I have truly never left a negative review in my life, but this building and the management are absurd. My roommate and I have submitted approximately 20 maintenance requests within the span of 9 months of living here.
Some of the issues we have faced start with the air conditioning not working during the hottest week of summer. My room was at 79 degrees and maintenance could not fix the issue, I sent multiple emails to the management team and they did not fix the issue for 3 days & it was as only because I went down to the leasing office and begged they called for HVAC support. I could not even sleep in my apartment it was so hot. The AC didn’t work, but neither has the hot water in the shower for months. I had to turn on the shower for ~5 min+ to get warm water and it would never get hot… this issue didn’t get rectified for 3 months & we were more than patient until other issues started to arise. We had a leak from our wall from a unit above us & had to use all of our cleaning supplies to clean the mess. Our dishwasher also left a running flood from the kitchen to our family room (also had to utilize our cleaning supplies to clean the mess), along with our sink being filled up with brown water unable to drain. This flood ruined our wooden basket holder and blankets. Bless the maintenance guy who had to keep coming up here, but didn’t have the proper supplies to fix the draining issue of our sink. Once again, the issue was not rectified until we went back down to the leasing office and said we need to be able to utilize our sink since we don’t have anywhere to put our dirty dishes that can’t be washed in the dishwasher. We have sent email after email to the management team & they have offered no rent reduction and have not even given a simple apology for ignoring our issues from days at a time.
The issues outside of our unit have also been insane. The pool was closed for more than half of summer, which is the reason we chose to live here in the first place. The trash room and recycling room were piled for weeks over the summer and the hallways smelled like vomit.
I have included photos and videos of some of the issues we have faced living here. I am devastated about the way management has gone about these issues, given the amount we pay at Newcity.

The staff is nice and the building is clean and new, but it takes weeks (if not more) for maintenance to fix anything. I’ve had several maintenance issues that were left unaddressed for weeks, our floor was left in poor condition from previous tenants, and the pool is currently closed for the third time this summer. (It’s currently July.) We also frequently get locked out of the pool due to the pool key fob being broken the whole time I’ve lived here. Just FYI for anyone thinking of living here.

The staff in the office are extremely helpful. Sabrina and Jenna are extremely accommodating and have helped solved any issues I faced in an efficient and timely manner.

Very disingenuous! Tried the classic bait and switch -- took all my information and offered 2 months rent free when I first contacted the leasing office. I offered to apply the same day given the amazing deal -- the leasing agent, Jenna, then changed tunes. She said she had to contact the regional manager and eventually told me that she couldn't offer the 2 months free. If this was the case during the initial lease signing phase, I was afraid of how things would unfold once I started living there. I ended up committing elsewhere.

Toured in March, it wasn't the correct fit only due to work location. The staff was incredibly honest and friendly during the tour. It felt like a conversation with a real person rather than someone trying to sell you on something through persuasion.

There has been a lot of oversight when it comes to package arrival notification emails, lack of urgency to repair maintenance requests, and my roommate is the only one to receive most of the important emails from the building.
I also think it is not convenient that the leasing office is the only ones in charge of parking passes since their schedule is inconsistent. I suggest that front desk have some as well so that residents can have better access to them.

This place is amazing with only a couple drawbacks in the years of living here.Positives + The location could not be better being on top of Marianos, delicious restaurants and entertainment/movie theatre and shopping steps away, and the Red Line and bus stops take you to places you want to go to (Wrigley/downtown/Sox Park, the beach, Wicker Park), front desk and security are very personable and helpful, large social spaces make it a perfect spot to have friends over.Negatives - the gym equipment is outdated and very worn, treadmill TV screens aren't connected to cable, there was an issue with the elevators being broken for a long time but seems to be fixed, the coffee machine is nice when it works but sometimes isn't stocked with ingredients, SP parking management charges $275/mo for parking in a garage that is 80% empty a majority of the time.

The property manager, Jen, is a nightmare. Her office apparently has a revolving door and a myriad of very kind and competent people have come and gone. They don’t last very long and it is because of her abusive and abrasive behavior. I have witnessed her screaming at employees and trying to humiliate them openly. I cringe at her lack of humanity, and I don’t understand how a person could be so out of touch with reality.The office is rarely open, especially on the weekend when it needs to be. Just try to come and look at an apartment. Sadly, the apartments are beautiful and this could be a wonderful, well run community, if not for her. I do not understand why top management doesn’t see that and I wonder if she holds some type of secrets? I truly don’t know , but it’s baffling why she is still here.I have filed an ADA complaint against her, so maybe they will finally understand the severity of what she is doing and the abuse that is never ending . I’ve tried to tell them but nobody wants to listen and I have a paper trail about a mile long. I invite them to contact me anytime and I have literally reached out to the owner, but I have been unable to make personal contact with him thus far. Rest assured, I will continue to try. Sadly, I would say you should avoid this beautiful building like the plague until they can finally fix it because it’s really really bad.11.3 2023My reply;After reaching out to your corporate office last week, I received an email from Bethany. I asked her to please call me to discuss what is going on at this building. She in turn sent a response, and literally CCed Jen, the property manager. When I asked her why she would do this, she said it was out of transparency. This is absurd.I am desperately trying to tell you about a very long list of issues related to your property manager, and she should not be an audience to the conversation.If you would like to know what’s going on at your building, I have a very long list, all well documented over the last year. Jen has failed at almost every aspect of property management. I’m happy to detail everything that I’ve experienced but I will no longer deal with that incompetent woman. I am exhausted after dealing with her for so long and I don’t understand why no one cares.Perhaps you should also talk to the myriad of people who have come and gone in that office. Maybe they can enlighten you on what it’s like to work with her. She has abused them all. I am truly at a loss and it makes me very very sad because you have a beautiful building, and it is being run into the ground.I invite the owner to contact me, even come visit me, and I will share all of it with you. Maybethen, you’ll really understand.11.4. 23They are refusing to accept my rent checks, and insisting I provide them with a cashiers check. I am paralyzed and I live in a wheelchair, so I do not have the ability to run out to the bank and get them a cashiers check once a month. They refuse to get me set up on their rent site And they are trying to charge me an incorrect amount of money. I am begging the owners of this property to contact me, so this can be straightened out once and for all because I cannot live this way any longer. I am literally being tortured by the property manager in this building And that’s a sin. You shouldn’t treat anybody this way much less a disabled person who is trying so hard.

If something brakes you’re on your own. I’ve been ghosted by the maintenance team and management. Not only does my room unit have issues but the building does too. the garbage shoot is clogged, AC is broken in the gym, elevators break often, and more. Better options for the price.
UPDATE: it’s been over a month. still nothing. No accommodation made by New City. Sink and dishwasher still broken. Do not live here.
UPDATE: Jen reached out and was very helpful. However, Beztak management continues to ignore the issue. Still happening over a year later.

I loved living at The Residences at NewCity! If I didn't have to move out of state, I would have stayed here. The location is incredible, the neighborhood is safe/quiet, very close to the red line, and the apartments themselves are super nice. I truly enjoyed living here! The staff is so helpful and maintenance requests were done within 24 hours every time I submitted one. Huge fan and HIGHLY recommend living here!
