Greg is the reason I'm leaving 5✨️! I had an issue and I went yo the front office to speak with someone. Greg came out to assist in resolving my issue. He was gentle with his words, very understanding, polite, helpful and informative. He is one if the greatest apartment managers when it comes to temperament. He didn't take it personally in fact he became a human right before my eyes. Its great to know good people still exist and ever apartment manager isn't a jerk. He is kind. He is a people's person. He is great customer service ??! If you read this Greg just know I thank you and your parents should be proud of raising a decent human being who actually cares about other humans. Now for the lady at the front bless her. She asked me if I sleep in their parking lot over night...tf...please ma'am listening skills are needed for you truly because no where in my story did I say I was sleep in my care at 5 am in the rain. She doesn't need to be what tenants deal with day to day. She is bad for business and the overall moral of the company in my personal opinion. She didn't even ask my name ? and then looked at me as if she was an owner instead of an employee. She needs yo be keep away from tenants because if I didn't have self control and Greg didn't come out, let's just say tye outcome of my situation would be different. Thank God for Greg at this apartments so the tenants here actually have a chance. A pretty face doesn't mean a pretty heart??♀️

Cars get broken into because the gates were opened and rarely closed so the thieves had easy access. They don’t provide security or work to protect tenants. There is a large homeless population in the area. Very limited parking spaces available. The paid garage parking is $150 per month. When comparing this property to prices of other apartments in the area as well as the cost of paid amenities and the need for a serious renovations it’s way overpriced. The pools are always dirty to the point that I’d rather go to a public pool. The park is accessible by non residents including but not limited to homeless people. People block assigned parking spaces without being towed. Dogs and house furniture are prohibited on balconies but are not addressed so it’s ugly and loud from barking. The park has dog poop everywhere. Two weeks ago their was a fight because a lady spit on a child and threatened to shot him. Not a good place to live because they’ll just make excuses and empty promises about how they plan to do better. I don’t believe that this is a good place to live because of all of the issues and the lack of concern from the property management. The also screen calls and emails to avoid talking to tenants.

My car was broken into along with countless others. Both gates were opened over the weekend so the thieves had easy access. The paid garage parking is $150 per month which is too expensive especially when compared to prices of other apartments in the area as well as the average monthly rent of about $1950 for a two bedroom apartment that needs a serious renovation so way overpriced. The pools are always very dirty to the point that I take my kids to the public pool at Lake Highland park across the street from Lake Highland HS. The park is accessible by non residents including but not limited to homeless people. People block assigned parking spaces without being towed. Not a good place to live because they’ll just make excuses and empty promises about how they plan to do better. I don’t believe that this is a good place to live because of all of the issues and the lack of concern from the property management.

Because of the lack of security, there are homeless people and random people always walking around all times of the night. They hide out in the gym, and use the restrooms. The gates that are key fob operated, are always broken or propped open. Tenants who live on the 1st floor are getting their apartments broken into and patio furniture stolen. This week, our cars were broken into. We have brought this to the manager’s attention several times, and nothing has been done about it. For the price we pay to live here, I would not recommend!!!

Please save yourself the hassle of moving into this community. The property manager (Greg) and staff is neglectful and non communicative. From issues with damaged property due to the front off not following the policies they put in place to the non response of the attack wasps that are all through out the complex. I was told the type of wasp that is attacking us is not in their pest control scope. Only to be left without a resolution several weeks later, they are STILL THERE. We can not even sit on the patio to enjoy the nice weather because of the attack wasps. The price for the complex is outrageous for the neglect the front office permits.You will save yourself so much pain and suffering if you chose to live somewhere else. I regret more than anything ever moving into this community.The property manager also takes numerous vacations without addressing the issues of this community!

I absolutely Love, Love, LOVE this community. I have lived here since May of 2023, the ladies in the office are spectacular, efficient and are always on top of anything that me or my family needs. The grounds are always kept clean and tidy, and maintenance is always helpful.

If the criminal element in this neighborhood doesn't get you, the dishonest and incompetent management will.This apartment complex is located in a dangerous part of town, and it's gotten worse in the 2 years I've lived here. Gunshots ring out within half a mile on a regular basis. Across the street from the leasing office, the former Best Thai Diner is now a squatters paradise, and shady characters panhandle while standing in the roadway. The community gates rarely work, and security is slow to respond. Residents let vicious dogs roam freely and illegally without a leash outside of the dog park, and trespassers vandalize, steal, and break into vehicles as they wish.The management team used to be fairly decent, but my recent experiences with Tanisha Cormier have really soured my perspective on the team. In early July, I was overcharged over $700 through the electronic payment system. When I spoke with Tanisha, she made dubious claims that management is only legally required to refund overpayments 30 days after vacating. Her sole justification was the Security Deposit section of the lease, which does not even mention over-charges. When I inquired why this overcharge happened, she shifted the blame onto me. Apparently, it's the responsibility of the residents to predict when an overcharge might occur, and remind the staff a few days before payment is due not to take more money than is owed. I couldn't make up something more ridiculous if I tried. I'm very happy that I'll be leaving this clown show soon.

