Hands down worst management company in existence. The property manager at a gorgeous condo building in the Gold Coast area fabricated a total lie about someone I know and single-handedly ruined their life in the process.

I miss first residential. Ever since these guys took over River Towers everything has gone downhill. Staff, amenities and state of repair are all much worse than they were a year ago.
It’s also clear that these guys operate about 20 years behind from a technology perspective. They’ll send 5 emails a week that have no relevance to 98 percent of the residents here. Maybe use a distribution list instead of blasting the whole building because you lost the parking records or because there might be construction noise 22 floors away…
It’s also beyond coincidence the number of amenities that had needed “full replacement” after these guys took over. For decades, the laundry room has operated without issue but suddenly since they took over, management unplugged half the machines and then decided we needed to outsource laundry management to a third party for triple the price. Similarly, after taking over, our existing pool servicer was deemed to be insufficient and sudler brought in their own. Sudler also brought in a new housekeeping service which led to a 114 percent increase in costs.
Transparency and accountability are lacking. Sudler needs to do better.

I don’t know why a property manager wanted to damage my home. But Kristine Olvaney did twice to me. Mr Levy, I would really appreciate if you could address the underlying issue with Nancy Black, the new property manager.

Sudler Mgmt took over management of River Towers in Minneapolis last fall. The manager they placed into our Condo has made this place a living hell. He has harassed me, lied to me about my HVAC and broke into my suite without cause or notification. When I message the main office to report his behavior, I got a "cease and desist" letter. Now, me the victim gets blamed for reporting issues. We have a group of victims of this guy, but Chicago just blames us for the problems. Personally, I know at least 10 people who have had serious issues with this manager. Our board is aware of ongoing issues.

I have lived at 2 E Erie for the past two years and felt compelled to write a positive review before I move. I have lived in several other apartments in Chicago and this has been my best experience by far. We had an upstairs neighbor have a water leak and the management was incredibly responsive and handled all communication with the contractors and unit owner. There are so many terrible building management companies out there but this is not one of them!

3/27/2024: Received in my mailbox (checked mostly every day) on 3/26/2024 a letter "Stuber v Sudler" class action settlement notice that states that I must respond no later than January 15, 2024 to receive compensation for their data breach and get 3 years of credit monitoring. I guess this is the new lawyer legal landscape of corporate misconduct is to send legal notices past the action date cutoff with no date stamped when it was mailed or sent. Plus the letter says if I did nothing by Jan, 15, 2024 then I lose the right to sue. What a sham of a company! Our country legal system is only for the benefit of corporations!

ON site Sudler management for Waterford Condos Chicago refuses to exterminate for SF constantly in this bldg.Crawling out of my living room carpet & recently on this wall.Will not allow Smithereens to effectively exterminate this bldg. Once a month all owners' units & the entire bldg.Replacing pipes not..SF will come out like water now.Promised to exterminate new pipes NOT true.Outwardly bldg.improved .Bugs r present all the x.Many owners moved or are moving tired of many high specials & only Assn. FRIENDS are hired to these projects.My lawyer is convinced Assn.gsts kick bks.Building had moths no extermination

Management is unresponsive and misrepresents what you said and policy. He'll say whatever is easiest to not have to do anything even though t. hei contract requires them to actually resolve a matter. Lies just to "get rid of you." They don't care about you, just your money.

We designed a unit at 14 west Superior and I am compelled to share my experience with the staff at One Chicago. They were efficient, kind, professional and accommodating! Kelly, Georgi and the front door team, cleaning crew were nothing but smiles and service. Wonderful Staff!

The quality of service by this management is below average. They do the minimum, if that, and are constantly cleaning up issues instead of preventing them...which in the long run would be quite cost effective. For example, the data breach a couple years ago, antiquated systems and low (or no) level employee training led to a data breach which compromised personal information. Trust is low, competence is questionable. For better value of your community's dollar, find a property management who is transparent, who can understand and quality control employee's understanding of cyber security, and one who looks to ~prevent~ conflict before it happens. Get with the times!

Sudler is a horrible property management company. They have been managing the 1700 bldg for over 10 years. I have lived in the bldg. for over 20 years. This company has mismanaged this building for years and now what was a beautiful bldg 20 years ago has become a dump. The walls are dirty, the carpet is filthy, bldg cameras do not work, chipped paint, the laundry room is outdated...the list can go on. We have a board of directors controlled by a president with a conflict of interest. He personally benefits from Sudler because he and his family receive perks. Anyone considering purchasing a condo, I recommend that you do your homework. Do you want to purchase a condo for 200k where EVERYTHING is outdated? Hallways haven't been renovated in over 20 years nor has it been painted. The front desk area has faded carpet and chairs, fake flowers, chipped paint, laminated signage, and the list goes on. The doorperson(s) are paid at a higher rate because they are supposed to be a level up from security. They just people-watch. They rarely open doors and barely help ppl with their packages, and most often do not speak. Living here for over 20 years means my condo is almost paid for. The Obama Library is coming, new stores, etc....the location is prime real estate, which is why I have to sit and wait. My prayer is when the library comes the 1700 building won't totally be section 8 and I can sell and make a profit. I am holding my breath and fingers crossed that the board of directors will get tired and give up their seats. The board is controlled by one person, Alon. My hope is that he will move or get tired and get out of the way so a new set of directors can come with fresh ideas, fresh eyes, and innovation....He is a true racist and over-inflates his contribution to society. He is a Trump supporter and so is Sudler. He lacks the vision to bring this build back to where it should be and as long as he continues to benefit himself from the relationship with Sudler we are stagnant. Erica
