DO NOT DO BUSINESS WITH THESE PEOPLE, AS A LANDLORD OR A TENANT!!! This would be a 0-star review if it were possible, like many of the others here. We own rental properties in St. Louis that were being managed by BBW Homes (you can read our 1-star that should be a 0-star review of them there as well). BBW Homes sold to Poplar in Fall of 2023. Apparently, Poplar has been buying up several PM companies in various states. The revenue we have been paid comes from Radius Realty, which one of Poplar's other names. It is one of the most compartmentalized companies we've ever seen or dealt with. This is quite intentional as you get bounced around to multiple places before even being able to speak with a human who pretends to be helpful and be on your side until they "can't do anything because it's not their department" or they're "waiting for the accounting department to call them back" for months at a time. The bottom line is they don't get any answers, resolve anything for you and keep the revenue they initially kept that you called them about in the first place. First, they took our rent and sent it to BBW who claimed we owed them for work on our properties last year. Immediately after taking over they started creating work orders, approving them and paying themselves as "OneRent". Poplar was formerly called OneRent but they don't want people to make that connection. They have been paying themselves with our revenue to do the "necessary maintenance and repairs" without even contacting us even after we instructed them to approve all work orders through us. We don't have room to write all the stories but we will be contacting Elliot Davis of Fox2Now News to brief him on our story. We HIGHLY RECOMMEND all of you with these experiences to do the same with your local news channels. You should also leave 1-star reviews wherever you can, here, Google, Facebook, etc. We are looking for recommendations for an experienced, attorney who has success with class-action lawsuits in St Louis. [email protected]. These guys think they're too big to be stopped or at least do things equitably for tenants, particularly the elderly, but nobody's bigger than all of us together. This review will be updated as we move through our experience with them, stay tuned. There will be more to come....

I own five duplexes and decided to offload management to Radius Realty several years ago. It turned out to be the worst decision of my life. I personally knew Chris, the owner of the company from before and he was very charismatic and good at sales, so I decided to trust him with my rentals. It was going well for over a year, but then the ball was completely dropped. Half of the employees quit and the remaining ones were incompetent and overworked. Chris himself stopped taking my calls and his replacement, Heather, was also essentially inaccessible. Tenants' requests were not honored for weeks. All service requests that were fulfilled were exorbitantly priced at 300% the going market rate. Rent payments were delayed and some fell through the cracks. Eventually Radius Realty itself was sold to Poplar Homes and it took me many months to get my money back, probably close to 6 months - I only got my money back in February 2023 and started the process many months ago. If you see the names Radius Realty or Poplar Homes - please run away!

This has been such a HORRIBLE experience. If I could give ZERO STARS I would. This is a SCAM! ABSOLUTELY A SCHEME. I’ve been living here Jan ‘23 to almost Sept ‘23 and we could not reach this company. When we moved in, we toured ourselves via a key lock box on the door, then signed all paperwork online, never once met an agent. The office was always closed when we tried to show up WITHIN OFFICE HOURS multiple times. Then once we paid all the fees and turned on all the utilities and moved in, we didn’t have hot water. They sent two sketchy guys here to check it out and turns out we had a GAS LEAK right under our bedroom. So they turned off the gas for almost a month. No heat or hot water and couldn’t cook in FEBRUARY. We couldn’t reach Radius. We couldn’t reach our agent. We couldn’t reach the outsourced companies. It was a night mare. Once we finally got a hold of someone in the office via email, they told us that they could give us a $75 credit for the rent. WHAT?! I told them that was an offensive offer and they raised it to $150. We went a cold MONTH without heat, gas, or hot water. Then we got word that they were switching to a different management company. Poplar Homes. I tried to just get out of the lease because this place was hardly livable and they sent 1 guy to fix 1 little issue. Now they are switching to ANOTHER management company (H&L??) This Radius Realty is involved in a big scam. This isn’t right. They keep passing you off and never spending money on your units or homes. They are invested in some kind of scheme.

Absolute most awful property management company in history. Extremely rude staff that is extremely elusive. There are tons of fake reviews on here because no one actually has anything good to say about this company. Avoid a relationship with this company at any cost.

Update - Radius recently got acquired by Poplar Homes and it's been an absolute nightmare. Nobody knows what's happening, the new staff don't care about you or your properties/tenants, and nobody can help you. Extremely disappointed. This used to be an amazing property management company full of knowledgeable professionals, it's now a complete disaster.Working with Chris and his team has been a fantastic experience. They were very responsive to any questions/concerns I had and they're highly organized. As a first time buyer, Chris took the time to walk me through every step in the buying process and was incredibly patient and transparent. If you are ever looking to purchase or manage property in the St. Louis area I highly recommend Radius Realty!

