They first time renter friendly, I applied on a Wednesday and was moved in on the following Friday. The staffs are incredible especially Ms.Lanise Johnson she answered all my questions and make sure we are okay and adjusting perfectly. I haven’t had a problem since I moved in this was such a great decision.

I moved in back in July and at first it was pleasant. Kay and Stephanie were nice and helped me move in smoothly, aside from having to transfer rooms.But then everything started changing. First the management changed almost over night to people who seem irritated or try to avoid you like the plague when you have issues. Next you had to send in a maintenance request with some third party app that CLAIMS you use the same information as you do make payments but it's locked me out and claims to have sent me a rest password email but I haven't seen it and have been checking folders for weeks.Next, I had to install security cameras because some construction workers were going into my room without any notice to me and have now left a big hole in my bedroom wall. It got worse when someone moved into our floor and apparently ignored the non-smoking addendum and smokes a little of everything, stinking up the floor. There's trash left in the halls and elevators, trails of garbage leaks no one cleans up behind themselves, people bringing german roaches with them when they move in, and they've fired the security team we had when I first moved in so that's gone.Finally, as though it couldn't get worse, my HVAC isn't working well and it's stuck in the high 70s and 80s throughout the day followed by my hot water going out today so I had to take a cold shower after work and cannot use the washers because they are offline and only take quarters AND they're only putting out cold water.This is by far one of the sleeziest, worst apartment complexes i've ever lived in. But then again, this is Memphis and this place has been changed in management multiple times. Perhaps I should take a levy out on them until they repair what I'm paying an arm and a leg each month for despite it being basically a small office. I DO NOT RECOMMEND THIS TO ANY ONE UNLESS YOU JUST NEED SHELTER.

I have had a broken cooling system for the past two days. I had invited guests today, but due to the excessive heat, I had to cancel the party, and I feel very embarrassed."The new management is not only not better than the previous one, but they are also worse and weaker. When we report building problems to them, they handle it as if taking care of building matters is not within their responsibilities. They are very unprofessional and impolite.After eight months of repair, the laundry machines still don't work, and the ones that do are very dirty.Please do not give this establishment a false 5-star rating and do not deceive othersEven one star is too much for this establishmentFor eight months, we didn't have laundry facilities here, and I had to take Uber, incurring a lot of expenses. However, the management did not reduce a cent from my rent. Interestingly, when I inquired about renewing my lease, I found out that newcomers to this building are offered lower rent to encourage them to move in. But for those who endured the horrendous condition of this building for eight months, no discount was offered. So, this management does not show any respect for the residents and is only concerned about renting out this building at any cost.

I am a student, and I arrived here 10 months ago due to necessity. Unfortunately, I didn't pay attention to the reviews of this building, and now I deeply regret it. I affirm all the negative aspects that the Monarch residents have mentioned about The Monarch on Highland series. I apologize to those who have given false 5-star ratings and reviews. Your dishonesty is misleading students like me who are in a difficult financial situation. Last winter, a burst pipe damaged all of my belongings, yet the management did not offer any reduction in rent. Furthermore, the new management has been exceptionally impolite.

Don't recommend.Since I got out of the service, I've been down on my luck finding good and affordable housing. I was referred here by a friend that said it was under new management and had been seeing improvement since he lived here once. I applied and was approved but it took almost a month before they finally had a room ready for me.I understand that they're under renovation, but having people randomly coming into my apartment makes me extremely uncomfortable and I'm considering getting some sort of security. It doesn't help that my ptsd already makes me anxious, but folks coming into my apartment while I'm away and especially when I'm in the bathroom makes me feel like my privacy is not taken into consideration here.I will give a little credit, as twice they've put some paper on my door and let me know they'd come by, which is fine, but then they still come by on days where they didn't even do that.While the property managers were nice when I first was applying, it seems once they got their contract their facade vanished and they don't care about us anymore unless we are late on a payment.If you are a veteran, student, or someone who values privacy and basic human integrity and respect, please, please stay away from this place. They haven't changed from when my friend lived here. But, at least there aren't homeless folks getting in anymore!

