Had to change my rating. This place has gone way downhill. No amenities at all. I have been living in my apartment for almost 10 yrs and they won't replace anything. Frequent management turnover has made this place so subpar compared to my first 5yrs living here when it was so nice (and rent was only $800) . The complex isn't kept up well at all. However, they do not ever hike the rent, so there's the trade-off, and it's why I stay.

I'm not a tenant here but my friend lives here and hates everything about this place and area. Also we believe that most of the outstanding reviews are fake. Look at the writing style. Most of the great reviews start with "I". Just saying. Beware.

It’s been about two month since I moved in. I was hesitant at first based off previous reviews from 1 and two years ago but I’m glad I did! It’s been a pleasure living here so far. It’s a quiet neighborhood, my neighbors are friendly, and management is AMAZING. They have been attentive to my needs, concerns, and they have checked up on my to make sure my stay and everything has been working in my unit properly. They respond to maintenance call request within 24 hours and have followed up to let me know where they were with them. I see allot of review about the old team but I have absolutely no complaints about the team I’m experiencing. Erin the property manager is phenomenal and his communication is exceptional! I’m glad I followed my gut instinct and didn’t just count this complex out based off old review. I love my home the environment!

I've lived here now for 2yrs with on and off maintenance issues that I could live with, but it wasn't until recent months my issue (rodents) got really bad. I informed the manager (Erin) of the situation many of times and he himself acknowledged that rodents were present and highly active in the walls. I had to listen to the rodents run around in the walks day in and out for almost 2 months. This elite living and hidden gem they advertise is so false. They (management) made me think that I would be compensated for living with rats but instead I was ignored. Just be careful where you choose to live looks aren't everything.

I can say that the guys that work in the office is amazing. And the maintenance. Have been on time. Mr.Mike came in did everything I asked for and cleaned up. Communication, Warm hearts. I think I’m going to love it here.

I have been a resident for some time here at Broadway East Apartments. I can honestly say I am loving it here. The apartments are in a great location. Only 10 minutes away for downtown Atlanta and conveniently closed to several gas stations, grocery stores, restaurants, and even a shopping mall. The apartments have a great welcoming appearance. The units look very stylish…amazing inside n out with updated appliances and pretty decent size rooms. Even before I became a resident the management an staff proved to be reliable, trustworthy, informative, respectful, and kind. So far they have responded to my requests in a timely manner, an any issues that I have had personally has been acknowledged, addressed and resolved almost immediately. Most of the issues where simple like breaker reset, new lights/batteries, and the isle on the stove been push all the way in. Nonetheless the staff are very reassuring an get the job done the first time. The upward appearance of the community stay on point. There's no trash on the sidewalks or trash build up at the dumpster. I am not worried or fearful of potential rodent on insect due to negligence granted you can't control your neighbors,and how clean they are but I do feel safe here. There is also a pool and dog park that stays clean. The apartments are gated (the gate works)and there is armed onsite security that patrols the area. There are also speed bumps to help control traffic and help ensure everyone maintain appropriate speed when entering an exiting. and everyone for the most part keeps to themselves.All in all I would recommend anyone looking for a peace mind an a place to call home

I have always loved the broadway at east atlanta because i have never had an issue with any of the staff as well as the property being very clean. I never see trash or anything as i saw at my other apartment complex lol and I really recommend moving here as it is a friendly environment and any issue i had with anything in my apartment it has always been taken care of by the staff.

Renters be ware! Although this complex has potential do not let that fool you. I intended to move here as I have friends who live here until I got the real scoop. To start, the apartments are not upgraded. Secondly, there are NO amenities. They advertise a pool and a gym FALSELY. Even after almost a year of living in the complex, my friends have yet to gain access to either. Moving along, the entry gate to the complex is often not working. Unsafe wouldn't you say? The amount of crime in the complex alone is alarming so to not have that security is insane. Even after all this, my friends can't seem to get out of their leases without penalty.

I solute and pray for anyone actually paying to live here. The gates are always broken even with the huge speed bumps added all around the gates so feel free to go by to check it out as I did. I have been popping by here and there for a few weeks and it just gets worse. The "courtesy officers" are always sleep and are just there for decoration. There are no amenities and it should be a crime to advertise such things on the website and not be sued by now. The kids park area has mud that has been here smeared at least a month now. A few tenants told me the pool has never worked and there is no gym. The " gym" is full of old appliances. There was a recent hit of car break ins due to the lack of security. I hope I saved you a trip here?? I don't evennnn need to see the units at this point

THEY STOLE MY MONEY STOLE MY MONEY ......Manager Ms.Jackson Stated i will have answer within 24-48 Hours after given her my money order notice they stole the money never got my answer Basically she Lied, They are very Ghetto and not Professional I have brother that stayed in the community since 2020 it been a great community til ms Jackson join the leasing office it had became ghetto and ridiculous,

I have been living at Broadway East Atlanta Apartments since 2017 and yes we have been through some changes . A lot of the reviews were written prior to the new management. I am so relieved to finally have a property Manager (Mrs. Jackson) who really cares about us Tenants and the upkeep of the property. Marquita and Mrs. Jackson have been here for a few months and have made significant changes to make the property safer, cleaner and my maintenance requests are completed in a timely manner. I am grateful for them and go getter attitude they have. I will be renewing my lease!

I am a current resident of Broadway East Atlanta, and moved here for the location. I was met with challenges this past year living at this community. However, being in property management I understood that this property needed some consistency in the office and maintenance staff. I have noticed within the last 3 months with the new manager Ms. Jackson and her assistant significant changes. We have security, the gates, are working properly, and the grounds are free of debris. The trash cans are being dumped and not overflowing. I hope that the pool and gym will open soon, as these are amenities I would like to enjoy. I know that if the management company is consistent and supports the current staff they will see a great improvement of the property. The current climate in property management is not the same as it was. We suffer from high turnover and inconsistent vendors who overcharge and cancel without notice. If you can get a loyal and consistent staff and support them for their job well done it will reflect on the property. I want to continue to be a resident and hope to see the improvements of the property.

TL;DR - whatever you do, DO NOT LIVE HERE. You will regret every minute of it. This place has the worst property management I've ever seen.If I could leave zero stars, I would. I have lived here for 4 1/2 years in order for my daughter to attend a local school that my apartment is zoned for; that is the only reason I still live here. Living here has been the worst 4 1/2 years of my life, especially since this property has been taken over by Fillmore Property Group, LTD/FB Flat Shoals Properties. Nobody will respond to my emails or voicemails. There is a constant carousel of employees here, none of which know how to do their job. I have begged for my lease to get straightened out multiple times, and rather than admit their mistake with my paperwork/property turnover, they keep taking me to court to try to evict me, and every single time it's dismissed by Dekalb County Magistrate Court. Don't live here. Absolutely do not. The HORRIFIC property management is just the tip of the iceberg.

Don’t move here!!!!!!! I have RATS, work orders from 3 months ago that still been unanswered, the property manager Ms. Jackson is horrendous, 2 shootings, someone tried to burn down the leasing office, trash is everywhere, broken gate, tub is peeling, abandoned apartments with food in the refrigerator over 5 months which caused gnats inside of my apartments, apartments that flooded on December 25, 2022 and still have not been worked on living in sewage!
