I do not understand the reviews.
Worn out springs mattress, polyester sheets, loud window AC, nowhere to sit a suitcase but on the floor, not a single hanger in the closet, filthy carpets, sticky breakfast room, no coffee available until 8:30 and a great view. The Inkeeper can be heard but not found. I had a reservation for 5 nights but checked out after the 1 night. Don't bother calling or messaging thru the Inn's portal because no one will respond.

This farm was amazing!!! It was our 30th wedding anniversary and the service was top tier. The Shepherds Cottage was lovely and quaint. The Inn Keeper Carlitta and her family made our stay memorable. The Breakfast was great every morning and the upkeep was good. Thank you Carlitta!!!
Nearby activities: We went to the Movies during our stay. We ate at great restaurants and went to Peddlers Village
Safety: The area was truly safe only deer wandered
Walkability: 5 minute drive to Peddlers Village ( tourist area) you can walk through and get good food and gifts
Food & drinks: We had amazing breakfast and the refrigerator stayed stocked
Noteworthy details: Everything you need or want is in close proximity.

I have not even finished my stay and I am writing a review. My bestie and I came up here for a short “girls trip” to celebrate an engagement and me being back in the area after years away. This house and property are over 230 years old, and it only adds to the charm. Carmelita and her family are amazing! I am gluten free (not by choice) and they had a gluten free breakfast ready for me each morning. The rooms are quaint and nice, the AC worked amazing (I DO NOT do heat). The communal fridge was amazing to store the treats I bought in peddlers village and was always stocked with waters and soda. The ponies, sheep, goats and one fresh male goat were so fun to pet and feed. Sit by the out door fire place and watch the deer frolic in the sprawling luscious acreage.
It is located so close to many wonderful activities and things to do. Historic Doylestown, Peddlers Village, lots of antique shops and only 45 min away from The lost river caves” (a must see if you like caves), and antique shop run by a guy named Ed, who has huge Dino’s out front that you can take picture with.
This place is amazing and will def be staying here again when I am in town.

I didn't think to get pictures of the cottage before we already "moved in" but here goes:
Room - the Shepherd's Cottage was exactly what I expected it to be. It was a little chilly (I like it cold), pillows were flat, and the fireplace didn't work but overall I enjoyed the room. The linens smelled amazing
Service - the girls working the front desk were very sweet and professional. I was so impressed with them! Even when a customer was displeased with their room she took it with a smile. I wish I got their names. Breakfast was yummy both mornings and the communal fridge was stocked with water and soda my entire stay
Location - such a lovely little ranch! I live in the suburbs of a city so maybe I'm easily impressed by anything resembling rural but I had a lot of fun feeding the animals and walking my dog around (she was terrified of the new sounds and smells, it was pretty funny. Poor city dog ?). There are plenty of restaurants very close by and Peddlers Village is a cute little tourist area where I spent too much money on honey.
All in all I am super pleased with my mini birthday getaway and definitely recommend staying here if you love OLD FARM VIBES.

Charming old farmstead located in the heart of Bucks County just a few minutes from many wonderful attractions. The room we stayed in was quaint. The bed was sort of old and 'hammock' like but it was fine for one night. It might not be great for someone with back issues. Our room only had a small bathroom with a tiny shower stall but it was private as opposed to shared. The sheep and ponies were a great novelty as well. Breakfast is made to order and very good. For the price it was an excellent choice and we loved our stay!

We had an absolutely incredible stay here! We came with our one year old who is an absolute handful and the innkeeper and her family were so accommodating and sweet! Breakfast was incredible, the animals were cool to watch/pet/feed, and rooms were spacious, they have a fridge in the common area (important for people with kids), AND the coffee was good. Thank you so much for a great time!
Nearby activities: Shops nearby and new hope is very close with lots of attractions! Local eats too make for an easy and quick nearby dinner

If you want peace and quiet, here it is. Not only are the rooms exquisite, but Jon treats you well and he's an exceptional cook. The atmosphere is very laid back. It calms you to gaze at the minature horses and sheep.

We absolutely loved our wedding at Ash Mill Farm! We had to change venues fairly close to our date because our original venue couldn’t host us, and Lisa welcomed us with open arms. It was a blessing in disguise having to change venues because everything about Ash Mill was perfect. We are so grateful to Lisa! She is kind, patient, experienced and thorough and was a huge source of support for us through the planning process. Thanks to her, our day went off smoothly! The grounds and facilities were absolutely beautiful, and we could not have asked for a more perfect day! If you want an outdoor bucks county wedding, look no further! Highly recommended this venue!

Great location between Peddler’s Village and New Hope. Skipped the complimentary breakfast.Rooms: Stayed in the Bo Peep Cottage for 1 night. It was a 90+ degree day, and despite the air set at 60 degrees, it remained very hot. Has a weird rocky step into the bathroom. Be prepared for some toe-stubs or sole pain. Water temperature did get hot, but the pressure was very low. Plenty of outlets available, but some are in the ceiling, ground, and free standing in the bathroom. The TV works, has a good amount of channels, but is probably a 22-inch screen. Shares a wall with the barn.

My Fiancé and I went to the farm in January to see the venue so that we can have our wedding there. Everything was great! The place was beautiful and we were super excited to have our wedding at Ash Mill. That was until it came time to sign the contract. Since January 22nd I’ve been emailing and texting with no reply. (Lisa did tell us she was visiting her daughter for 3 weeks but that she will have her laptop and cell phone with her so that she can send over contract via email). It’s now March 17th and we still have not heard back from her. Needless to say we definitely will not be moving forward with this venue. All we needed was acknowledgment knowing that she had received our texts/emails and will get back to us when she was able to. Definitely not good customer service and a tad bit unprofessional.

Such an incredible place to go for a getaway! Conveniently located and such a quaint and peaceful farm. You can feed the animals while there and the rooms are simple and clean. Bring games or a book with you, though, because the tv in the room isn’t a focal point. Breakfast was amazing and made to order, and the innkeeper, Jon, is very attentive and kind. We will definitely be going back!

I am perplexed as to how this B&B has such good reviews. Our stay was sub-par at best. The Innkeeper made a decent breakfast, but he was very aloof and standoff-ish. There is zero upkeep here. Our room was missing a lightbulb, one of the deadbolts was missing, the curtains are dirty and have holes and are so sheer that every bit of light comes in. This is especially bad with the front windows since the house is lit up bright all night long. The fitted sheet had completely rolled off the edges by morning. On top of this, the front door lock is so jacked up we almost couldn't get back in when we came back after dinner. And the Innkeeper didn't answer the door or his phone. We could have been left out in the cold if we hadn't gotten lucky with the door lock. Only saving grace is that the bed was comfortable. Was not worth $250 for 1 night.

Myself and 3 others came to the area for a girls weekend to celebrate a birthday. I found Ash Mill online and just had a good feeling about booking our 2 night stay here after hours of searching. Besides the affordable price for the stay, the sleeping quarters we booked, the inexpensive Uber rides into New Hope and Peddlers Village for the nights, the animals, relaxed atmosphere, and breakfast in the morning exceeded my expectations. I felt so at home. Jon the inn keeper was so friendly, so helpful, and a great cook! We are already planning another trip and can’t wait to come back! Thank you!
