I remember when those apartment was being built it was so exciting I was just about to go over there today and look at one until I read these reviews that is horrible every time New Management take over something always go wrong. They don't care about their residents

Subject: Unpleasant Experience at Janes - Caution to ProfessionalsAfter two management companies I can truly see the difference. I have been here for 2 years even when we were under Lincoln. This new management company is the worst. The specialize in hiring rude individuals.I regret to share my deeply disappointing experience as a tenant which has been marred by the unprofessional and discourteous behavior of the apartment complex manager.Firstly, the living conditions within the apartment have been far from satisfactory. The apartment itself is in a state of disrepair, and despite repeated requests for maintenance, there has been a lack of responsiveness from the management. Issues such as leaky faucets, malfunctioning appliances, and other maintenance concerns have gone unaddressed, contributing to a subpar living environment.Moreover, the attitude and conduct of the apartment complex manager have been consistently disrespectful and unconsiderate towards tenants. Communication has been dismissive, and there has been a lack of empathy towards the concerns raised by tenants. A positive and respectful tenant-manager relationship is essential for a healthy living environment, and unfortunately, this has been lacking here.Additionally, there have been alarming instances of unauthorized break-ins within the complex, raising serious concerns about the overall security of the premises. The management's failure to address these security issues promptly and adequately is deeply troubling and has left tenants feeling vulnerable and unsafe in their own homes.Furthermore, the illegal towing of cars has been a recurrent issue, with tenants falling victim to this unjust practice. The lack of transparent communication and a fair resolution process regarding parking violations has only intensified the frustration and dissatisfaction among residents.It is important to note that, as a professional, I caution against falling prey to the term "luxury" when considering these trash apartments. Despite any claims of luxury, the living conditions and management practices fail to meet even basic standards of professionalism and consideration.In conclusion, my experience here has been marred by a combination of neglectful management, poor living conditions, security concerns, and illegal towing practices. I urge the management to take immediate action to rectify these issues, prioritize the well-being of tenants, and foster a more respectful and considerate living environment. If PEMS continues, they should start by FIRING the entire office staff. If the owners of the builders are reading, I would suggest getting rid of PEMS for hiring bad managers after bad managers. Also the guy in the office name Jayden is horrible with customer services as well. He is very confrontations with clients and arrogant.

we have been here for about 8 months and made the decision to transfer to a bigger unit! Nicole made the process super easy for us and took care of us the entire process.nicole, jayden and will make any issue we bring up to their attention a breeze to fixthey’re all super nice, but having a good relationship with leasing managers also depends on the tenants lol!!

Imagine starting your day as any other, only to have it derailed by a relentless barrage of notifications from your phone. Confused and anxious, you check to find they're from your car's camera, showing a tow truck dragging your car down the highway. That initial shock, that sinking feeling as you rush to your window only to find your parking spot empty, was my reality. It was not just an inconvenience; it felt like a personal violation.This wasn't an isolated incident but a consequence of new management policies at The Jane. Despite office hours of 9 AM to 6 PM, which clash with the typical 9-to-5 workday, residents are expected to collect a parking sticker to avoid towing—a near-impossible task for many of us. What's absurd is that we had already provided our vehicle details upon moving in, a procedure that should have sufficed.The day I went to retrieve my car, costing me $317, was the day I realized how much The Jane had changed. It was the day I saw through my car camera, a tow truck operator from DFW Tow Inc. brazenly enter my vehicle, only to hastily wipe down the door upon noticing the camera. The violation of privacy was palpable.The flyer I picked up, claiming a warning would be issued before any tow, turned out to be empty words. There were no warnings, just actions that spoke of a disregard for the residents' well-being and financial stress.I'm speaking out because silence benefits no one. The Jane, once a place many of us were happy to call home, has transformed under new management. They are exploiting residents, neglecting basic maintenance, and failing to communicate effectively.So, if you're considering moving here, be forewarned. If dirty stairs, dog feces, poor management, and the very real risk of your car being towed while you sleep sound tolerable, then The Jane might fit your criteria. But for those who value respect, transparency, and fair treatment, it might be wise to look elsewhere.I am one voice among many, choosing not to remain silent, hoping to shed light on the realities of living at The Jane. It's a cautionary tale for potential residents and a call for change for the current ones.

