I hired Aventine to grieve our taxes that were extremely high. They were both professional and knowledgeable. Our property taxes have been reduced dramatically. If you too have out of control tax increases Aventine is the way to go. Very happy with our savings.

Just do it yourself. It's very easy, and you'll get better results. If you go through Aventine they'll have you do most of the work anyway. Just call up the assessor's office, ask what they need for a grievance, and put it together and send it to them. Took me no more than a few hours, and I had never done it before.

NOT IMPRESSEDI Hired Aventine Properties LLC on 04/18/2023 to submit a Property Tax Reduction/Refund petition claim on my behalf.They did indeed get me a property tax reduction by settlement on 10/17/2023, in the total amount of 4.4%! They had requested a 25% property tax deduction. My total tax reduction amounted to $ 554.00 against a yearly tax bill of some $ 12,000.00.Apparently, the first claim for a 25% tax deduction was denied by the town assessor. They then apparently filed a case in Small Claims Court in Ulster County; for that they charged a $ 30.00 fee.They also charged a $ 75.00 appraisal fee; this was NOT for a licensed appraiser, but rather for someone in their employ to go on a computer and research comparable sales; so there is NO formal appraisal of my property to receive a copy of.What ended up occurring, is that Aventine settled for a 4.4% tax reduction on my property on the premise that the “towns arguments were persuasive to the hearing officer” (mediator); therefore, my reduction was 4.4% vs. the 25% reduction that was initially sought by Aventine.I had emailed Aventine 3X after I received their bill for $ 382.00; the second and third (same as the second email) asked for the following clarifications: 1) what arguments were put forth by the town that were “so persuasive” to hearing officer; 2) why was this matter not taken further i.e. Supreme Court to argue for a larger reduction; 3) in the hearing held with the Small Claims Hearing Officer, was there a transcript of the hearing or were their notes taken by Aventine as to the towns “persuasive arguments?; 4) I questioned the “appraisal fee” which was tantamount to their employee doing computer research on comparable salesThey responded to my first email explaining the “persuasive nature of the towns arguments to the hearing officer (mediator)” and about the $ 30.00 filing and the $ 75.00 “appraisal” fees. They DID NOT respond to my two subsequent emails.Yes, in the agreement I signed I was aware of the $ 30.00 filing fee and the $ 75.00 “appraisal” fee.I believe, in my opinion, that the outcome was a sellout to obtain a quick fee and that they could have taken this matter to a higher court than to Small Claims than to settle for a 4.4% tax reduction.

I was delighted to hear that, by means of a court action on my behalf, my assessed value was reduced by almost 20% for 2023/4 with little effort, other than the Aventine application on my part. Very many thanks; your 50% of the savings for the first year was very well worth the resultMy one slight criticism of Aventine’s model is that the court agreement has any refunds of reduced taxes for the year flowing through Aventine, rather than directly to me. But I still am required to pay Aventine within 30 days after my assessment is reduced. That means that I can be paying Aventine before I receive reimbursement from the the party I owe taxes to, before I receive a reimbursement from Aventine. In that case, I am not only out cash, but I also have a credit exposure to Aventine for their flow-through reimbursement to me. There are various ways of dealing with that situation:(1) If there is money owing to me from the party I owe taxes to that are paid by court order to Aventine, Aventine nets it’s fee (perhaps with a small interest reflecting time) against my flow-through reimbursement amount.(2) The party to whom I pay taxes is instructed in the court order to make a reimbursement directly to me, rather than through Aventine.(3) At an absolute minimum, if (1) or (2) above do not apply, there should be a separate agreement between myself and Aventine stipulating that Aventine owes me any tax reimbursements flowing through them on my behalf.The situation I have outlined (above) is not hypothetical in my case. In speaking to Aventine, I learned that a reduction in my already paid school taxes before the court order reducing the assessed value of my property would be paid to Aventine (I saw that in the court order, which is why I called Aventine) who would then pay me when they received the reimbursement of school taxes).Hopefully, I am being helpful in this review. Despite my lengthy caveat, I remain delighted that Aventine achieved such a substantial reduction in taxes for me. Thank you.

I have used Aventine Properties LLC for my tax grievances for many years now. They consistently do a great job. Of course, each tax reduction gets smaller and smaller, but it adds up, nonetheless.
