DO NOT RENT HERE.
I rented for 4 years at this place. It is not worth the money. My rent increased from ~2000 to ~2600 in this amount of time (without any increase from pets or garage costs). I’m sure the costs will continue to go up. Dogs bark all hours through the night, and complaints to management will not change this, even with recorded evidence. The train is literally in your backyard and can be heard every time it pulls into and out of Forest Hills station.
Maintenance is usually quick to fix your problems, unless they decide you’re creating a problem (there was a leak in my wall that led to water damage, they didn’t believe me until I was moving out).
I moved out 2 months ago, and after repeated calls and emails, still have not received my security deposit back.
It is not worth the money. For the location, noise, cost, and how management handles their residents, find a different place to live.

If you're seriously considering living here - read this.
Resident from 2021 - 2024. I'll break the feedback into categories, but TL;DR - if you like unsafe buildings, excrement on your belongings, constant noise and vibration, double digit rent increases, and don't care about a healthy credit score - this place might be for you.
Rent: Rent increased 42.8% during my time there. They justified it by saying their operating costs increased as well. 10X the CPI increase in the same time frame? Okay.
Noise: The nearby train, (local, commuter rail, and Amtrak) are extremely loud. Being near a stop, every time a train comes in, you're guaranteed to hear it. If it's a commuter rail or Amtrak, the entire building shakes - and not a small amount. I had to store my pans with padding between them because the train vibration rattled them so loudly it was audible on Zoom calls.
Sanitation: The parking garage is literally a giant toilet for residents' pets. During my 3 years there, management repeatedly promised changes and failed to deliver, year after year. "We've partnered with a DNA testing service to identify and penalize offenders" - didn't follow through. "We'll install security cameras to catch offenders" - didn't do it. Every single day there's feces and urine everywhere you step. I hope you leave your shoes in the hall, otherwise you can guarantee you'll track that filth into your apartment. If you don't use the garage, don't worry, it's in every elevator too!
Structure/Safety: The building was built in 2017. I lived on the top floor of building B. In the last year, my exterior facing wall quite literally started to bend outward, away from the building. This opened a massive crack in the wall, tilted the door to the patio, and resulted in massive amounts of rainwater getting in the apartment with every storm. Maintenance refused to even enter the apartment to inspect it, and they waited until I moved out to even address it. For my water damaged property, I was told to "take it up with my insurance company, it's not our problem".
Payments: Metromark, owned by JMC & Co., uses a 3rd party, Minol, to handle rent payments. Together, they repeatedly make mistakes such as billing me $14,000 for a month of rent on accident, or continuing to charge rent after I've moved out. Minol will blame Metromark, Metromark will blame Minol, and your credit score will pay the price as you're dinged for late payments as they sort out the mess they created.

Today I had a room tour to decide my new apartment. The officer who helped me is very nice and patient. I think I will have a good living experience in MetroMark.

Kaeleen made the leasing and move in process easy. Angelo is always kind and warm. My unit is beautiful, grounds and hallways are kept nicely. Happy i decided to call Metromark my home.

Nice apartments but not worth the price. The gym is in disarray (equipment out of order for months) and there have been several inconsistencies with amenities (trash removal service making a mess outside apartment or not removing trash, TVs not working in common areas, bathroom doors by gym are inexplicably locked). Sounds nit-picky I know but the rent is extremely expensive so I think it’s fair to have higher expectations.

My mother and I didn’t just love and enjoy the Metromark home but we also loved the wonderful lady that gave us the tour kaeleene. She look her time not only once but twice to show us around. We really loved and appreciated her dedication.

Leasing Agent Kaeleen was an awesome tour guide. She went above and beyond to make sure the tour was in my satisfaction. Metro Mark community is a very nice and clean community. I didn’t get to meet the rest of the staff but if they are anything like Kaeleen this community will be a plus to live in. Housing cost as all of the housing communities are on the pricey side for market rent

Have been living here for the last 2 years and have had no issues. Joel, at package concierge, is so kind and friendly. Maintenance requests are promptly responded to and the leasing office is quick to respond to any concerns. Great place to live and located right next to the Orange line, making it easy to get around!

September 2023: This is our 5th year in this building. Still content with staying here. Maintenance is consistently responsive and fast. The gym equipment is slower to repair--the rower has been out for like a year, some treadmills are still in-and-out. Outdoor and common areas are great and super clean.We had a bigger rent increase this year, around 9%. Rent has still climbed at around the same rate as inflation (about 20% total since 2018).-------------May 2022: Still happy, re-signed for another year. Facilities are still being maintained.------------August 2020: We've now been here for about two years. We are still happy, but a bit less so than before.Maintenance is still phenomenal. The package concierge is also amazing and super friendly. The facilities are getting a bit older, things in the gym are often broken (but, in this coronavirus time, we're not using it anyways). Generally the front desk staff are not as responsive as they used to be. We've had to follow-up a lot on questions about rent, etc. They seem like they might be a bit overworked.The building also removed the bike maintenance room about a year ago, which was a real bummer, since I commute by bike every day. During the winter it sucked to have to repair my bike in the cold. They turned the room into a recording studio, which seems a bit ridiculous to me.------------------------Original post:My partner and I have been here for a bit over 8 months now and have been really happy with just about everything.The staff has been nothing but extremely kind and helpful. Despite some of the other reviews about cleanliness, we haven’t had any problems. Someone cleans every morning and does a great job.No complaints about noise. Package pickup works seamlessly.We’ve had a few things break. Our dryer has gone out a couple times, and in the winter our heat cut out one night. But maintenance is quick and helpful. When the heat cut out around 8:30PM, someone was at our door by 9:30 and had a temporary fix by 10, which they followed-up on the next morning.Oh and the dogs. So many dogs. It’s phenomenal.
