My year and a half of living in an apartment at Preston Hollow Village has truly been a 5-star experience. Things I enjoy: The buildings, grounds, HEATED pool, and interior shared spaces are lovely and very well maintained. Kudos to the maintenance crew for quick responses to requests. Location, location, location. Most everything you need is a short drive away, or sometimes a short walk away (Trader Joes is in the complex along with many great restaurants and other services.) But what really sets PHV apart is the people who make up this diverse community, and that includes the folks who live and work here. When I moved in, I was happy to meet people of all ages, from all walks of life. The PHV staff excels at bringing residents together, whether through scheduled, monthly events or with simple introductions when passing through the lobby. Even the doggies get treats and greets! My plan was to live here a year then move north to be near my grown kids. Well, I’ve renewed my lease and become a frequent flyer (Love Field is really convenient). As they say, there’s no place like home. GBF

I had a great experience living at the Preston Hollow Village complex. Everyone was always so accommodating and quick to respond when the occasional issue arose. Sad to be leaving, but highly recommend!

As a relatively new resident, I have nothing but good to say about its facilities and staff. From the get go, Veronica in particular brought about a glowing, enthusiastic and welcoming presence that made me feel at home in PHV. I knew this was the place I wanted to reside. Her hospitality and knowledge guided me through the leasing process without fail or interruption. Moving in was as seamless as possible; it is often not in my experience. I will recommend the Royal, Preston, and Douglas (as well as Veronica and staff) to anyone inquiring.In addition, she has been receptive and immediate in answering and addressing any questions or concerns. I am grateful to have a dedicated employee to turn to if needed.

My mom lived in the Douglas for 6 years and absolutely loved it. We found that the location was perfect and the quality of living excellent. Very clean and very hospitable. The staff was always friendly and the amenities were definitely worth the price. I highly recommend this place. Cheers!

I am beyond disappointed that the elevators are frequently out of order, which makes it challenging to commute from the parking garage to my apartment, especially when the building has eight floors, and the stairwell smells like dog piss.It is crucial to ensure that the elevators are regularly maintained and serviced to provide a seamless experience for residents paying astronomically high rent for a luxury experience.I am also concerned with safety since there has been an increase in break-ins and the lack of parking since the leasing office decided to repaint some of the available spots with “reserved,” forcing us to pay for reserved parking spots.This entire property needs improvement. I hope management notes these issues and takes steps to address them immediately.

We used to really like living at these apartments until Willow Bridge management took over. Everything has been slowly going downhill. My favorite policy under the new management was when they made almost every parking space in the garage reserved which forces you to pay an extra $75 a month! Love it!

Unbelievable that they would reserve out one of the four available EV charging spots. These are not parking spots to be reserved, these are charging spots to charge your vehicle and then leave. It says as much on the green signage behind the spot. Is EV charging no longer an amenity at Preston Hollow, but something a lucky four residents get to reserve for themselves? Would appreciate some clarity on this.

I lived in Preston Hollow Village for a little over two years and really enjoyed my experience. My apartment had a great floor plan and powder bath (that I really miss). The community is conveniently located right off of 75. There's also great restaurants and shops. I loved how walkable the area is and the 3 dog parks are an added bonus!Recently, I ordered something and accidentally had it delivered to my old address at PHV. I initially thought the package was lost, but Veronica Aguirre went above and beyond to locate my package and made it available for me to pick up. I really appreciated the wonderful customer service she provided, especially since I'm no longer a resident.I would absolutely consider moving back here if I'm in the Dallas area again.

Loved the apartment floor plans, HOWEVER for the amount of rent and amenity fees we pay we expect the elevator NOT to be broken every other week and there should be video surveillance inside the garages.THERES SO MANY CAR BREAK IN!! Vandalism and car burglaries every other week!!! While I understand these things can happen at apartments, it doesn’t make sense that it has to happen so often to the point you don’t feel any peace of mind because cars are being stolen and broken into every week. There are no cameras to cover inside the garage and this has already been brought up to the leasing office. Despite having a security officer drive around the lot they still can’t patrol around the clock and in the garages. Both me and my partner has had our cars vandalized as well as other residents. Please see attached photos as it shows 5 car vandalized within a two week period. No peace of mind here.Recently elevators were out of service for 7 weeks!!! Once it was fixed, it is then broke AGAIN and will be down another couple of weeks. It’s definitely an inconvenience when you don’t live on the first floor. If you have any disability or visitors that are not equipped to take the stairs, good luck!

