UPDATE 2024: We reached out to Greg and used him to sell our home. He was again extremely helpful and provided us with as stress free of a process to sell as possible. If we return to the area, I would reach out and use him again as my Realtor.
Greg was extremely helpful in the process of buying our house. We essentially bought our house while out of state. The same day I talked to Greg, he went to the property and did a video walkthrough so we could get a better view of the property. He then gave recommendations for a loan agent and other people throughout the process. We were able to get through the buying process within a week of actually moving to the area to minimize time in hotel.
I would definitely go back to Greg in the future.

Seller’s Review of Realtor Greg Hanner
In May 2024, we engaged Greg Hanner to list and sell our home on the Niantic River in East Lyme. The key criteria we developed to choose our listing agent included:
Robust sales record
Sales success in our local market
Strong knowledge of the local market and competing housing inventory
Marketing savvy, especially expertise in social media, online marketplaces and writing/video-making
Personality and relationship comfort level
Greg outperformed other agents we vetted in each category. Moreover, he brought a unique background as a former home builder, which allowed him to appreciate – and promote – the higher-end features of our home’s construction to prospective buyers.
When it came to pricing, Greg offered what we believed to be a realistic range, knowing that our home had few comparable current or recent listings. He asked for our desired sales price and agreed that it was appropriate for the home’s size, location and value. This knowledge of the market contrasted with one of the agents we vetted who presented us with a pricing range 25 to 50 percent higher than we eventually listed – and sold – the house for. Greg’s steady hand on the pricing tiller clearly paid off in the end.
Greg wrote, narrated and filmed a video walk-through of the house and grounds. His voiceover was folksy and confident; he showcased our home’s many features and used the footage – including dramatic drone images – to highlight key selling points, especially riverfront lawn, the rooftop solar panels, two decks and bluestone riverfront patio. Greg developed a plan and schedule for our home’s listing. Rather than adopting traditional open houses, Greg suggested a coming-soon approach, in which the listing would be launched online 5 days before the formal drop date. He said such a teaser campaign would build interest in advance of the live listing, and drive prospects to schedule showings once the listing went live.
This teaser campaign delivered immediate results. On the first day of the listing’s active status, he had scheduled 3 showings; 2 more showings were slotted the following day, and a 6th arranged for the next day. The listing went live on a Friday and we had a buyer’s contract – at full price – Sunday.
With the contract signed, Greg managed the after-sales process smoothly. He arranged the buyers’ home inspection and, as a result of that inspection, the remediation of issues stemming from well water quality. Because of his vast local market knowledge, he arranged for local experts to investigate and resolve the water quality concerns. He made those arrangements simultaneously with telling us of the water issues, meaning he presented us with a problem and solution at the same time.
Greg’s full-service ethos continued to the end. To comply with state requirements regarding smoke and carbon monoxide devices, we purchased the requisite number of these devices. However, in preparing to downsize and vacate our home, we had earlier given away all ladders except for step stools. Greg volunteered to install the alarms throughout the three-story house while we were busy elsewhere.
The closing process for us was somewhat frustrating, due to what appeared to us to be avoidable bureaucratic delays on the part of the buyers’ employer and mortgage lender. Even though these delays were outside of his control, Greg kept in contact with our real estate attorney and us to keep us informed.
In the last nine years, we have sold and bought 6 houses and condominiums, which involved 5 realtors. Our experience with Greg Hanner was the most satisfactory of all. He delivered everything he promised, and did so with a smile, sensitivity, humor and a can-do attitude that eliminated any anxiety we might have felt. Excellent: start to finish! We called Greg "cold" from out of state, needing to look at housing options just a month before moving to CT. From Greg's intake call the first day to our closing, he helped us with every step, offered excellent advice, and delivered timely service and prompt responses. When visiting the property we eventually purchased, the seller's realtor complimented Greg (unsolicited) as "one of the very best realtors in SE Connecticut!" Indeed he was! Greg is the best!

5 Star Service No Matter the Sale Size.
Greg was very knowledgeable, professional, and did a great job lobbying for us and leading us through our search the requirements on our end of the transaction. He had tons of knowledge about the industry and tips for what to look out for based on our needs. Most notably, despite Greg’s very expansive portfolio of impressive home sales, he treated our ~$145k purchase with the same level of service I imagine he gives to those spending $1M.
We plan to contact Greg again first when looking for another property in CT.

Greg found us a home in East Lyme while we lived out of state in California. Greg did a great job with the video walkthroughs almost as good as being their. Greg is super knowledgeable when it comes to Real Estate. We butted heads a few times, gut I give great Props for putting up with my questions
