I own my trailer. In the past 3 years I've had flooding come through my sewage and I've Notify them each time .this last spring when it rained we had a flood of sewage into our home . They first tried to say it was our property and we had to pay for it to be fix then when I pulled the Lease out and told them that anything ground and below is their problem. They pulled a pipe out of the ground, sewage went all over the lot , then the man said, ya we will have to send someone out. We had to pay for the sewage clean up, they told us that they are not responsible for the flood cleaning and we should call our Insurance company and volley claim. Witch that will cost us, not them for the damage there properly caused. I asked for the owners information and they refused. I can go on , like them telling our Neighbors we complain about there kids throwing rocks at houses. ( mine .) And lastly . The 1# reason you should not rent or buy from here is they raise the lot rent each year and there is no cap to it. I pay 1000 a month for this lot and can't even protect my property. This place is a money pit . You will not be happy here at all and it will drain your bank account fast. The Maintenance team is Inexperienced and to dumb to do there jobs. They pick up trash driving around the court all day. They don't fix anything properly. In buying this place I've found 3 outlets crossed wired with no ground. The gas stove was leaking because they put water thread tape around it . The Electrical box was messed up and had to have someone fix it . And when we told them about it . They said, it's as is so that is now your problem. I've lived in Indianapolis all my life and I've Delt with people like this seeing I've worked for a few as a Maintenance man myself. They will lie to get u here and any problem you have they will blame you and tie your hands so you can't fit it . Like when they towed my car I had just bought from someone . I had it just over the weekend. I bought it Thursday night, had plans to go camping that weekend with the family, ( raining in Greenwood) came home on Sunday at about 6ish and they towed my car from my driveway because it had a flat tire. Because I didn't switch the title and the guy u bought the car from is locked up . I couldn't do anything about it . Lost 3,000 bucks / car . Was told that the tow co didn't have the Permission to tow my car ..... a lot of bad things happen here in a short time I've lived here . Drugs,violence, not a safe place.

Sloppy maintenance, charged us 50 dollars to mow our yard, I don't mind that at all because I'm very busy I work a lot. They mowed my front patch and nothing else charged the 50 just to tell us we need to mow our grass. the grass they charged us for them to mow.. so either do all of it and do it right or wait for me to mow it. Do not recommend living here. Picky and stupid

I loved my trailer with all my heart but this park is just...the worst. I owned my trailer and I had to move out of here because my plumbing stopped working completely (which I called and asked for help and they wouldn't even give me a recommendation of who to call, I understood they couldnt fix equipment on the trailer itself bc i owned it. But they technically own the plumbing underneath). When I was moving I was not only robbed of basically everything but my stuff was pissed on and my artwork was destroyed. I still have PTSD from the whole ordeal. I already have had to deal with being autistic my entire life and now I have to go every day having the most distressing flashbacks to this horrible place. So if you think you'll be safe here, you won't. Not only this but they also forced me to mow around high voltage electric equipment or face a fine. I had neighbors coming out and warning me to not or I could, you know, be severely electrocuted but I had to tell them I'd be fined if I didn't. A few months later (after I had completely cleaned out this nasty area no one had touched for years bc they were scared of the equipment) they told me to stop. Wonder why.

When I first moved into Greenwood estates, a man gave me a heads-up about the nearby trailer park. Apparently, some residents don't take kindly to dogs being walked in the area or near their trailers. It turns out he was right, I don't like walking my dog in this neighborhood. Even though I pick up after my dog, some people in this neighborhood don't like me walking my dog past their trailer. I'm not doing anything but walking my dog. Recently, I have been preferring to take my dog to parks rather than walk him in our neighborhood. If Greenwood estates continues to increase rent, it will lead to the company pricing itself out of business and ultimately shutting down due to lack of customers who can no longer afford high rents in today's economy where costs keep rising steadily.

If I could get this place zero stars I would. So tell me how this works I own a trailer they want to tell you what you can, and can’t do on property that you have to pay them a lot rent for your own trailer to sit on but yet you’re still responsible for paying the property taxes. Tell me how that is right. Then Lord don’t have any guest over for an hour or less because you have the parking Nazis out there taking pictures of your car sticking letters on your doors or sticking a sticker on your car that you can’t get off to save your life because they got nothing better to do with their time and oh yeah they’ll tell you we have an extra lot for your guest to park at one on one side of the trailer park that you want my guest to walk to my trailer every time for less than an hour . My best advice is just don’t move in this place. It’s a big middle finger from me.

They are kicking all renters out.i would know cause I've lived at greenwood estates for 5 years and never been late on my rent. They was never gonna let us renew our lease. its corporate fault they don't want renters only home owners.place is going to hell. Stay away from this trailer park trash management is a god damn joke. I even heard some of the maintenance people now work for pebble creek.no wonder greenwood estates sucks stay away move your trailer to some where else that cares about the community

I have lived here since October 2021. Going on 2 years now. I must say, I am not pleased. They have raised our lot rent now twice, 10 percent, which is 30 more a month. Me and my girlfriend are struggling to keep up and now have to scrounge up 30 more a month, plus our sewage bill was ridiculous for some reason. I have enjoyed living here mostly, but we will probably move our trailer to another trailer Park I know which has much cheaper rent. I guess corporations only care about money and not about it's tenants. If you are buying a mobile home, you should be rewarded with fair lot rent. Maybe ten dollars a year. I guess because the government caused inflation, companies have to pass it off to others. It's not like the mobile home park even fixes anything for the rent increase. We have to fix our own problems with the trailer. This wasn't even my first choice trailer Park. I did it because of a trailer being available as opposed to being on a waiting list.