My story. I have many concerns with this place. I lived on the second floor. The hallways were very badly stained filthy. 2 the elevators would go out out- stopped working in the middle of my move. The hallways would flood. The gate codes would not work half the time. I was constantly given inaccurate info about my lease and time frames. I was kicked out of the system when trying to pay my rent and made to physically bring in my rent payment. Assistant manager treated me like I was less then. I reported this to the manager Paula but yo no avail. At move out I was over charged for cleaning & charged over $1,100 to replace carpet that only needed shampooing for normal wear & tear. I never ever spilled anything or stained the carpet at all! I was lied to when they told me the apartment had new carpet at move in when neither manager was employed there at the time of my move in. I was not given the opportunity to walk the apartment with the assistant manager Nicole P. at move out. Now that I am fighting the charges they ignore my calls, emails etc. But no worries I am contacting corporate about this matter. I'm not done with this.Pastor D

Unsafe Living Conditions at The Jane At Preston Hill! SINGLE WOMEN DO NOT MOVE HERE! IT IS NOT SAFE! SEVERAL WOMEN HAVE BEEN ATTACKED!I am writing this review with a heavy heart, hoping to shed light on the alarming situation at the Jane. My experience here has been nothing short of a nightmare, and I feel compelled to share it with others to prevent anyone else from going through similar ordeals.Incompetent Management: The management at here under the leadership of PAM and NICOLE is utterly unprofessional and incompetent. They consistently display a blatant disregard for residents' well-being. Numerous attempts to address issues with them have been met with dismissive attitudes and a complete lack of urgency. Forget calling corporate because they do not care.2. Rude Customer Service: The customer service at this apartment complex is shockingly rude and unhelpful. Residents are treated with disrespect, making it clear that their concerns are of little importance to the staff. Communication is non-existent, leaving tenants feeling abandoned and frustrated.3. Appalling Amenity Conditions: The amenities promised by Jane are far from the reality. The state of the facilities is deplorable, with unclean and poorly maintained spaces. It's evident that no effort is put into ensuring a safe and enjoyable environment for residents.4. Pervasive Trash Issues: Trash is a constant problem at this complex, with overflowing dumpsters and litter strewn across common areas. The management's lack of initiative to address this issue creates an unsightly and unsanitary living environment for everyone.5. Disturbing Criminal Activity: The alarming rate of criminal incidents within the complex is deeply troubling. Ten reported robberies, car vandalism, and, most shockingly, a reported sexual assault have created an atmosphere of fear and insecurity. It is unacceptable that residents' safety is so blatantly compromised.In conclusion, I strongly advise anyone considering Jane to think twice before committing to a lease. The combination of inept management, disrespectful customer service, neglect of amenities, and a concerning level of criminal activity makes this complex a hazardous and unpleasant place to call home. It is my sincere hope that this review serves as a warning to potential residents, prompting them to look elsewhere for a safe and secure living environment.Management under the leadership of Pam and Nicole is horrible. Jayden their side kick has a horrible personality as well. Maintenance steals and come into homes unauthorized.

TRASHHHH. I HAVE BEEN HERE FOR 3 YEARS AND NEW MANAGEMENT GETS HORRIBLE BY THE MINUTE!!!!WE PAY $1750 FOR WHAT?!?! … THERES POOP ON THE GROUND!!!! WHERES THE “PRESSURE WASHING” YOU GUYS CLAIMED TO HAVE, IF THERE IS SOMEONE GET SOMEONE ELSE BECAUSE IT DOESNT WORK!!!!WE PAY $1750 for a smart home system that doesn’t even work!!!!! (DWELO) it’s supposed to control everything in your home!!!! Well I’ve called multiple times for months and the reason is because a tenant cannot just randomly sign up for DWELO, the apartment has to send an invitation link!!!! GUESS WHAT?!?!?! THEY DONT EVEN HAVE IT SET UP!!!!! EVERYONE IN THE APARTMENT HAS ONE BUT OH WELL RIGHT!?!!!??BEFORE YOU MOVE HERE, DONT. DO BETTER!!!! Be blessed.

Lived here when they first opened right before the pandemic, renewed like twice and had not issues until PEM took over management. I loved out as they took over ownership like 2 years ago. After I moved out, they put something on my credit, but I always paid my rent early and even overpaid my utility bill upon move out to cover backdated costs. I was emailed and informed that I everything was taken care of upon move out and still have the emails yet I have a $557 bill that I have never been informed of what it is for. Reached out to the apartment manager to get assistance and never heard from them. Will be reaching out to the SW region operations manager to see if I can get a reply from them and will be disputing these bogus charges.

I applied for an apartment in 9/20 and went to view the apartment on 9/21 and decided that I didn’t want that floor plan so I cancelled my application. I understood that the $75 fee was non refundable and then they told me that the $125 was not. However, it was refundable if you were denied or if you cancelled the application within 24 hours, which I did. The “property manager” stated that she would put in a request but I haven’t heard back from them and I haven’t received my refund. Based on the reviews I wouldn’t recommend these apartments.

This apartment is a scam. First our gates are never working and you have to put rocks in the gate to get to your apartment . I had a drunk man beating on my door because he was able to get in bc the gates again don’t work. Also they sent out mass text messages and emails to let everyone know that their rent would be late after the 5th. Well this month they decide they are not longer following it but did not notify the residents and said “ Well why did all of you get that email and not my email” Meaning they acknowledge that this is told to multiple residents but refused to remove the late charge. Please do not move her
