My roommate and I love the Rockland! Brett worked with me through many obstacles and helped me to get a unit that was on the floor I wanted in the area of the complex I wanted. There staff is very friendly and they are always on top of matinemce requests. There apartments are affordable and pretty cute for the rent!

It's really bad here. There was a shooting last night. I don't think this place full of violence and insecurity is worth the money I spend every month to live here. We originally chose this place because it was cheap, but the amount I spend on the house every month is not low, and the price goes up every year... Garbage hasn't been picked up for a week, maggots... Cockroaches... It's everywhere, there's parties going on in the middle of the night, the whole neighborhood smells like weed...

Brett and all the staff is amazing they worked hard to get me in. Don’t regret moving here . You won’t regret it either . They get stuff done ✔️ . Maintenance is awesome. I just want to add be kind to the people your renting from about the trash they’re human just like us . You have to think about the trash there was over 300 move outs and move ins . It’s a lot and it’s probably one person that was trying to figure it out but the trash looks so much better and is almost gone. The pot holes ? people are talking about is fixed and if there is more I’m sure if you contact them they will get it fixed . The staff does a lot !! I recommend this place

This place is literally the worst. Do not move here. Not only was the place DISGUSTING, when we moved in, but there was trash everywhere. There is literally garbage everywhere. the trash pile has completely taken over the entire parking lot. One week ago, we got a new toilet. maintenance assured us that the toilet would be picked up that day. It has been a whole week and no matter how many times we call they won’t come pick it up. Overall, do NOT live here. it is absolutely disgusting and not worth your money.

my boyfriend and I just moved to lawrence and we were looking for an apartment complex that was close to campus and close to his work! We love it at the rockland! The staff is very helpful and friendly we worked with Brett with setting up our lease and Victor in the office is super helpful and we feel comfortable coming to them if we need anything!!!

Brett and the office staff have done a good deal to make my living situation right for me. I had an unstable roommate who made me feel unsafe and Brett wasted no time getting me moved into a different unit and I can tell the office staff really cares about their tenants.

I have lived in apartments for nearly 20 years of my life, and I can say with utmost certainty that the apartment I had here was the absolute worst. The location is excellent, amenities are okay, and utilities work great, and the apartments (at least the single bedroom ones) are spacious. That's about it for the positives. Other reviewers have extensively covered many negatives, so I don't want to be redundant. However, I must emphasize on one major problem that makes at least 2/3 of the apartments in this complex essentially unhabitable: the noise. The 2/3 I mentioned refers to all the apartments not on the top (third) floor. The walls and ceilings are unbelievably thin, and every small thing your upstair neighbor does will not only be loud, but greatly amplified in loudness. I had the misfortune of having to live here for over 4 years for the lack of the ability to move out. The first 2 years, my upstairs neighbor was a college girl that hardly made any sound other than walking (which would be accompanied by unbearable creaking which wasn't her fault), but the next 2 years I had what I believe to be two clinically insane neighbors. I've filed countless complaints and called the police several times on the first, leading her to move out of the apartment before the lease was over. I was forced to wear ear plugs to be able to sleep, because the complex's philosophy is that the person creating the troublesome situation doesn't get held accountable, but rather the one being troubled. I'm no landlord myself, but I believe that if a tenant had noise problems with their neighbor, the neighbor who's making the noise would be punished severely if the complaint was verified, and most certainly the one suffering from the noise wouldn't be asked to wear ear plugs to bed and live with it since it's "apartment living". Again, I've lived in many apartments before, but no building was ever as loud as the ones here. Moving on, as soon as the second insane neighbor moved in and I realized that she was almost as bad as the previous, I had given up on complaints and decided to purchase headphones designed for use in bed, and play white noise all night alongside ear plugs to minimize the noise as much as possible. Mind you, I did talk to this lady in person, over the phone and through text messages, as politely as I could, to no avail. If the person above you is not overweight and is walking, it'll sound like a human stomping. However, if it is an overweight person, it'll sound like an elephant stomping. Every small thing they drop on or drag across the floor makes *extremely* loud noises below, so if the person above you isn't most considerate and understanding, and you're not practically deaf, you can forget about peace and quiet. It's one thing if the neighbor is mostly considerate but would happen to drop something on the floor accidentally in the middle of the night, and a completely different thing if the person is simply incapable of understanding how loud they're being despite your constant pleas. I am unbelievably happy I finally got to move out of this dreadful place. Bottom line: unless you're going to live on a top floor apartment here, you just may be signing up for an unhabitable apartment.Finally, shoutout to Brett for being very professional and helpful. I hope he's able to find a better place to work. And, the current manager is very rude and unpleasant.- Jasem Ali

very shady business practice and does not offer the services they offer. internet can be disconnected all the times. Highly not recommend as there are many better places at the same prices in Lawrence.