I visited my family here last week to see how they were liking the apartment and I am sad that they are having to pay so much for such a terrible apartment!They had a broken elevator, trash all in the stairwells, maintenance crews filling up and using the only working elevator (which my wife needed since she has a cast on her leg), and the people who were up front were absolutely rude.What was worse was my family's room had a big part of the wall missing! For what they charge their residents, you would expect them to have higher standards. If they're going for post apocalyptic theme in a watered down, pot-smelling neighborhood, then great job!

The new agent's behavior consistently displayed rudeness, unprofessionalism, and discourtesy. Repeatedly needing to repeat questions and remind them of their duties was frustrating. Their lack of knowledge about their roles is concerning and has impacted service quality.Though the lobby and coffee maker look appealing, they seem to be tactics to attract renters. However, the reality is far from enticing. Numerous cockroaches and insects, along with a lack of a proper pest control plan, have led to an unsanitary environment.Furthermore, there is no laundry facility, which has been an inconvenience.The elevator frequently breaks down, causing major hassle. Additionally, the gym device cable was removed without notice, denying access to residents.The gap between promised and actual living conditions at The Monarch on Highland is disappointing. Transparency is crucial in the rental industry, and my goal in sharing this feedback is to help others make informed choices.

Amazing! The staff (especially Kay) has been very accommodating and helpful throughout the process! They have gone over the top to help with storing mail and packages and also helped move in my furniture while I was out of the state! Great place to live!

My experience with The Monarch couldn't have been better. The building, security, and apartments are great, but the highlight of my experience has been the people working here. I moved to Memphis from out of town and didn't have an apartment due to a problem I had with the one I had booked at another complex. I communicated this to Kay Ingram, the leasing agent who helped me, on an unscheduled visit and she went above and beyond with my application to make sure I had a place to live ASAP and that was the case. In addition, the staff has been excellent. I had a minor problem with my air cwhich I communicated and somebody was at my door to check on the air conditioning in literally 5 minutes. I decided on renting a studio apartment since I'm going to be living in Memphis for just one year so it's small but the arrangement the building has created takes advantage of all the space and makes the apartment feel bigger than it really is. The apartment is beautiful, appliances are brand new, the furnishings are beautiful, the kitchen top is granite, and, overall, everything works well. There is overnight security watching over and the area around the building feels safe, which was a very important factor in my decision given that I'm not familiar with Memphis at all. I would recommend living in this building to anyone.

All other reviews are 100% accurate. We have lived here for 2 years and have had nothing but problems the entire time. Every issue we’ve had, the leasing office, or emergency maintenance has been contacted. I think the only time anyone has helped us solve any issues, was one single time that our apartment had a leak. But they weren’t even here because of our emergency report, but from the person below us who’s leak was worse. We’ve had 80 degree summers (inside where we’re supposed to be able to control our thermostat), all of the amenities that we were promised when signing our lease either haven’t been available or have fallen into disrepair. No laundromat as promised, No party room, No A/C most of the time, No hot water most of the time, many cases of the elevator breaking down and having to climb 10 flights of stairs with groceries, laundry, etc. NONE of which would be a problem if we weren’t paying for, and expecting, a better quality of life and things that we were promised the day we walked our tour. As of 06/01/23 you won’t find any office staff on the property, no one answers the phone (because no one is there), and you’ll find that everything is in shambles (no walls, flooring, etc.) because of a leak that happened last winter. And now for some more frustrating things that you can easily avoid by not moving into these apartments. Package thefts due to no mail room, car break ins, homeless people living in unlocked vacant apartments and stairways, animal urine in elevators (all of the time), rude office staff (I believe these people have been fired or probably quit because like I mentioned before, I haven’t seen anyone in the office at any given time in a month), and all other things that you can probably imagine but I can’t think of right now. I’m so excited to move out when our lease is up. Keep an eye out for a rebuttal from the owner who will probably just refer me to office staff who I was referring to as rude and unhelpful. Or maybe they’ll just be rude themselves. But my review is extremely honest, and I have receipts. Thanks for reading.

