Don’t waste your time and money. This place bleeds tenants dry in any way they can. Regardless of state laws and policies, only changing the carpet every 6 years is disgusting. I’ve lived in complexes that change the carpet after each tenant. When we moved out, we were charged for changing the carpet even though we did not stain anything the entire time we were there. Even if you clean like they request, they are still going to find a way to keep your deposit and get their $300+ cleaning fee. That is not the only ridiculous charge they conjured up when we moved out. Our apartment leaked AC/heat from every possible point. Our utility bills were astronomical. Along with that, our AC unit went out every summer without fail. They never replaced it. When our fridge started leaking, the front office lady was extremely rude saying that we wouldn’t get a new one when all we did was ask what timeline would be for a replacement. Instead, we would get an old from another unit that was being renovated. That did not fly. Luckily, our maintenance guy helped out and got us a new one. Beyond creating issues to get more money, they have zero control over the facilities and the tenants. Trash compactor constantly broken, trash and dog feces everywhere, broken gates, loud neighbors, unruly kids, zero parental guidance (parents do nothing about kids riding their bikes straight at cars, darting in front of cars, vandalizing property, taking up parking spaces when parking is already limited), clogged roadways, people blocking handicap parking spaces, the list goes on and on. The maintenance crew is the only redeeming quality. Stay away from this place.

The staff here is amazing and it's a quiet neighborhood. But I wish I could say the same for the apartment itself. It is very cheaply made. After only living here for a year things are falling apart that shouldn't. The floor is coming up. The dishwasher broke multiple times. We have had people come in and tell us to our face how cheaply made the apartment is. For the price we pay I should not worry about cheap things. Even moving in the floor was coming up. It's unacceptable. When dog poop became a problem they sent out an email telling us to pick up poop or else they would turn the neighborhood against each other making incentives to photograph strangers so the apartment can fine them, which is creepy in so many ways. It's a shame they are cheaply made because it's a great location, neighborhood and staff.

Staff and residents are amazing!!!! Lost my wallet in the parking lot. Wallet was given to office, staff made multiple attempts to track me down to return my belongings. Friendly, nice, welcoming, and lively staff. Forever grateful to the staff and residents of Legacy Farm!! Thank you to the individual who found my wallet!

I just wanted to give a big shoutout to Tony!!! He made me feel like a ‘VIP’ recently. I was taking my trash to the dumpster without realizing garbage services were here to empty the dumpster. As I walked up to the stairs, he was roping it off. He absolutely could have just said ‘Sorry, the dumpster is temporarily closed’ and left it at that, but he apologized, and insisted I leave my trash and he’d take care of it. It’s not his job to handle my trash and, after the major mess they (maintenance) had to clean up due to a lack of dumpster emptying during that ice/snow storm last month, I absolutely would not expect him to. Thank you so much Tony! We appreciate your hard work!

Mandy is an absolute Rock Star! She was so helpful from the initial phone call to the completion of the application process.Of all the apartment properties we checked on, Mandy was the only person that sent photos and followed up with us. She is focused on creating a positive customer experience and is an asset to this property.

I haven't lived here for long, but so far I can say that it is a nice, quiet and safe place to live, especially if you have children, it is located in a beautiful area of Collierville. The only thing the place lacks is a playground for children, otherwise everything is very good, the office staff is very cordial, attentive and friendly. The maintenance technicians have so far resolved my requests and left everything in order. I recommend this place to live

Legacy Farm is a great community with an ideal location in Collierville. I love that it is in walking distance to restaurants, cafes, and a coffee shop. There also two great trails nearby, not to mention the path around our gorgeous lake. Quiet complex that is well maintained with friendly staff and neighbours.

We absolutely love The Legacy and it truly feels like home since we have moved in not so long ago.The staff is absolutely incredible and always personable and friendly to us. The Legacy truly is exceptional. You can tell that they really care about their residents and want a welcoming environment and a comfortable home for them. Office staff is always friendly - Charlie, Mandy, Rhonda, and Millie are always happy to answer questions and respond to requests. I have worked with the property for over a year and would highly recommended if you are looking for a place to call home this is it. This staff cares and will go above and beyond to get the job done.

Sorry this review is very late but I did want to share my experience. Earlier this fall I came home from work to discover a mass hatching of spiders in the breezeway of my apartment. I am terrified of spiders and there were hundreds of baby spiders everywhere. I went to the office and told Mandy. She came to my apartment, took pictures and notified Tony. Remember this was at the end of the day. The next morning when I left to go to work my breezeway was immaculate. There was not a spider visible. Spider hatchings are inevitable however the rapid response to my late request made me feel like valued resident.

I’ve been a tenant here in Legacy Farms for the last 5 months and we are happy to be have chosen this property.. starting from the office staffs Rhonda , Mandy and Charlie has been very helpful in every way possible.. they r very welcoming and warm, cheerful people to be around.. people are also very friendly. It is beside a beautiful lake wonderful for walks in the mornings and evening..

We have recently moved to Legacy - Mandy and Rhonda have made the entire process so effortless. We weren’t able to be there for several deliveries and they made sure our furniture was placed inside our apartment -which was a huge relief. Our apartment is perfect - love the kitchen and the wood burning fireplace. The gym has everything we need and we are looking forward to warmer weather and using the pool.

The grounds are always beautifully maintained and maintenance is always quick to respond and address our service requests. Mandy, Charlie, Rhonda, and Millie are always friendly and the atmosphere in the office is always so much fun. 10/10 recommend living here!!
