I have been trying to get in contact with the leasing team for a week regarding my application and still no response. My next step will be to contact corporate. Update: I have now moved in.....I handed Peyton a 800 Western Union Money Order on July 30th. She hands it back to me on Aug 6th and says she was unable to "process it." I found out that it was cashed on August 2nd. She did this out in the open for others to see and hear. This behavior was completely unacceptable and needs to be addressed. For this is not my first issue with Peyton.

Moved in about a month ago and could not be more happy with our experience so far.
We had a lot of anomalies at move in from our air conditioning being broken day 1 to parking card not working and most recently our garbage disposal stopped working. First off, they worked tirelessly for 2 days to get our ac unit back up and running while providing us a portable ac unit while we waited for it to be fixed. Card was fixed in no time and disposal was fixed literally within an hour of the ticket being submitted.
Peyton, our leasing agent was great with move in and maintenance staff is very friendly and always seem happy to help!

I showed up early for a tour and there was no one there to greet me for 15 minutes. At one point an employee said, "there's someone at the front." The other person said, "Shhhh" and closed a door where they hid behind it. Frustated at waiting, I then decided I would get my car from across the street because I could not find parking and put into the Cortland garage. Second time I went into the office and there was still no one to greet me. I waited another 15 minutes. Then I started yelling, "Is there any one there?" Finally, I knocked on the back door where they were hiding and a person came out in slippers. I asked for my parking to be validated. I asked if they generally treat people this way. She said,"no, there was supposed to be someone there." She did not apologize. I decided if that's how they handled their front office, I would hate to have them managing my apartment complex. Iti's a second-rate complex at best. Totally overated.

I recently toured this property with Tracy, and she made it so comfortable. She was so knowledgeable and answered all of my questions including concerns I had from past apartments I’ve lived in. I love the amenities and how they have so many events planned to bring the community together. I can’t wait to move in next month!

This is by far the best Cortland property there is! The location is great and the people are even better! Tracy gave me a tour, and her communication and knowledge is superb! I’m in love with the place and the community. Can’t wait to move in soon!

Best customer service.
Reggie and tracy the best A+++ are great people and are very professional. I’ve worked with them for years as a delivery driver and this place gets an A++ for all around kindness and attentiveness towards to residents.
The entire court land crew is great and make me delivering here a memorable experience.

The minimalist design and layout along with the well placed decor gives this a two thumbs up from me! My leasing consultant Tracy was an absolute pleasure to work alongside with, I hope I can revisit this place soon

I toured this property this past Saturday and Marc was awesome. I’m relocating back to GA so I flew in just to find a new apartment. I did not have an appointment however, he made time to show me around and answer 1000 questions. He was kind, patient, professional and very helpful. He knew each resident we passed while on the tour and stopped to say hello and ask how they were doing. Marc made my decision on finding a new home easy! I’m not sure what his role is on this property BUT he should be in the front office helping prospective residents.

The 2 unique things about this complex are the location- unbeatable walking to all the square but near neighborhoods - it's quiet, without the 'city living apartment' vibe. Second is the community of residents- friendly, real, all age groups even seniors, lots of Brits and Europeans it seems. They run their own book clubs, gatherings, hang out and talk together... friendly but adult, real, kind.
The management team responds quickly, within the day, and also hosts activities for residents. They're taking a nice building and making it even fancier, although the residents were happy how it was.
Very quiet building too.
Finishings in the apartment seem below the level for this price point (doors or baseboards with gaps, appliances that work fine but are 7 years old), but we overlook that, lovely common areas. The apartments and building are very clean, no pests, no mold etc.
We love living here!

Mixed feelings, but overall 4/5 is a fair rating.
For the most part we liked it more when it was still Place on Ponce. Cortland quite literally removed all the charm from the actual building and in unit renovations. The upgrades are sterile and painting the exterior brick white was beyond unnecessary. Now it looks like every other new place popping up. Since Cortland took over it has also been a revolving door of team members in the front office; granted that seems to have stabilized recently. Major kudos to the new maintenance team though - nothing but great interactions.
Our absolute biggest gripe with Cortland operations is when you want to speak with the front office (think maintenance, questions, etc), you can only reach their OFF-SITE TEAM in some corporate building for your issues 98% of the time. It’s the most inefficient and frustrating thing I have ever dealt with in an apartment complex.
Pricing is iffy. Expect a renewal rate increase at the end of each term. Even if you find out the same floorplan is renting out for significantly less in some cases at the same time (ahem, our case). Retention efforts were more prioritized by the maintenance team which is impressive and sad all at once.
Can’t say enough about how great the location is - walk to anything you need, 2 quick-ish routes into downtown. Decatur is wonderful. The residents in the building have been great from our interactions as well. One of the best neighborhoods to walk around in right next to the complex.
Will you enjoy living here? Probably.

The leasing team at Cortland has been amazing. They took the time to address each and every one of our questions and even stayed behind after our tour had ended to show us a couple more units. We can't wait to move in!
