Severe mice \\u0026 roach infestation issue. Management lacks concern and professionalism. Website states 24-hour security which is untrue. Laundry facilities are out of order most of the time. There are 3 elevators, but there’s only 1-2 operating. A month ago, management gave me 2-week notice to relocate to another unit within the building because they decided to do renovations without giving tenants a fair warning. Don’t move here. If you decide to, you’re signing yourself up for a highly stressful experience.

I'm actually recently moving from this place. The place is only good for convenience, in my opinion. The security is very relaxed and friendly, but not very professional. They tend to be no where to be found for periods of time. Water pressure goes out and down in temp at night, makes int hard for a hot shower. The cleaning of the common areas (hall, laundry room, elevator, etc) are not kept up regularly. Washer machines are a hit or miss, when wanting to use them. Came down to the staff watching and playing with a huge roach in the lobby. Directing tenants to look and see how big it was, horrible. On top of that the building was given a noticed for an increase in rent, with barely a 30 day notice. To all lower floor residents, to pay for higher level floors renovations. There has been know improvement to the tenants experiencing the increase in rent. Not worth the increase in rent, i wouldn't recommend.

My overall opinion of City Place is that the pros do not outweigh the cons, and I would not recommend living here even if you are looking for "bang for your buck" which is what I was hoping for. After staying there one year, below are my list of pros and cons for you to decide: Pros- great location, near highways and downtown but quiet as there are no stores or bars for people to be rowdy outside. Water pressure is amazing and always hot, also gets hot quickly. Big windows make for good lighting, on either side of the building. The large closets are nice. Tennis courts and Lafayette Park are also nice outdoor features. Utilities are included. Cons: Infested with roaches, I saw giant (2-3inch) roaches in the lobby multiple times. 1/3 elevators didn't work a majority of my lease and was still not working when I moved out end of October 2022 (hasn't been working since spring). The other two would break down eegulary. You have no control over your heat and A/C, other than on high or off, and in the fall when they have the heat on, its often unbearable how hot it is. In the middle of winter i has to open the window to regulate the temperature. There is flooding in the building (I was told a roof issue) which makes some of the units unlivable. I saw no progress being done to repair these units which leads me to believe there may be mold in the building. Oftentimes security isn't in their booth and there is no way to keep strangers from entering the apartment. The parking lot is 'gated' however the gate never closes and security isn't out there monitoring. The parking lot and circle is full of potholes and often floods meaning you have to drive your car through roughly 6 inches of water. The laundry machines do not work most of the time and if they do they smell bad. You have to put cash on a card to use the machines and sometimes the money machine is full or unfuntional. The workout room is gross and has roaches (you can check the traps throughout the room). There are dogs that live in the building however a lot of people do not pick up after them, leaving the front yard covered in feces, which management did make not of, however I did not notice improvement during my time there. I was told by Maintenance that they are not required to give any notice when coming into your apartment, and they don't.

I have been trying to get an application or someone to contact me about moving in. Apparently no one answers the phone over there because for 2 days I've called multiple times and have not gotten anything other than a full mailbox no matter what option I select in the queue. I filled out a "pre-application" online and heard nothing in response to that either.

It's an ok apartment for the price. Utilities were included in rent, which was a huge selling point. Great view.Downsides too: elevators often non-functional, BAD bug problems (primarily roaches), loud neighbors, and when I lived there in 2018 the fire alarms kept malfunctioning. Also the a/c is turned off on Labor Day no matter how hot it is outside; it is unbearable if you don't have your own a/c. I lived on the 11th floor and it was always too hot. I never had to turn on my heat. Laundry rooms always needed maintenance and on busy days I couldn't find a working, unused washer in the whole building.It was the right apartment for the point in my life at which I lived there, but I wouldn't move back.

I have been trying for several weeks to get ahold of someone about potentially leasing a unit really wish I had a better direct number to someone or even set a appointment up. Love the units tho!!!!

