There are much better options available in this area! I would not recommend this old and breaking complex or useless management company (Equity Residential) to anyone. The whole leasing process was a complete hassle to get started, taking numerous back and forth emails with the leasing agent to ensure we got the correct rent rate and avoided the extra fees they were trying to charge. This company is trying to rip you off at every turn, and the leasing agents are really there to help you. Once our lease started, we faced numerous issues like the dishwasher flooding or the battery for our front door lock failing. Our service requests went unanswered for weeks and even when we did receive service it would take multiple visits (with numerous days between) to get any issue resolved.

Ray, Jaq, and the rest of management are awful. Our apartment suffered severe water damage 3 times in 4 months due to the building's terrible plumbing system. They took weeks to stop the water and offered absolutely no compensation or even apologies for making our lives here terrible. The floors are in bad shape too but they refuse to clean it. They're also making it difficult to transfer or break our lease. Complete scam, avoid at all costs.

As the other reviews mention, the management (Equity Residential) of this building and its sister complexes are absolutely awful. Specifically, Jaq Newton displays a complete lack of empathy and understanding of tenant issues and routinely ignores issues brought to her and her team. The whole management team requires constant babysitting in order to get any issue resolved, you continuously have to send emails, phone calls, and follow up in person to just get a response (even for emergencies).Aside from the poor management, the units themselves are poorly maintained and prone to issues often (which they won't help you with). The parking garage is covered in pigeon feces and often has pigeon carcasses strewn about. For this price point and distance from train stations, I would AVOID THIS PLACE!!

Just overall the most unresponsive leasing office. The front desk and maintenance people are always great. But, I am singling out management and the leasing department specifically in this review to say that their response time is weeks, with no update, you will be fighting for a response at every turn. You will have to beg and plead for individuals to give you answers and it’s honestly not worth the hassle considering the cost of this place and the so called “ amenities you receive”. Amenities which include charging you for using the freight elevator to move out.

Fantastic place to live if you don't mind the 10% to 20% annual rent increases!

I had a great experience at Hudson Point. Best location in Jersey City near the waterfront, easy access to Manhattan. Staff was always friendly and helpful to me. Nice amenities.

Been almost a year since living here. The cleaning lady is good. The maintenance staff are alright. Responsive when they are, but otherwise take up to 3 days to look into a leaking dishwasher. Things are okay when they work, but if anything doesn't work, things get frustrating.I lost my keyfob. The management wouldn't respond without couple of follow ups. The fob that did arrive, wouldn't work. No concrete ETA for the new and working keyfob to arrive. All this after paying $75 for the replacement. When I pointed out how frustrating this is, the employees unapologetically point out, it's your fault for losing the keys.I'd recommend looking for other options.

I have lived at Hudson Point for 10 months. I recently renewed, but begrudgingly so due to moving costs and the difficulties in moving apartments again at this point in my life.THE PROS - nice interiors of apartments (especially if you have updated flooring, which you will pay at least $200 extra for in rent) and plenty of pantry and closet space. Larger bathroom than most similar apartments. Great location on marina but a little farther from the PATH and Grove Street area.THE CONSManagement - The renewals, leasing, prop mgmt, and maintenance do not talk to each other. Ex. #1 - I recently called maintenance for an emergency and was told that I had the wrong number, and then told to call a different “Hudson Point” number which was a completely different property in a different state. Ex. #2 - The leasing agent I originally signed with offered me a rent special that was $100 lower than what I renewed for with the renewals team, but did so for other apartments on my floor and after my renewal offer was given. Why wasn’t I offered a special? Why is there a price mismatch from the renewals team vs. the leasing team? Ex. #3 - when I moved in, I provided the information to reserve the elevator as requested. Because of issues with the reservation system, my reservation was not confirmed. This occurred multiple times and no one on the leasing team or prop mgmt assisted me without me prompting and calling. Also, the parking spot assigned to me was already assigned to someone else. The blame was always on the reservation system with no accountability on the management to work around these issues.Building - The building is NOT a luxury building. The hallway walls are dark with no windows, all the apartment doors and hallways are scuffed, there’s stains on the hallway carpet, the paint is peeling and there’s water stains on the ceiling everywhere. The roof has had multiple leaks and was recently replaced. Several people have had their water heaters leaking and flooding apartments, and this has been going on for years. The HVAC is a split system that needs to be turned on by maintenance to heat or cool every winter or summer, respectively, rather than automatically toggling between the two (I recently had to call maintenance FOUR TIMES to have the switch from heat to cool done properly). The fire sprinkler system has burst in several spots several times, INCLUDING ON CHRISTMAS EVE, causing the fire alarm to go off for hours. This building is in bad shape maintenance-wise and it seems there’s no remedies being made to fix basic living conditions but rent continues to increase, frequently by double digit percentages in the past few years.Amenities - Amenity fees are $600 annually (more than many other places) and yet it costs $500-750 to reserve the common kitchen area. The gym is nice and useable, as is the kids playroom. However, the business center is seldom used and should be converted to a more useful space.Rent - As stated, the rent increases are what you would call, by legal precedent, “unconscionable”, and everyone is treating 20-25% rent increases in 2020-2022 like exception years because of the pandemic. Pandemic or not, no one can afford their rent going up by hundreds of dollars. I was given two weeks notice of my new rent offer prior to my notice to renew/vacate date, and then offered a lower price by the leasing team after I renewed. I could have vacated and switched apartments but the lack of communication between the renewals and leasing team through incompetence or deliberate manipulation made any savings impossible. I had to negotiate down a 8% increase to a 5.1% increase - we’re talking in the $175-$275 range. I mentioned the maintenance issues listed above and the building issues that don’t justify such an increase from an already inflated base rent, and the renewals team gave me the canned response of “market trends” causing the increases. Housing is part of CPI data and matching rents to CPI causes a vicious cycle. These people are either incredibly ignorant or cruel. There’s no middle ground here.
