Coming up on my first year here. They were very helpful in a time of need getting into my apartment. Everything I’ve had questions or problems have been answered or solved in a timely manner. Very appreciative and happy to live here! Recommend moving in here to anyone!

Beware! Beware! Do not live here! Negative stars!!This was the worst experience of our daughter’s life. The management cared NOTHING of her well- being, they only cared about taking money from her. The noise from the upstairs neighbor was off the charts (we have the recordings to prove it). Hours of singing, chanting, screaming, swearing at the top of her lungs and banging that shook the apartment, all happening before dawn and causing days and days with no measurable sleep. She tried addressing the issue with the neighbor and was met with rudeness, profanity, and acceleration of the noise. She went several times to the office, but the office staff was useless. They told her to call the police (the police know the way, they make many visits to the complex for other matters!), the police came but told her it was a management problem, which we already knew. According to the lease #20 Prohibited Conduct it states, “You..may not engage in the following activities: behaving in a loud or obnoxious manner; disturbing or threatening the rights, comfort, health, safety, or convenience of others…” The management staff only cares about enforcing the parts of the lease that put money in their pocket. My daughter spoke to Stephanie who pretended to be a caring individual (though I can think of another c word to describe her) She listened, took notes and acted like she was going to help. She did not, she disappeared with no follow up. My daughter unfortunately signed for another year, thinking the issue was going to be addressed. She is a graduate student and was working two jobs. She didn’t have the time or energy to deal with moving and was duped into thinking they were going to honor the clause in their own lease. They have no honor! When trying to discuss the problem with Angela, another waste of space, she rolls her eyes and checks her cell phone. There really needs to be some adults working in that office! We had to put our daughter up in a hotel for several days as she was exhibiting signs of sleep deprivation. When we pushed them on moving her out of that apartment, they fought it but finally offered her a crappier more expensive one. We declined (good thing because the day before they wanted her to move, the building burned!) We had enough and got her out of hell to protect her health and well-being. She didn’t feel safe living there. She was forced out by incompetent management. Of course, they charged her for breaking the lease she hadn’t even started, even though they are the ones who didn’t honor their own lease, anything to take money from tenants! They tried to keep her security deposit, which our lawyer told them was illegal and they added a carpet cleaning fee which was not allowed. When brought to their attention we were told it was accidentally automatically added. Anything to try and get money from tenants!! She now lives in a lovely complex with wonderful neighbors and a management office that is on top of everything! They feel sorry for her when they hear where she used to live because they know the horrible reputation of the Arbors, a reputation they have earned. Uncaring office staff, halls consistently smelling like weed, police constantly seen addressing issues… are some of the issues I wish we had known before. We hope we spare others from making the same mistake!

I wouldn't recommend the Arbors to my worst enemy. I'm a graduate student and lived in a one-bedroom at the Arbors for a year. My upstairs neighbor would regularly sing, scream, hysterically sob, play music, stomp, and engage in screaming matches with her boyfriend anywhere from the hours of 10 PM - 8 AM. When I tried politely speaking with her about the noise level, she was defensive and rude. I spoke with management about the issue and nothing was done. I went back a second time, and property manager Stephanie did a great job pretending to care. She assured me that she would speak with my neighbor. However, weeks passed, and she never followed up with me, the noise only got worse, and I never saw Stephanie again. If I would knock on the ceiling as a signal to my neighbor when the noise was excessive, she would intentionally increase the noise level and yell at me using profanity. It got to the point where I had to call the police in the middle of the night. My neighbor refused to answer the door for the officer, who told me to keep addressing the issue with management. I went back to management for a THIRD time, and Angela told me, "There's nothing we can do about that. You can keep calling the police, though." When I tried voicing my concerns with her, she spent the conversation rolling her eyes, sighing, and checking her phone. Very unprofessional and uncaring staff. They don't care about anything but money. I was chronically sleep deprived and felt very unsafe, due to my neighbor's apparent unstable state and anger issues, the constant presence of police addressing problems in the complex, and the arguments about drugs I would hear in the parking lot. Management did absolutely nothing to help me. When I asked to move to another unit, they offered me a more expensive, but worse apartment. I then decided I was going to finish out my lease and move. However, I had resigned for another year a few months prior, before I knew how awful management was. They then proceeded to charge me hundreds of dollars to break my next year's lease that wasn't going to start for another two months, attempted to withhold my security deposit, and charged me for an $80 "carpet cleaning fee", that was not mentioned in the lease. They will do anything to get money from you, whether it's legal or not. I had to get my school's attorney involved, and the issues with management dragged out for months. I was going to school full-time and working two jobs, so I was already under a great deal of stress, and the Arbors just piled on top of that stress. I now live in a wonderful complex with a competent management team and kind neighbors. DO NOT live at the Arbors. The complex is dirty and unsafe, neighbors are rude and self-centered, and management couldn't care less about the safety and well-being of their residents, as long as they are making money. If you see a good review, it's probably due to the fact that they regularly attempt to bribe residents into leaving good reviews. I wish I could give negative stars.

