The best location matched by the friendly staff. Arrived early than check-in but room was ready so we were permitted in. Clean room, cozy, and Perkins Cove as a view!! We will be back!

Renovations of the rooms are generally good. The rooms are lighter and open better to the view.
There were no locks or latches on two of our windows. The manager said "oh we know " when we reported it.
The air-conditioned are a bit loud and makes the porch very hit for sitting when they are on.
The desk is small and there is limited surfaces to put anything on.
The coffee maker was cheap and did not make good coffee.
Refrigerators are available but no microwave or hot water pot.
Safety: Safe area but windows not secure

Absolutely beautiful place to stay. Looks right over Perkins Cove. The walking bridge to get into the cove with all the shops was great also. We went right before the busy season started and I would highly recommend this place. Room was very clean and the bed was comfortable. The room size was perfect and not too small for two people. Shower was huge and had great pressure. We stayed ground level so we could walk right out the door to the chairs below. We will definitely be going back.
Walkability: Just being 9 weeks out from a knee replacement made me think about others and the ability to get down to the lower level if you are handicapped. I would recommend the upper rooms because there are stairs you have to take to get down below for lower rooms.

I can't say enough good things about this hotel. If you are looking for peace and quiet, this is the place. The shared balcony is only room accessible and has dividers between the rooms. The cove is quiet and is teeming with birds. The staff is superb and the rooms are super comfortable. Great for a romantic getaway or to bring the kids or a friend and decompress.

We stayed here after having driven by many times and commenting that we should book a room at this spot. The location is PRIME, the view of the cove is perfection and we loved being close enough to walk to restaurants and the Marginal Way (can’t recommend MC Perkins in the Cove more highly, the food was phenomenal).
The room was beautiful. The balcony was a fantastic spot to sit and have a drink. The whole place was very clean and the shower was delightful, as well.
We drove our 1960 f100 here and for the first time ever, it refused to start the day after we arrived. The manager, James, took pity on us after we asked about taxi services (there are none in the off season), and called someone in to cover the end of his shift so he could personally ferry us to the auto parts store in York. If that’s not 12/10 customer service, I don’t know what is. Thanks to James’ taxi service, we were able to get the truck started the next day.
I will end this review with complete honesty and say that if you like firm beds, you will love the beds here. If you’re like me and like something a little softer, you might be a bit disappointed. STILL, overall, giving this place 5/5 stars!

You can't beat the location or the views of Perkins Cove. The room was recently remodeled and very clean. Shout out to James in the Main office for his help.
Absolutely will be back. Really enjoyed the close, but quiet location. Just walk across the footbridge and grab some food at one of the many options. Especially enjoyed the footbridge lobster.

We are on the bottom floor and hear everything from the top floor. Walking, talking, toddler feet running and crying. Not a quiet experience.The rooms themselves are very nice and a wonderful view.The Internet works well in the room. However, if you want to sit outside the door you lose it completely.

Stayed there with extended family first week of August. Great location, but is essentially a motel with tiny rooms, no breakfast, and cheap beds. Considering the price, we would not return.

Great location in Perkins Cove. Stayed in the boat building,king bed,balcony. Rooms were very nice and clean. Stayed for 2 nights and really enjoyed every minute. Front desk made checking in and out very easy. Plan to return soon.

Stayed here two nights a few weeks ago and had a wonderful time! Everything was just as shown on the pictures online, and the customer service was wonderful as well. The rooms were very quiet and close to restaurants and the beach, but far enough away from the foot traffic of the main road in Perkin's Cove. We loved watching the sailboats from our room and the lawn in the mornings and evenings and would highly recomend this cute hotel to anyone visiting Maine.

We loved staying here because of peaceful vibes, scenic views, and relaxing lawn. Plenty of chairs to enjoy the afternoon by the water. Rooms were quiet & well appointed. We would definitely stay here again.

Once again it was magical! What a wonderful place! And the renovated rooms are very pretty
I admit that we missed including a continental breakfast like in 2019
And the bathroom storage is insufficient
The air conditioning is also quite noisy
But despite these little details it's just wow
