I would like to begin this review by stating that Sierra is good (helped residents, when possible, but seemed to be more removed) and Pascual is amazing (went above and beyond to support residents), and they really made the Mayfair as welcoming and amazing as it was. However, I did had several concerns with the building itself that led to me rating this as a 2: not terrible, but I would not stay here again. I stayed for a year, but this is what I observed.
1. Dynamic pricing: while this is done by the parent company, this practice really frustrates me. This may be a personal frustration. But starting a one year lease in July for a studio should not cost $400 more than starting the same lease in March. To me, this practice feels nearly predatory, but once again, may just be me personally.
2. Bedbugs: Within a month of moving in, I found bedbugs on my bedframe. I do not believe they were from the moving van, and I have not ever had pest problems in the past. I cannot blame the apartment for this, though I did find bugs on the wall. However, the response was poor. One pest company was brought in quickly, and they were great! However, they were not the "preferred vendor", so before they could return for an "all-clear" check, they were informed to not return to my apartment. It took 9 days to get another pest control company to come and then they took another two weeks for their follow-up "all clear" appointment. As a result, I had to live nearly out of a couple of plastic bins to reduce the risk of spread for a month!
3. Elevators constantly being down: this was incredibly frustrating. On average, there were 1.6 working elevators, where the main elevator would be in maintenance or the service elevator would be stuck on a floor about 40% of the time. On occasion, both were unavailable. The sheer frequency that this occurred, and the time it took for repairs, were shocking to me, especially given how much of the building's population is elderly and likely cannot summit the narrow stairs.
4. Garbage trucks blocking cars: this is if you use the parking lot, but I often ran into a garbage truck (~1x/2 weeks) parked directly in front of my vehicle as I was leaving to go to work. Not a pleasant way to start the morning, and the scheduling was a bit rough, but this may have just been an unfortunate coincidence.
5. Parking: it is not cheap for a surface lot - I was paying $165/month for an unmonitored, aboveground space. With that being said, last December, with little notice, residents were informed that they needed to PURCHASE their own parking sticker from the towing company that services the lot. In addition to the monthly rent for the spot. This was non-negotiable, and such fees were not discussed in the lease agreement, but residents were forced to buy this sticker themselves under the threat of being towed. As with many other experiences at the Mayfair, a procedural change by management led to the financial burden being passed to residents, with absolutely no discussion, accommodation, or recourse.
6. Bike and package stolen... long story short there is very little security for your personal items.
To summarize, this is a decent place to live in Hyde Park. But, for the price, I did not find it to be worth the hassle. I am thankful for my time in the Mayfair, but I am overjoyed to move. The on-site management and maintenance were really what saved my experience, I think my frustration is primarily with TLCs pricing of the apartment and the building's age. I may not have as high a tolerance for these things as others though, sadly.

The ratings here are lies. I was going to leave quietly, but since Sierra wants to act childish and unprofessional, let's go! Clearly, she has a problem with me. One of the ladies below who gave a rating told me the property manager did it for her. FRAUD and UNPROFESSIONAL!
It's a CHA building, and they failed inspection due to mouse problems. Elevators are never working. The property manager has cameras, which she can watch from her cell phone.
The lack of professionalism Senior Property Manager, Sierra Jones, has been portrayed as a representative for TLC Management. It was brought to my attention numerous times when she went back and told several other tenants about a personal matter involving a court case. Disclosing private information involving a judgement, spreading invasive false narratives about my living situations, and accusing my emotional support animal as the reason there is a smelly odor on the seventh floor leaves me no choice but to write this review.
First, Ms. Jones informed other tenants without my knowledge, saying, “It’s a good thing Brittney is moving because there are a lot of people moving.” Factually, I must move due to being late on rent and short $200. At that time, I asked Ms. Jones if I could get three more days since I started a new job. At that time, former Raquel McPherson was asked to assist since Ms. Jones could not handle the pressure. Again, due to my lateness and short $200, an eviction judgment was started. I was a recent graduate with a Master of Science in Biotechnology. I could not find a job in my field. I accepted a job through a temp agency to avoid any financial burdens; however, that wasn’t enough. I have been blocked from receiving packages or any updates regarding Mayfair. I did not receive any emails or notices from management to enter my apartment. Legally, I was still a tenant! Everything has been blocked!
Next, Ms. Jones has spread false narratives about my living situation and my dog, who is an emotional support animal. There has been a foul odor on the seventh floor. However, the smell is present next to elevators. My apartment is at the opposite end of the hallway, near the back door. Ms. Jones proceeded to tell tenants the smell was coming from my apartment and that I was the only one with a dog on the floor. My dog weighs less than 18 lbs. There is absolutely no way he will cause a bad odor with his size, and the smell is nowhere near my apartment door. Due to having severe allergies, my home is very clean and spotless. My dog is potty-trained. He goes on walks three to four times a day. Ms. Jones then tells the neighbor, “She’ll (me) be moving soon, so it shouldn’t smell like poop anymore.
Is this who you guys hired as a senior property manager to represent your company? Why would she assume my place of living is causing a horrible smell? This is slander! I’ve been away from my apartment for several months due to having two major surgeries with complications. My dog and I have not been around for months.
This is not the first time someone has come to me and informed me about her. I ignored it the first few times because I literally stay to myself. At the time, I had no issues with Ms. Jones; however, slandering a tenant to cause hardship to a human and exploiting confidential information shows malicious behavior and unprofessionalism in a workplace and is a form of retaliation. Unfortunately, for myriad reasons, this leaves me with no choice but to look into a civil rights lawsuit against Sierra Jones and TLC Management.
I’ll take it down once I get an apology, and if it gets deleted, I will post it again.