This Company is a scam! They have collected my Tenets rent and refused to pay out. The lady Heather is the main scammer. Do not rent or let this scam company manage your properties.

I hired Radius to manage my duplex about six months ago. After 6 weeks, they stopped answering my emails and calls. I finally reached the collections department and found out I no longer had a property manager assigned. I have not received any section-8 rent for one of the units for six months even though I have given them all of the info they need to file the paperwork several times. They did find a tent for the other unit, but now I'm having to evict. Radius has now sold to Poplar, and they too have poor communication and follow through. Do not hire Radius to manage your real estate investment - they have no accountability and they do not care.

Started out good but went down hill fast. We have been with them for 2 months now and things have quickly gone down hill. We watched one of the maintenance men steal a tv and lie to our faces about it telling us he was told to grab it. I knew the people who got evicted and they said they never asked them to grab any of their stuff at all. Now I'm unable to pay my rent because we switched property management and it won't let me log in on the new site. Haven't been able to reach anyone or heard from anyone in 48 hrs and still can't reach anyone.

We have Radius for about three (3) years, and unfortunately Radius crashed and burned. Service became unreliable in that you cannot get timely, intelligent response from anyone. The owner Chris did very little to improve the seriously lacking service. Now that it is sold to Poplar, and we are just glad that we got out in the nick of time, except they are still holding onto our money, thousands of dollars, beyond what they claim to be the 45-day period after termination without any valid reason. Run from this shameful group of people don't walk.

Worst rental maintenance company ever!!! Do not rent from this company. And definitely don't have your own house be managed by them, because it won't be. First I couldn't move in when planned because they failed to get a occupancy permit prior to my move in. They incorrectly listed the unit on 2 major things, washer dryer hook up and fenced in yard. After seeing the yard I asked if it would be fixed , before signing the lease, and was told by spring time it would be. It hasn't been. Was supposed to have a washer dryer hook up. After buying a set the installers couldn't install them because it was missing the water side and the dryer side was not set up to have two Units and was improperly done. . I told them I needed to move out because of this , they wouldn't let me. Took over 2 months for them to install one. During dryer hook up inspection realized since it was installed improperly lint had been blowing into my air vents. Maintenance man made a note about it and I requested to have vents cleaned. They said they had a company come look and said it was fine. When I asked for company name they said they couldn't remember the name and didn't have the phone number. There have been countless things come up that I put requests in for and they don't fix. They no show appointments. The only way to get anything done is to make it your part time job to keep making maintenance requests and emailing them because they will mark it as complete even if it's not. They mark it complete for looking at the issue. And then it's up to you to make another request for the job to actually get done. No one answers the phone. They only email when it's something they maybe can do. Otherwise they ghost the question in the email or the email all together. The lawn has never been done. It's badly overgrown to the point we can't be in the yard and walking to the front door is hard. And worst of all my refrigerator is broken and freezing my fridge food . I have had some much food ruined and wasted. And now can't even use. They said at the latest it would take one week. We are on day 10 now. I have never experienced anything like this In all my rental history. The worst!

Terrible customer service. My apartment complex got bought out by radius reality a couple weeks before I had scheduled a move out with old landlord. Radius tried to say I had to give them a 30 day move out notice. I had to prove I had with last landlord. They could not schedule a walk through with me prior to move out. When they did walk through they had noted normal wear and some nail holes in walls. Last landlord had told me to leave apartment as is since I had lived there for 7 years and it was being rehabbed. Radius choose to keep my deposit saying it was for paint for walls and to replace a closet knob that had been broken for 4 years and never fixed. They did not let me know of charges until I questioned the deposit return status and then all charges were sent. I was going to call and demand my money. I know it was not going to get me anywhere. Instead I’m leaving review as they are shady and impossible to get in contact with. Good luck if your stuck with them as a property management company.

Terrible company !!! Literally called over 12 times regarding a property I wanted to apply to with not one answer Or call back! Called again regarding a property I toured and ran into SQUATTERS at .. left a voicemail and still didn't get a call back, so now it's giving "fck your safety" the price was reduced on the home yet no call back regarding the squatters who are there. Why would anybody want to apply to or work with a company that doesn't even have basic communication ?