I’ve got to be honest. I was extremely nervous working for Quicken Loans and moving into my first place, but the leasing manager Lee is the absolute best. He and the team made the transition smooth and without question this has to be the best property downtown. They even gave us free KFC dinners and it’s only my second month here lol!! I highly recommend this place primarily due to the leasing manager...he gets it!

if I could give them zero stars I would where do I start so much has happened in only a year cars stolen and broken into I had that problem 3 times nothing was caught on camera and nothing was done but a police report! I had a ceiling leak in my apartment took them about two months to fix it, The laundry rooms barely have working washers and dryers and are left nasty, ect. But I stayed until my lease was up and did not receive my security deposit back after leaving apartment in good condition now the property manager does not want to reply back to me its been over 2 months since I moved! I would not recommend city place to nobody you will not feel like home lesson learned

This gem was definitely the highlight of my year. After months of apartment hunting I was finally greeting with the awesome staff of City Place! From the security to the maintenance staff everyone was extremely welcoming. But I must say I was sold by the management team, Lee Johnson's enthusiasm was a breath of fresh air.Thanks gang!!

I have lived here for a year and am enjoying my experience. It’s in a good location for a good price, and is convenient for me because my job very close to the building. The security team and leasing manager Lee, do a great job with follow ups and ensuring a quality stay.

The staff is great and they're good really nice. The whole building just has a great vibe and excellent views. Riverside or Cityside you really can't go wrong. It's just a beautiful place with beautiful people.

My experience with City Place Detroit apartments was extremely poor and I would like to expand on this for anyone considering living here, especially people who are new to the city.I researched many apartments in the Detroit City area, and City Place, on paper, offered the best bargain being that they didn't charge for any utilities, the rent was below market, and it was close to downtown, where I was starting a new job, so it checked all the boxes for me. Unfortunately, this is about as good as it got....When arriving I realized that all the other reviews about their parking lots/potholes were very true, as the lots themselves have many potholes and this was an immediate sign of neglect for their facilities. As I walked in the front doors, I immediately smelled the pungent odor of Marijuana that would ensue every single day I went down to the main lobby. Nothing seemed to be done about this besides perhaps a sickeningly odorous smell of some strong floor cleaner.I moved here in the summer, and it started to become extremely hot, but I thought luckily they will turn the A/C on and all will be fine, especially because I wouldn't be charged for it. But the days got hotter, and no A/C came on. I asked the desk person many times about it and the response was always "It's getting fixed". Well it never got fixed while I was there, and as I would crowd into the only two small elevators to get to my floor, I asked a woman about this situation and she said that in the couple years she was there, the A/C never gets fixed an is always broken. My fiancee actually just met another woman who lived there while i did (and moved out of course), and she said the same exact thing. So no A/C, even though they advertise that it's free.The absolute WORST thing about City Place is the extremely HIGH risk of having your car broken into and vandalized. Let me be clear - THERE IS AN EXTREMELY HIGH RATE OF CRIME ON THE STREET ADJACENT TO THIS APARTMENT. My car was broken into, had the radio stolen, and the catalytic converter cut off one of the FIRST nights I was there. I cannot tell you how many cars I hear with their catalytic converters cut off as the sound is so obvious. It's really not even funny how bad this is - and as I've seen, the property manager seems to deny these claims but I promise that I am trying to convey the truth, and save somebody else the horrible headache I had with this place. And the woman that my fiancee talked to recently who also lived here, HAD THE SAME ISSUES. She told her that there was one day where many people had to park on the street and many of those cars had their windows broken in and items stolen. This is not a safe situation to be in, so please take this into consideration if you are searching. There is a fenced in parking area, but it's fence is short and is not very protective like other fenced in lots in the area. They do not make you pay for parking, but seriously, its not worth not paying to park because the one day the lot is filled up or you get back home late, and you have to park on the street - I would be very worried about your vehicle.I will admit that some of the people that work there were relatively gracious in allowing me to get out of my lease early because of all these issues - but I feel like the issues with this apartment need to be make public so people can have full transparency here.There are other issues with this place such as the slow and crowded elevators, the workout room is pretty sub-standard, the place doesn't really feel that clean in all honesty, and I never felt comfortable here for obvious reasons.With all that being said, I know there are people that can deal with these issues and there are people who will never have their vehicle broken into, etc. But I am telling you that these issues exist, and that you need be extremely weary of what I've said if you are considering this place as an option.And to the property manager/owner/etc - I hope you read this and please at least begin to fix some of these issues for your