These apts are the worst my lease ended not to long ago and I do not recommend these apts in Bloomington first time moving to Bloomington but anyway these apts are trash the upgraded apts aren’t updated just lights and cabinets my front door have gaps in between the top and the bottom of the door so I have to put a towel at the bottom of the door so cold air doesn’t come in. I try not to get packages delivered to the apt because I don’t like going to the office cause it’s a rude lady that works in there and she very unwelcoming. So I gotten a letter from the office telling me that my lease was about to be up in 4 months before it was but whatever it’s cool the thing is that the letter basically said sign your lease on a certain day or tell us your moving on the same certain day i needed to sign the lease and if I don’t I have to VACATE the apartment within 24 days!!! (I had to count the days of the date they gave me so yes 24 days ) Like what? I’ve never experience or heard of anything like that, like that’s 3MONTH before my lease ended and you still have to pay a fee for them kicking you out!!!!!!! ( they didn’t say them exact words, but that’s what they said and they definitely use the word VACATE)These apts need to get it together cause it’s NOT WORTH the time nor the money, last thing the apt they will show you isn’t the same apt y’all get you will be bamboozled

The property manager has gone above and beyond to take care of the few issues we had when we moved in. She was very kind and courteous and attentive to our needs. The maintenance staff came out right away on the weekend when our air conditioning went out and they took care of it for us. Everyone we have encountered has been so kind to us! We love it here!!

Awful place to live maintenance is abysmal and the front office ladies can be very rude and condescending, I never even got an itemized list of why I never got my security deposit and any request to get one hasn't turned up anything. Very awful experience and now they have me in collections despite no communication.

I scheduled 3 tours that were all cancelled without explanation the day of when I was about to drive from 2 hours away. I have learned from other people that they do this to just about everybody. When I submitted my application, they wanted an additional deposit and additional rent because of "limited rental history" when I have as much rental history as you could have for a 23 year old and never had problems with this before. Although I have not lived at Arbors at Eastland, I have heard of extreme issues with mold, plus the constant canceling of tours is suspicious to say the least.

The staff here are extremely amazing people. They strive on making anyone that comes through their doors welcome and help in any way to get that person a place that they can call home. I was so pleased by everyone that works there. I highly recommend anyone who’s looking for a place to live yo take a look at this place. I can’t wait for the long memories I’m going to have living here.

so far, I'm not impressed and very disappointed. my daughter was scheduled to move in Friday, June 2nd. Wednesday, May 31st, they called her late afternoon to say she couldn't move in until the 2nd. I had taken the day off of work to help. We had a moving company helping them move them out of there old place. we had everything lined up and in place. The fact that they had to be out of their old place we went ahead with the plans. When we got to Bloomington, we had to rent a storage space because she was not able to move into her new place. she then called me today and says that, yes, she can move in on the second. But not until 2 PM. Poor management. Not hopeful that it will be ready at 2 tomorrow as promised. Very disappointed.

I would give zero stars if I could. Pest control issues, noise complaints that don't get addressed, and now we have had a leak in our bathroom from the upstairs unit for over a month and we have put work orders in and it hasn't been fixed. Now we have mushrooms growing out of our ceiling!! Unbelievable! I've also been requesting to speak with the property manager for months now and each time I'm told she is busy and will contact me at another time. I've tried to go into the office and every time they tell me she is out of office. This place is horrendous.