We signed our lease immediately after viewing the model unit. However this complex has a great number of issues. If you are considering renting here please hear me out. For starters the parking lot is unbearable. The pot holes are at this point, dangerous. Next, the valet trash you HAVE to pay for is wildly inconsistent so much so that during warm months , expect smelly hot garbage to block your entry way. We had issues with maggots due to this. Once you’re inside the apartment, there is almost no living room and truly 0 counter space. You cannot use the oven without the fire alarm going off to make things worse. Next up, there is a cockroach issue. It does not matter how clean you keep your apartment, the buildings are infested with them. Furthermore, your shower water will not stay warm for more than a 5 minute shower. Not to mention, the neighbors are all incredibly loud and rude and the complex has an issue with aggressive dogs. For the price point look elsewhere. I’ve paid less to live nicer places. Skip this complex.

Unfortunately there were several issues when moving into the unit. The floors were scratched up, the bathroom and kitchen were still dirty, and there were some damages to the furniture that was not fixed up. One outstanding employee by the name of Brett Williams took it upon himself to completely clean the unit himself, put it order requests to fix any damages, and provide discounts on utilities due to the inconveniences. He made living at the Rockland a great experience due to his attention to detail and great care for residents. For anyone that is interested in living here, reach out to Brett and I bet he can help you out on whatever you could need. Other than the issues involving move in, everything else was satisfactory. Any repairs that needed to be done on the unit were done quick. There were no internet or electrical shortages. In terms of safety however, the rockland does have its fair share of sketchy individuals come around, but I had no experiences involving crime.

This complex has the friendliest management team I've ever encountered. Brett helped me bring someone in to take over my lease and did his best to ensure that my move-out process was seamless and that the other tenants move-in process was the same. I've only ever put in one work order before, but maintenance came the same day I requested.Overall, this community was perfect for me (a student), and I've recommended this complex to other people. As for the review I read about this complex requiring your cats to be declawed THIS IS NOT TRUE!!!!! Not even close to the truth, you pay a $300 pet fee once and then $20 a month after that, and they do not interfere with the personal care of your cats/dogs.

Overall it's alright. The apartments are pretty small and the rent is higher than it should be. They spent lots of money to paint the buildings a slightly different color, which felt kind of silly considering some of the stairs aren't finished being painted yet. The gate is never functional, but that's probably for the best because it's more of a hassle than it's worth.

I don't know why we have all these negative reviews, anyway here is my true review of the Rockland Apartments, all the way from application to move in these people have been the best staff to me Onoi and Kacie knew their stuff, Brett was off the chain, and Allison Weber always took the time to discuss and care for all of there tenants, I will miss all of you and would do it again in a heartbeat, hands downs best apartment complex ever, I'm Rodney Taylor and I approve this message, love you guys. Give all of them a raise I really felt good living there.

While working on my door (for the second time in 6 months) the 64 year old maintenance technician decided to sit 3 feet away from my roommate & make inappropriate comments and advances while she was home alone. He claimed he fantasizes about her and sees her often around the apartment complex. He took it a step further to mention she reminds him of his ex gf. My roommate started discretely recording for her own safety & even captured the maintenance man forcing a kiss onto her without warning or consent. Even with the evidence all management chose to do was remove access to our room from the specific maintenance tech & alleged that he had been assigned “additional training”. I have a feeling if It was management's daughter in my roommates position, a different approach would have been taken to rectify the situation. Don't live here, resident safety is not prioritized & incidents will be swept under the rug!!!!

IF YOU HAVE CATS, DO NOT RENT HERE!!! it is required that your cats are declawed in order to rent with them. Nothing is worth animal abuse to sacrifice for yourself
