My son lives here currently and his AC unit has been out for over 2 weeks now. They installed a small AC unit in his bedroom. The temperature outside has been over 90 degrees everyday since it is summer time. He has sent multiple emails as well as called in to talk to the office. There is no communication and all they have said is the compressor is ordered. Three weeks later it is not installed and we’ve had no updates. One time they told him that it was installed earlier this week on Aug. 27, 2024 but when he came home, it was still hot as hell. They said it is not an emergency because of the tiny AC unit in his bedroom. Tell me who the hell thinks that the AC window unit from the bedroom can cool the whole freaking Apartment!!!! I think I should call whistle stopper on action news and see what they say then. Elderly people die in heat but I guess if you’re not elderly, they don’t care. Or they just don’t care in general.

DO NOT MOVE HERE, YOU WILL REGRET IT! This is the worst complex I've ever dealt in my life. The apartment was mediocre, which is fine, considering it was the lowest rate in East Cobb at the time. Management is horrific. Apparently, when you move out, they mail you "damages" that you are responsible for. I've been in construction my whole life to know, if the products aren't built to last they won't, but this apartment complex charges you for your use of the bathtub, the counters, and the carpet replacement after you move out. UNLESS YOU TELL THEM IN WRITING, that your counter tops are used and the tub is peeling. And the best part is they don't tell you about it. They "mailed" me two letters (we never received any letters) until the debt collector actually called me. The apartment complex never called me, emailed me, or made any effort to let me know there were charges left. They also close your account when you move out, so the method you've used to pay your rent for 12 months is no longer valid. Don't move here. I even got the number for their corporate office to express my concerns, and their voicemail says there is no one to answer your call. Please leave a detailed message. It's been an absolute nightmare that will never end. We moved out in March and are just now (end of august) hearing of an unpaid balance of choked up charges for material replacements. Unacceptable behavior from a professional business. I repeat. DO NOT MOVE HERE.

Well kept landscaping, friendly maintenance staff, major issues have been addressed quickly. They have a few social functions. Quiet property most of the time with occasional presence of security officers.
Amenities and appliances could use some updating. For instance, the laundry room machines are unreliable, and residents have to contact the offsite vendor for repair or reimbursement. However, it is an older property.
Neighbors are mostly friendly, and it feels more like a village than apartment community.

I moved in Aug 2023 & still, after several requests, they still have not completed my work orders. The worst being the hole where the rats are getting into the building and am afraid they will get back into my apartment again! The trash service we are forced to pay do not pick up on a regular basis and then just recently they tagged my car with this huge sticker stating my tags are expired but they do not expire until Aug 2024! I have scrapped it off my window and tried everything to get the sticky goo off but have been unsuccessful. I work at a bank and had several people as me about it. That is so embarrassing!! Still have issues with the fuses and air conditioning not to mention several more that they have not taken care of. The one thing I really loved is the property is quiet and I have great neighbors but the neighbors have had the same issues so they are moving and the people the new ones are not as quiet or friendly. Unfortunately, I can not afford to move either.

Big pest issues. Had raccoons dig through our trash as well as our neighbors. In the morning the stairs were covered in various items from the garbage they got into. First day we moved in we couldn’t sleep from the scratching and scurrying on the roof. Then the building burned down and management handled it awfully.

Summer has already arrived in a worse and worse state and see how disgusting the Picsina area is. They can’t even clean the tables, which is new but never. Even had maintenance, the edges of the Picsina are always full of garbage until it comes out, no one can enjoy these spaces so disgusting, not to mention. That I have more than a year here and I never see anyone cleaning and the poots do not work they are only ornamented but to overcharge if they are punctual

I've lived at The Falls at sope Creek for 13 years. The management and the maintenance crew are amazing. I love how close the great stores are. Downtown is only 15 minutes away and close to I-75. East Cobb is a very nice area to live.

Don't move here, if you want to sleep the neighbors make a lot of noise and you can hear them in the bedroom or running up and down, worsts apartment I ever been at, I talk too a lot of neighbors who move out, they say this apartment is a scam. They promise washer and dryer and fire place and there's was nothing in the apartment. And they price so much for roaches, spiders and got bite April 8 2024 and I was like hell naw. So don't move here now my blood pressure keep high. And the water does run black.

This is the kind of place where people have gotten robbed at gunpoint on the walking trail. The kind of place where I had to wait 4 hours in November to get into my apartment building because the SWAT team was doing a drug bust and shot active fire into a unit where a dealer had barricaded himself in. The kind of place that doesn't come through on its commitments when you make a maintenance request. The kind of place that lets children break into your car or steal your mail.
This is the place where I learned a lot of hard life lessons and how to stand up for myself because they repeatedly let me down.
And just as an example, see the mold I took a cabinet picture of when was first given my apartment.