I appreciate the superb quality and excellent work ethics Ms. Sierra has exemplified to myself during my stay @ The Mayfair. Ms.Sierra exemplifies patience and humility whenever I have addressed certain concerns or issues that I've had with my apartment , and being very helpful in obtaining , explaining documents , lease agreement , insurance , etc. Ms. Sierra is intelligent , quick thinking , fast moving right down to the modern time.

Mayfair Apartments is a wonderful place to live! The four years that my wife and I have lived here has been great. Our good experiences were greatly increased when Sierra Jones came aboard. She is polite, professional, proficient, and an awesome property manager. She listens to our issues and does her best to set matters straight. She does this for all of the residents and we appreciate it immensely! We will miss her follow through on issues pertaining to the building. Sierra works to resolve issues, rather than avoid them. She wants all to be comfortable within the building. Thank you Sierra!The Maintenance Tech Pascual is Awesome. He is friendly, and knowledgeable about the service issues in the building. When my kitchen sink was backing up one evening, I called in for assistance and Pascual showed up quickly. He resolved the clog issue within twenty minutes! I was very impressed. Pascual knew just what to do and he did so with a smile. Thank you Pascual! The Mayfair Apartments are a fabulous place to reside. I recommend that if any are searching for a place to call home, Mayfair Apartments is the place to go! No Cap!

Sierra Jones and Rachel McPherson are the best thing to happen to this building and I am willing to bet, the best thing to happen to TLC. However, that is where my praise ends for this building other than the location. There are several issues in this building that TLC, the company chooses to put a bandaid on instead of actually resolving. The elevator and laundry rooms are both constantly down. I had an overflowing sink for 6 years that would often overflow into the lobby creating a rain shower. For two thanksgivings, I had other tenants FOOD coming into my sink and overflowing onto my counters and on my floors. Never mind the things I lost because of the water damage. My under sink wound up having mold from all the water and it was never fixed. The fire department once knocked on my door to let me know if they didn’t turn the water off, my sink would cave in. I had a refrigerator that didn’t work for months.. numerous groceries spoiling. The centipedes were also crazy in my apartment. At one point, there were multiple ones every day. The elevator, laundry room, and call box were all down at the same time at one point. I went over a year without being able to use the callbox because the previous property manager gave me the wrong code. They never followed the heat ordinance in my time there and I was told to “buy a space heater” in a Chicago winter. My packages started disappearing and what do you know, the camera to the package room didn’t work.To top it off, the refund check TLC gave me bounced.However, with the issues presented much out of her control and frustration from tenants, Sierra managed to handle it all with a smile and seemingly little annoyance which I admired. 10 stars for Sierra (property manager) Rupert, John, and Will who were all in maintenance and Rachel (senior property manager) but little to none for TLC as a whole.

Sierra, the property manager is the best! She goes above and beyond for her residents, and makes everyone feel welcomed, safe and at home! She really makes living at the Mayfair worthwhile! ? And the maintenance staff is quick to respond to requests and we got new washers and dryers! ?

They have completely ignored my calls, voicemails, and emails. I can't imagine having to deal with this from a landlord. Rental costs change daily, and the customer service line for TLC is pretty much useless.

I love our new Management team. They take care of all my needs in a timely manner. They are very down to earth and personable. They keep our lobby clean and smelling good. They provide lots of good snacks and drinks for us, and they always keep it decorated for every holiday. Sierra is a beautiful person!
