Previously gave 163 Franklin a 5-star review not knowing I can leave a message and decided that it deserves another review explaining why this building is so great.
I am a newer resident and have found this place to be a fantastic home due to everything from the building amenities to the friendly staff/residents that reside here. It is the perfect amount of quiet while being so close to downtown Stamford to get some noise when needed. To keep this review short and sweet, it has been an amazing place to call home and would recommend looking into 163 to anyone interested in the area.

The move in experience was quick and easy. The staff was able to give us a tour the same day we requested one, shoutout to Jonathan. Once moved in, any maintenance requests have been fulfilled quickly. The staff is friendly and helpful.

My partner and I have been living at 163 Franklin for over a year now, and we absolutely love it here! The building is spotless, and the maintenance team is super responsive and quick to fix anything. Everyone we’ve met is friendly and welcoming. The amenities are amazing, and the location to downtown is convenient. But what really sets this place apart is the cozy and inviting vibe of the building. It’s like a little slice of home away from home. You won’t find anything like it anywhere else!

Excellent space at this price point in town. Well maintained (especially under new management) and not one complaint really comes to mind. Highly recommend for young professionals.

Living at 163 Franklin is has been such a dream! The proximity to downtown and the train is what piqued my interest, but staff responsiveness, building cleanliness, and amenities solidified my choice to live here.
Management answers emails and requests quickly and hosts events throughout the year for residents to mingle over catered food. The building and common areas are always kept clean and are maintained daily by the same incredible, and friendly woman.
The rooftop is a great oasis to enjoy the nice weather, watch fire works on the 4th of July, and to watch the Thanksgiving parade.
Residents are respectful of each other and courteous with music and apartment noise. Miguel, goes above and beyond to make sure the facilities are maintained and addresses all work orders quickly.
163 Franklin is a wonderful place to live, and I cannot recommend it enough!!

We've been living here at 163 Franklin Street Apartments for a year and a half now, and couldn't be happier. The building is clean, quiet, and well maintained. The apartment is well situated in a quiet area just 2 blocks from the hustle and bustle of downtown Stamford, and is intimate enough to foster a sense of community with neighbors. In fact, we have made good friends with several of our neighbors. Overall this is one of the best places to live in Stamford - a hidden gem.

Happy to be a long time resident . Living in this apartment building has been a fantastic experience. The management team is highly responsive and always goes the extra mile to ensure residents are happy as well as Miguel who is exceptional, always addressing any maintenance issues quickly and efficiently. The amenities, including the gym and communal lounge, are well-maintained and greatly enhanced the living experience. The community is friendly and respectful, making it a pleasant place to call home. Overall, I highly recommend 163 Franklin apartments building to anyone looking for a comfortable and well-managed place to live. Location is great, walking distance to downtown Stamford and train station.

I have been living at 163 Franklin for four years now. Even though the management has changed, it has gotten better every year. They are very fast when you put in a service request. Also the rooftop grills and the seating is awesome in the spring summer and fall. The fact that you could rent out the roof and the common room downstairs For parties Makes it ideal when you wanna have a large group of people over. The common spaces are well-maintained and you never have to worry about a mess. I would highly recommend to anybody in Stamford.

I have lived at 163 Franklin Street Apartments for multiple years and have had a very positive experience. In terms of building care, the common areas and amenities are well maintained and cleaned well, which makes this building pleasant to come home to. When it comes to any maintenance requests I’ve had, they have been very attentive and quick responding. In terms of the apartment living, there is very little noise from other residents that I can hear from inside my apartment, which allows for a relaxing and quiet environment. Of the multiple years that I have lived here, I have not experienced any issues with insects or pests, which is a testament to how well they maintain the building. Resident encounters that I have had have been very nice and friendly. The building management even hosts events for residents every few months, which are nice to get to know people and utilize the amenities. All in all, my experience living here has been very positive, and I would recommend it to others who are searching for their new residence in Stamford.

This building doesn't seem stellar from the outside but the apartments (I was in 105) are a great size for the price. You are relatively close to downtown and it's very walkable to restaurants and Scalzi park. It looks underwhelming but I had a great experience living here. Miguel is a top notch maintenance man. He's the sole maintenance person for multiple buildings and works better than a team of maintenance people in other apartments in the area. The front desk staff (when they are there) are friendly and attentive.
I don't recommend paying $75 for parking when there is an abundance of street parking and parking permits are not enforced. I would also confirm that your lease states that you are responsible for water, sewer, and trash. I moved in and started getting bills for those utilities even though my lease did not state that I was responsible to pay them, despite management claiming that it did. After some back and forth, I did not pay for those utilities as my lease did not obligate me to do so.
The building is also very secure unless there are people who leave their patio doors unlocked and vulnerable, but I didn't have that experience.
The property manager allowed me to break my lease 15 days early at no extra charge and did not leave me on the hook for a month's rent where I wasn't living there. The rent price also didn't go up at all when the lease was up-- it stayed at $2400/month.

Have lived here for a year now, really enjoyed the experience. Can't say enough good things about Miguel and the maintenance staff. They are quick to address any issues that arise, and are extremely knowledgable about their craft.
