Living at Monterey Village has become increasingly frustrating. I work hard to maintain a decent living environment, and it is disheartening to be met with dismissiveness and neglect. The ongoing issues, including trash around the property, a broken gate, and disruptive neighbors, further exacerbate my dissatisfaction.
Maintenance: Currently, there is no online system for submitting maintenance requests. To report an issue, you must either call the leasing office, which often goes unanswered, or visit in person—a significant inconvenience for tenants who work during business hours.
Garbage: The garbage compactor frequently breaks down. When it’s temporarily fixed, large bins are brought in, but they are often too tall for children or some adults to reach. As a result, trash ends up on the ground, attracting stray animals and even homeless individuals who rummage through the garbage.
Gate: The gate is almost always broken. I can’t remember the last time I actually used my gate card because the gate is never operational.
Breezeway: The breezeway is often a mess, with kids playing and leaving behind water balloons, trash, and even more concerning items like milk spills, vomit, condom wrappers, and pregnancy tests. (I have pictures available if needed.)
Pool: While the pool is currently open, it hasn’t always been accessible. It was just recently reopened after being closed for an extended period.
Tennis Court: The tennis court is in a deplorable condition. On multiple occasions, I’ve seen dog feces scattered across the court and even a grocery cart left there. (I can provide pictures of this as well.)
No Playground: The lack of a playground forces kids to play in the breezeway, leading to chaos. A designated play area would help reduce this issue.
Dog Stations: The complex needs more dog stations. Currently, there are only two, which is insufficient for a property of this size.
Bilt App: While I understand the app’s purpose in facilitating rent payments and boosting credit, it falls short in providing essential services to tenants. There’s no option to submit maintenance requests or even view your lease on the app, which is a significant oversight.

MOVE IN- I did not have the best experience living here. I moved from out of town, thinking I will have a nice place to call home, but it has been quite a different experience. When I viewed the apartment, there were some things that I noticed were not done and I was promised that it will be completed by the time I moved in when move in ( a week and a half later ) and when move in day came the apartment was still not ready and had not been cleaned. I had to wait hours in my car to finish cleaning the apartment after about two after about 2 to 3 hours, I asked if I could just move my stuff in at least because I have been waiting in the outrageous heat . I was in the apartment directing the cleaners with the clean and they still didn’t do a decent job. I was compensated 1 day worth of rent.
My countertop was supposed to be finished before I moved in and then a week later they finally came and I had to stay out of my apartment for a few hours while the fumes aired out of my unit. This was supposed to be done before I moved in. They told me if i denied the service I would be fined when move out for “ property damage “.
During the first couple days of my stay, one of the maintenance man made an uncomfortable gesture towards me and I reported it to the office. I sent them an email saying that I didn’t want him coming back to my apartment for the duration of my lease, they called me back and said that “he didn’t mean it like that”.
VALET- I was given a dirty trash can when i first moved in. Neighbors would put loose trash in the can so i would get tickets occasionally. Most of the time the dumpsters were full. Making the community look dirty.
GATE KEY- there is a $25/ month gate fee. The gate only worked for about one week max for the duration of my stay.
POOL- The pool was open between july - labor day during my stay. It closed sometimes for inspections for days at a time. It has not opened since.
LAUNDRY- only 2 washers and dryers and its very small.
APARTMENT ISSUES- There was another situation i noticed my water heater leaking into my bedroom. They were supposed to replace it instead of just vacuuming the water up. A few days later my apartment flooded. I put in a work order for my garbage disposal a few months back. He came and took the whole sink apart and it still doesnt work properly. There is occasionally a leak under the sink which leads to bugs and mold ! My drains were disguisting and filled with hair. My bathtub didnt work either.
BUGS - This community has roaches. I was greeted on my first day by a neighbor and she said roaches were a problem but i told her it was only my first day . Gnats are horrible as well.

Management lied about opening the pool , we've been waiting months and they always say it's opening soon instead of just telling us it's not going to be open. Paying a lot for rent and not even being granted access to a payed amenity is absurd.

Good place . I read somewhere that the pool never got opened all summer and im starting to think thats true because everytime i call its the same thing . Also the gate is always open but part of your rent is a gate fee , makes no sense to me why were paying that . But they always have an excuse for either of these things I mentioned and its always the same one . Place is good over all but those were the most important to me when moving here ..

Where do I began If I could give Monterey village a 0 I would because they for sure don’t deserve a 1 if you are looking for an apartment with good living conditions and a professional team such as leasing and management this is NOT the place you want to come to they have made my living experience a living hell including my 7 years old child. From day 1 till now it has been nothing but BAD!!!!!!!! Please do not waste your TIME OR HARD EARNED MONEY COMING TO THIS ROACH INFESTED COMPLEX THAT WILL AND TRY TO TAKE YOUR MONEY.. NOT TO MENTION IF YOUR CREDIT IS GOOD DONT RUIN IT BY COMING HERE!!!!!!!!! & this is a real recent review ! Coming here was the worst mistake I have ever made!!!!

I want to express my sincere gratitude and appreciation to the amazing Management and Maintenance staff of this very beautiful and well-maintained apartment community. I am a new resident, and my entire apartment hunting experience was impeccable. Everyone is so professional, kind and efficient. I feel like I have just moved into "Paradise". I had been looking for an apartment community like this for several months, to no avail.
However, when I finally prayed about it, and gave it up to God, he immediately answered my Prayers. Thank you Property Manager, Rhonda, JayLyn, L.J., and the rest of the fine Staff here at Monterey Village Apartments. The entire team is absolutely Amazing! Thanks for making me feel like Royalty. The Property is very Beautiful, and I highly recommend living here. I totally Love It!

I had such a great experience visiting this place . Everyone was so nice & Ms Tyeisha was such an amazing help. She was kind , patient, & understanding throughout this whole process and I appreciate her for this. I truly recommend this place .

I am helping my daughter with finding her first apartment and I'm SO glad we came here. In addition to me wanting to make sure she understands the process of renting, I also wanted to show her how she is SUPPOSED to be greeted and treated as a perspective tenant with excellent customer service. From the phone conversation we had the day before to us meeting her in person and touring the unit, Ms. Jaylah was AWESOME!!! She was very nice and professional and answered all of our questions. The property is also well kept on the outside and the unit we saw was clean spacious and the perfect floorplan for her needs. I am 100% confident that my daughter and my grandbabies will be in good hands at this property.
