don’t want your property stolen even after registering your car.

Do not move here. I’ve encountered issues with trying to get my deposit return already for two months after moving out. I’m still waiting to get a call back from Ty. I keep calling and reminding them for her to call me back and she hasn’t. It’s been two weeks waiting for a call back. The other person named Charles that works in the complex doesn’t do anything to help the situation either. This situation is ridiculous.

The complex manager and assistant manager should be ashamed of themselves. The gate is always broken, so no real security in the complex. Trash is everywhere and overflowing at the one dumpster for all the apartments. The AC units are very old and constantly trip the circuit breakers or go out for other reasons. Not good when it's over 90 degrees outside. The price is probably 300 to 400 more than it should be. The pool and gym are closed every 4 to 6 months for "improvements". The package locker room has been broken into and packages stolen right before Christmas.
Make sure you CLOSELY inspect the apartment you move in to. There's food, dirt, and bugs crawling all over each apartment. We have had to go out and buy roach traps on our own because the complex is crawling with them, despite their exterminator coming out. Doors are not fully sealed, there are foundation cracks on the walls, all in all not a great place to live. It's nice on first glance, but the longer you live here the worse it gets.
The nice lady in the office that helped when I first moved in was either fired or quit within a few months of moving in. Now the Assistant Manager Ty is the opposite. Snobbish, condescending, rude. All terms that fit her. Beware!
I would recommend staying away from this place. There are many other apartment complexes in the area that are better. Look at Cortland Fossil Creek area.
A new incident happened at these apartments. Someone came in and took all 4 tires off a brand new Chevy truck. Good to know how unsafe these apartments are, especially since Ty and the complex manager don't seem to care to get the gates working....

This apartment complex is overpriced the rooms are small, the kitchen looks outdated. The complex has a lot of trash on the outside. The gate is never closed. Maybe that’s why it’s smells like garbage smelly. Gross ?.

Belterra is an excellent community to live in. The property is well maintained. I've lived here over 1 year, and it's simply awesome. The entire staff are friendly and professional. It's in a great location not far from major shopping districts.

I am a person that lives in Belterra and whenever I go to play basketball sometimes people in the pool are very disruptive like playing extremely loud music while smoking around kids when they are playing when kids are playing basketball the sheriff just comes out he asks unnecessary questions while most of lives there and ask who’s name is under the lease etc. The staff are no help to whenever people from the pool smoke freely around kids and the maintenance problems. Whenever we call for assistance to maintenance they never come to help us with our problems and our neighbors are sometimes disruptive most of the time and a lot of inappropriate content whenever kids walk by the pool like adults making out and leading to another thing. This place isn’t and the sheriff and staff members need to be more checked out before you get a lease here.

There is a lot of issues with this place.I mean there is mold on walls the neighbors upstairs and the horrible staff that is no help what's so ever. I also don't like the sheriff.He asks to much questions about living here even though he has seen me before multiple times it was like I was getting harassed by him. Kind of weird for a "sheriff". He is bad news and my kids are uncomfortable around him.The only good thing about this place is the court and to watch the kids play its very entertaining. But everything else about this place is a no go.

The Gym has recently been renovated, and it's pretty snazzy now. Three treadmills, and I love the set of dumbbells and variety of weight machines!

Actually my car registered apartment sticker is expired so result : my car was towed bt I pay and release my car coz that’s my mistake bt there is too many cars which is not registered in apartment and some cars parked on one spot forever result we don’t get parking when we come back from work and unfair with me they toe my car bt left like 50% cars without registered in apartment (they are not guest or visitors, those are residents)which I see everyday other than that Gate always open and small gate open which is broken and unknown people come through that gate and swimming in pool result no security.

The Apartments themselves are fine.. but regarding the actual property it’s not the best. Especially if you have dogs. Majority of the dog park, backyards, and just in general the property is majority mud and dirt. So when it rains and you have a dog… good luck. It’s horrible. I would think they’d want their property to look nice and not just full of mud. Also, the dog parks water spout for the dogs has been out of order since like January. Other than that the apartment is okay, the one we had had a lot of damage from the other tenant. They’re trying to charge us over 2,000 dollars after moving out and not sure what for given the damage our apartment had before we had even moved in. Also had water damage numerous times.
