Never got to stay here so cannot comment on the actual place. Called for over 2 weeks, fiancé left multiple messages and never got a return call, nothing at all. Would've loved to stay here but they are obviously to busy during this time to return calls.

Such a unique, quaint cozy place! Very surprising place so near the downtown area! The staff were so friendly and personable! Their breakfast, even though there wasn’t much variety but still, it was absolutely delicious! So if I ate the same yummy omelette everyday-it’s because it was THAT good!! Ha! Have to have the Southwest omelette when you stay here!! And the beautiful setting they put out for breakfast, just amazing! You feel very taken care of here, that is for sure!

I took my husband here for a relaxing birthday weekend. We were able to walk to a lot of points of interest and restaurants. Pedro and Luke gave us some ideas for places to visit and the history of the house. We were served a real breakfast, not just pastries! If you don't feel like going anywhere, it's nice enough to stay here and relax and take everything in. The stay is unique and memorable, we would love to come back. All of the staff creates a wonderful experience with their eye to detail. We treasure this place and would recommend to family and friends.

Going out of my way to write a review for this WONDERFUL place! Pedro and Luke were so welcoming, helpful, and fun to talk to. The food was *chefs kiss*The location is top notch-- I was able to walk most places or take the city buses, which are free! The house is gorgeous AND comfortable. The hot tub was closed for the season, so I will definitely go back to check that out.

I had a wonderful weekend at 1812 Overture Bed and Breakfast in Kansas City with my significant other. It was our first time staying at a bed and breakfast, and we couldn't have asked for a better experience. The ambiance was lovely, and the staff was incredibly welcoming and accommodating. We stayed in the blue room with the balcony, and it was simply charming. The view from the balcony was delightful, especially during the evenings. The breakfast served was delicious and added a personal touch to our stay. We both fell in love with the cozy atmosphere and the attention to detail in every aspect of the B&B. We look forward to visiting again anytime we find ourselves in Kansas City. The breakfast at 1812 Overture Bed and Breakfast was absolutely delightful! Each morning, we were treated to a scrumptious and flavorful spread that exceeded our expectations. The deliciously prepared omelets, every bite was a delightful experience. We truly savored every meal, and it further enhanced our overall stay. The exceptional breakfast at 1812 Overture Bed and Breakfast definitely left a lasting impression on us, and we can't wait to return for more of their delectable offerings!Highly recommended for a relaxing getaway!

Everything was great! When we arrived we were given a tour if the place and told about many places/activities near by. This place is old but I like it because it is a piece of history and very beautiful. Centrally located in the downtown area so most things are within walking distance if you like to walk. The staff was extremely helpful and very friendly. The food was delicious and fresh. My husband and I will be coming here again next time we travel to KC.Safety: Not an issue. We felt very safe our entire stay.

We had a great experience at the 1812 Overture B&B!The building was nice and clean, and had so much personality and history. The staff were very accommodating and professional, and really went out of their way to make us feel welcome and comfortable.The breakfast they made for us was absolutely phenomenal. The served the best omelet I have ever had, and I loved that they used fresh ingredients from their garden to make salsa and jam.We had never stayed at a bed and breakfast before, but we had such a good experience, we were looking at available rooms and dates to come back before we even checked out!Rooms: Since all the rooms are different, I can only speak to the master suite, but it was lovely. We had a small private bathroom with a standing shower, and the room was spacious with a sitting area, and some beautiful antique furniture. I would not hesitate to book that room again, but am excited to see what other rooms are available next time we book!Nearby activities: We were not far from anything that we wanted to do, and it made travel very easy.Safety: Yes- it is in downtown Kansas City. If location alone is enough to make you uncomfortable, maybe something outside of the city would be a better choice for you.That being said, we felt very safe in the area and I did not personally have concerns about my car outside (they had parking blocked off right out front for guests), or my belongings inside, as we had keys to lock our room.I did like that the grounds were under surveillance and there were safety precautions in place for the building, just in case. Not that I felt it was necessary, but it's nice for peace of mind!Walkability: We were within walking distance of several places, and though we did not walk much on this trip, it is something I definitely will keep in mind when planning our next stay!Food & drinks: The food was simple, but amazing.Noteworthy details: This is a great place to stay if you want something more personal than a hotel, and like the idea of something with charm and local history.

Had a lovely stay here for our anniversary. The staff was responsive, warm, and kind. The unique nature of the property was the perfect alternative to a bland, stale hotel room. Breakfast was delicious and it was such a nice touch to have a "menu of options" for where we dined. We chose to eat in the patio and it was lovely.

You want a perfect getaway that fixes you an amazing breakfast..... This is the place for you. Vintage style with vintage look and the best service I ever had. Thank you Pedro and the other guys for making me and Melanie stay amazing. I recommend asking for the jacuzzi at 9 to 10 pm. The workers were amazing and understanding. They did everything to make sure our stay was it. I am definitely making sure we get this place again.P.s. ask for the room with the deck .... I recommend for my smokers and smoky smokers

This place was in a word great !!the eclectic style of the decorations and furniture made us feel very at home.the paintings on the wall were beautiful.the staff went out of their way to make us feel extra comfortable.the breakfast with peach jalapeño jam was better than a restaurant .the ppl were very personal able and helpful.they brought us ice to our room.they brought us breakfast anywhere we wanted.they gave my wife flowers for her birthday and a lottery ticket.I've never been to a bnb but this was an incredible experience. I would go back to this same place. the owner told me he didn't want me to leave saying I wish something was different so they made everything perfect.

Unique, clean, excellent hospitality. There are many words to describe our stay here but those are three that stand out. From the fresh peach jalapeño jelly on our bagel, to the Egyptian cotton sheets, to our private bathroom, the little tea cups for coffee and our robes. What a special time we had. Every detail so well thought out. We had breakfast in our carriage house suite at our breakfast bar when it was brought to us. It was so romantic and special. The fresh salsa on the omelette was superb, and the service - in this day and age, you don’t find hospitality like it is done here. It was easy, smooth, efficient and we had everything we needed. Even extra pillows at our leisure. We enjoyed every second. THANK YOU so much for making us feel special on our stay-cation. What a fantastic little gem.