Visited a the Douglas a few times and have seen several large roaches in the stairwells and by the parking garage where trash chute room is wide open. Cockroaches also inside apartments coming from the drains and vents. One thing I can not do is roaches.Also my car was vandalized in the garage where it’s suppose to be secured and patrolled. Many cars have gotten broken into lately.

10/7.. ELEVATORS HAVE BEEN FIXED.9/26. Elevator is down again. Well they made it two days. A new record.Latest note to the residents from management. Everything they say is a lie. Elevators have not worked consistently for several years and the smell has been around since they opened the preston to residents. DO NOT RENT HEREDear Preston Residents, We hope this message finds you well. We're excited to share some important updates about the building with you.Firstly, we have good news! Our freight elevator is now back in operation and has been running flawlessly for thepast 24 hours. With this elevator functioning smoothly, we will now move on to repair the lobby elevator. We've ordered new hoist ropes for this elevator, a decision we deemed necessary for optimal performance. We expect the ropes to arrive by mid-next week, and their installation should take 3 - 4 days. Thus, we anticipate having the lobby elevator up and running by Monday, October 2nd. We also understand that some of you have noticed an unusual odor in the building. This is due to the sump pumps being down. The underlying reason for this issue can be attributed to power problems originating externally from our building. As such, in the days ahead, our intention is to drain and clean the sump pumps. We anticipate that this measure will help alleviate the odor while we actively pursue solutions to the power issue.We understand that for those who've been residing with us for some time, these issues may have been frustrating. We want to express our sincere gratitude for your patience and understanding during this time. We know that dealing with these issues has been challenging. Your home should be a space of comfort, and all amenities should function as expected. We're committed to ensuring that this is the reality at Preston and have been working tirelessly to this end.9/22. Elevator is down.9/21. Main Elevators now will be down for awhile. Freight elevators are now up for the first time in well over a month but the freight elevator was down for months and guarantee it will go down more that the main elevators. DO NOT CONSIDER MOVING HERE. UNLESS YOU WANT A WALK UP BUILDING.9/20. Elevators down this morning. Finally up this afternoon9/19 Elevators are down as of 5:00 pm. A friend of mine who works at Lincoln Properties anonymously told me today that the owners Provident Advisors have no intention of ever fixing the elevators as both elevators need to be replaced.. DO NOT RENT HERE and current residents I would consider moving out. The owners and management company are clearly in violation of the lease agreement.9/18. Elevators down in the morning repaired and down again early evening.9/16. Elevators down in the morning9/15. Elevators down again. (I am not making any of this up)9/14. Elevators have been down twice today.9/12. Elevators down again. Stairwell packed with people. Many are going to leave.9/11. Elevators went down again and an email from management stating they may hire a consultant to help them figure it out or change elevator companies. Lot's of may's and lots of promises but no fixes and yet they still charge luxury prices. Caveat Emptor!!!!9/10 Addendum. Elevators were allegedly fixed again but just went down.

Finally an email from Lincoln Properties: they are rebranding and ensure tenants that service will continue to be top notch (not joking), meanwhile no mention of elevators or rent breaks.10/3/23: elevator out of order again.10/1/23: elevator out of order again. Paid rent in full.9/28/23: elevator out of order again.9/26/23: elevator out of order again.9/25/23: elevator out of order again.9/23/23: elevator out of order again.9/21/23: elevator out of order again.9/20/23: elevator out of order again.9/19/23: elevator out of order again.9/18/23: elevator out of order again.9/12/23: elevator out of order again. Older neighbor got stuck inside it9/10/23: elevator out of order again. Valet didn't show up to work again.9/9/23: elevator out of order again. Garage door broken again9/7/23: Guess what? elevator out of order again9/6/23: elevator out of order again. Neighbor moving out had to pay movers extra to empty out 6th floor apartment.9/4/23: elevator out of order all weekend. Garage door broken again8/31/23: elevator out of order again8/30/23: elevator out of order again8/29/23: elevator out of order again8/25/23: elevator out of order again8/24/23: elevator out of order again8/22/23: elevator out of order againDO NOT MOVE IN HERE UNTIL ELEVATOR ISSUES ARE RESOLVED.You will be disappointed like the rest of us. There are good things, BUT THE ELEVATORS DO NOT WORK. It's been more than 7 months of constant (almost daily) issues of elevator outages. Today someone got stuck in one again. Landlord is unresponsive. In case you do decide to move in, make sure to notify your movers that there is a fair chance that the movers will not have elevator access and will need to bring up your belongings by staircase. Have your movers budget their time accordingly and you should budget your tip accordingly too.
