After working with Patricia, my husband and I won't use another realtor as long as she's in the profession. As first time home buyers trying to navigate this market, overwhelmed was an understatement. Friends of ours recommended Patricia who she also helped find their first home. From day 1, Patricia made my husband and I feel heard, understood, and as if there was never a silly question (although we probably had a few). Through 6 months of weekly listings, open houses, and offer submissions, Patricia was able to use her professional knowledge to not only advocate for us but remained unwaveringly honest. There are no smoke and mirrors with Patricia. If she notices something about a property that doesn't make sense or presents as a red flag, she will be the first to let you know. We knew she had our best interst at heart. Similarly, she was also the guiding light who talked me out of making an offer on a not-so-great home when my desperation took over (something my husband was VERY grateful for). Thanks to the endless hard work that Patty put in, I'm currently writing this review from the living room of our first home. 5/5 stars.

I would highly recommend that you work with Patricia Sands! As a first time homebuyer, Patricia was incredibly patient and helpful; she went above and beyond to help me feel empowered as a new buyer. She is very knowledgeable about the area and can help connect you to good local lenders, attorneys, and home inspectors as well. Patricia is accessible and responsive, easy to work with. Throughout the whole process, I really felt like she had my back and in the end, negotiated a great deal.

Patricia helped me navigate real estate listings in the Boston metro west area. She was very honest and straight forward regarding the listings, the current market and the current challenges and opportunities. This is the first time I am buying and selling a house and Patricia provided significant insight into the process based on what sounds like extensive experience. She allayed a number of concerns, clarified the process and timing along with providing a solid summary of key considerations and things to be aware/wary of. Patricia Sands is above the words I can tell. Last fall I found a house to buy and I came across Patricia. By far it is not the first house to buy, but Patricia was way up in the support she gave to me and my wife in the process of buying the property. I was bragging myself that with my 800 points credit I found a bank to finance me with 3.12 interest, but she directed me to local bank where I got approved with 2.75. She negotiated in my part with the seller and saved hundreds for me. I had many requests myself and she solved them with ease. She offered herself to accomplished some trip which were definitely not her obligation. She is honest representing me, hard working, knowledgeable , full of resources, energetic, and not shy to mention that all details have to be complete covered legally. After I bought the house I was in the situation that I had to rent it. I was lucky that she was willing to help me to rent it also. We found the tenant, and she found the plumber , and she found the snow shovel people in matter of less then an hour. Everything is at her finger tip from cleaning person to the closing attorney and banker and city hall. She is amazing.

Patricia just helped me close on my first home and I cannot recommend her strongly enough! She is direct, honest, well connected, super easy to work with, and very, very thorough. She recommended a couple of her connections who performed the home inspection as well as an additional evaluation. We had a couple of bumps along the way, but I am extremely happy to have had Patricia on my side of the negotiation. I truly feel she had my best interests at heart throughout the entire process. I wouldn’t be writing this review from my new living room without her! Patricia went above and beyond, and I am confident that you will not regret working with her!

Patricia was extremely helpful in our home search & purchase. She was very thoughtful and honest in not only showing us the positives of the homes, but also pointed out any concerns we may have and tried to make sure that the home we were settling on was truly for us. The home we settled on needed some touch-ups, and her recommendations for both our home inspector and her negotiating skills were incredibly helpful & effective. We not only feel lucky that we found our home, but just as lucky that we had Patricia as our agent to help us along the way. We would recommend Patricia to anyone buying in our area in a heartbeat.

Patricia was very helpful for our first home buying experience and we really enjoyed working with her. My wife and I had several different visions for our first home, and she worked patiently with us to help determine what we wanted. She is very knowledgeable about the local market and showed us some great options in the area. As first time home buyers, she provided invaluable information and recommendations that made the whole process relatively easy. If we ever move, we definitely want to work with Patricia again.

Patricia was the best! She stayed with us throughout the whole process and didn't try to make us settle for a house that was not quite right for our family. She had us go for a house that seemed above our means but was perfect for us. She made it happen and we are now happily in our dream home!