Please please please DO NOT move here. One it’s very unsafe. There are constant break ins and security just sits in the middle of the parking lot and that’s all they do is sit in the same spot for hours. There is no one site laundry because during Christmas time also all the pipes in the building busted (bc we didn’t have heat at that time) and not only did it destroy the laundry room but also destroyed my whole apartment. My ceiling feel in and after a week of waiting for them to produce a solution they tell me that I can move all my stuff to another unit and sign a lease on that unit. I was never compensated for the time that I couldn’t stay there and I had to move all my stuff. The whole building and lobby is torn up now and the floor is pulled up. Also don’t ever expect the elevator to work and good luck with taking the stairs bc I don’t think they have ever cleans the stair wells and it smells like it. DO NOT move here it is not worth the money and management doesn’t care and changes every week.

Apartments are overpriced and not worth the money. Believe the bad reviews. Half of the time the apartments aren’t in livable conditions, but you’re still expected to pay every month. In August I was told by maintenance that residents could either have hot water or air we could not have both. I had to spend unnecessary money to buy fans to cool down my unit. We received an email stating the air problem would be resolved. It never was. Ac never works. Hot water never works. They will turn the water completely off without notice. Power is always going out. You are better off paying your own utility bills elsewhere. Security is inconsistent. I’ve had my car broken into and windows busted multiple times. You will be sharing your home with pests. This place is infested with roaches and other insects. The building practically fell apart during the winter, and the staff was nowhere to be found. The staff never answers the phone, and there are new people every day. You never know who works there or who to report to. There are no amenities, no fitness room or laundry room. My unit has water damage that the property manager has neglected to take care of. Random people who are not residents sleep in the stairwells and common areas. Elevators never work and the list goes on. This place cost too much to be dealing with all these issues.

1. The industrial elevator was broken for the entire year I lived here. The other elevator is often broken leaving the residents to climb up to 13 flights of stairs; this is very inconvenient when I have a wagon of groceries. 2. Constant construction going on the whole time, sometimes leaving residents to park on the street. 3. They don’t tell you when you move in that half the year you can only have AC & the other half of the year you can only have heat, this is a big reason “utilities are included.” 4. I was supposed to turn in my keys on March 31st on the last day of my lease. When I called earlier that day, surprisingly someone answered the phone & told me they would be there at the time I said I would be there (before closing time.) When I arrived at 3:45 there was no one around. I left a voicemail saying I had come by to drop the keys off & no one was there, asking if someone could call me back on Monday (April 3rd). On Monday I called about 10 more times with no one answering the phone. I was not going to drive an hour back out there for them to just not be there again. Today, (April 4th) I get an email saying I will be charged $135 for not turning in the keys. This is very unprofessional. I do not recommend anyone moving in here, or living in Memphis at all.

We found a homeless man living in unit 305. He has been here sleeping in the hallways for about a month. He finally moved into a vacant unit last week. The police were called around 12am and he was removed but he keeps coming back. It just feels so dangerous. Since the water damage, no delivery mail room, no laundry room, constant car break ins. Nothing management could say would address or fix my concerns. Like if we email them? So? What will that do? The homeless people will return and we still will have to go to laundromats.I need the world to see our living conditions. Please don’t come here.

THE WORST LIVING FACILITY! I’ve been here a year . IM SICK of the excuses from this place and management. They can’t keep an office manager if it saved their lives and the amenities they’ve promised aren’t supplied for us. Now i understand about the pipes bursting in DECEMBER. Here it is MARCH and I’ve seen maybe one contractor. Might I add, they cut a hole in my wall without my knowledge. Broke my LED string lights in that process and like I’ve said there is still a trash bag covering the hole in the wall. Poor management. Lack of Communication. OH BUT WHEN ITS TIME FOR RENT YOU BETTER KNOW THEY GONNA COMMUNICATE THEY NEED THAT.DO NOT MOVE HERE BRO!