I am very disappointed in the management and owners for not following fair housing and make my lease available to sign. Administration hasn't be responsive at all. I have tried calling multiple/several times, emailing/texting without any response and still no lease. My lease expired on August 5, 2023. I accepted the renewal offer in June. The only thing I see when I go to the residential portal is a “clock” running countdown of when the lease offer expires. Good thing I have a screenshot of the offer. I hope that they are not attempting “constructive eviction”/force-out because I have a harassing neighbor also. That’s a whole other story that I will discuss in a future post. I am going to post everyday until I sign my “Lease Offer”. The lease of the offer that I have already accepted.

I haven’t even moved in yet and I’m already ready to leave this community. It’s impossible to get ahold of anybody in the office. I called the office 5-6 times yesterday with no response. I’ve had to drive out to dallas twice to get updates on my application and I’m not from the area, only to get a decision made from a different leasing agent, not from the one I was initially working with. It’s two days before my lease begins and the contract isn’t even ready for me to sign. Initially, my first experience visiting the apartment was great, just getting info about the place. Overtime, its quickly went downhill and I have to stick with this complex because of the deposits I’ve put down. This place is already so unorganized, I can’t imagine what it’ll be like to live here

I resided on the Pavilion side for three years before moving to Pebble View. However, since my move to this side of the property, my experience has been quite unpleasant.Firstly, there was a significant issue with roaches. Despite being a very clean person, I couldn't understand why the apartment had a lot of roaches. I had to submit several pest control requests and diligently maintain cleanliness to reduce the roach problem eventually.Secondly, I must mention that Bethany in the apartment office has been consistently rude. Her manner of speaking and her overall attitude demonstrate a lack of care and respect. I've faced situations where my emails went unanswered, forcing me to visit the office personally to get a response.On a positive note, Trish in the office has been excellent. She genuinely cares and actively listens to residents, always striving to provide assistance. The other ladies in the front are also pleasant. However, the same cannot be said for Bethany (Beth) who continues to exhibit rude behavior.Most significantly, my vehicle has been broken into three times, with one instance resulting in smashed windows. Despite reporting these incidents to the apartment management, no action was taken. Additionally, my car has been vandalized multiple times with crude drawings of "male private parts". It's incredibly disturbing, and the apartment management did nothing to address the issue. They did offer me a garage but wanted me to pay for it. It's disheartening that, as a victim, they did not offer any discount or assistance.A thoughtful gesture would have been to provide a rent discount for a garage, considering the circumstances. Unfortunately, the management showed no concern. The manager did offer the option to transfer to another property, but again, no discount was provided for transferring within the Lincoln properties.However, I must mention that the maintenance team has been helpful and courteous.Lastly, it's worth noting that the rent at Pebble View is unreasonably expensive. I experienced a staggering $600 increase in my rent, which is simply unreasonbly high.

Unfortunately we have had a complete lack of communication and consideration. Me and my husband are applying from abroad looking for a place to leave once I move to Dallas in a few weeks but the team hasn't be responsive at all, we have tried calling constantly, emailing without any response about our application. It has been beyond frustrating as it is really expensive to spend money in dollars earning in a different currency, making phone calls, etc.

If you are planning on touring, triple check with them that they are available. Since we were coming from out of town to tour apartments, we designated two days to tour properties and rescheduled our original tour to 9:30 AM because of scheduling conflicts a day before. We showed up on time that day after a 30-min drive to reach the property. There were two people in the leasing office. The one who attended to us said we wouldn’t be able to tour because she has a medical condition where she gets seizures in the heat. She was afraid of having a “spasm and hitting her head.” I asked if there was was somebody who could give us a tour, but she said that the other person was working on renewals and that she could just show us pictures. I just said it was okay and left. I am sympathetic to her condition, but I wish they would have called and told us that we wouldn’t tour before we wasted our time. Pictures are not enough to sway a decision, especially for people that are going out of their way to see the property. If it was, we would have just called or looked online.

Clean, conveniently located across 2 major highways in Dallas, Texas (LBJ or 635 & 75). Relatively speaking, the apartments are spacious and well maintained nonetheless there is always room for improvement and upgrading!
