The Colorado Springs Group is a wonderful property management company. We've been working with these good folks for 5+1/2 years and counting, and we greatly appreciate their quick response times and admirable sense of ethics. Recommended!

When I asked for an itemized invoice for the $1344 they deducted after I terminated the PMA:“We aren't required to send you an invoice immediately to validate something you already agreed to in the contract.”“You made a decision that might not be financially favorable and are placing the blame on us. This demonstrates a complete lack of accountability on your part.”

I wanted to support a veteran-owned company. I also appreciated that they offer a military discount to veterans. Unfortunately, I’ll just be walking away with some hard lessons learned.1. Kevin signed an annual agreement with us. Somehow Kevin also entered a two year lease with tenants on our property. Kevin’s response was, “If we had to run every lease by every owner we would lose the great tenants we find.” Since when is asking permission for the length of a lease beforehand asking too much? Despite several emails, we have not received an answer from him explaining how this is legal. His latest response stated, "No matter what I respond with, or what I explain, unless you get your way it's insufficient or incorrect." He didn't even try to explain it, because I guess it isn't explainable.2. Because Kevin signs leases with tenants and doesn’t inform you until after the fact, we lost out on potential rent money the following year. We had planned to increase our rent to align with military BAH. It was in that inquiry that Kevin informed us we couldn’t do that because the renters had signed a two year lease. Rather than address and resolve the problem, Kevin will tell you why his action was the right one, saying, “Many owners had to drop their rent last year because the market was (still is) flooded with rental properties. I would say most owners wish they had your situation last year.” At the end of the day, it isn’t his decision to decide what to charge for rent, it’s ours. Instead he handcuffed us.3. Kevin staggers his property management agreement so that it does not align with the lease. You will end up paying him a half month’s rent to move back to your home. This was never mentioned in my initial (almost hour-long) phone call with Kevin about fees. From Kevin, “No matter when you would have terminated the property management agreement, termination fees apply.”4. If you want to see how Kevin will respond to you, see his response to the other one star review. If you have a problem, Kevin will send you lengthy emails that are unprofessional and insulting. His latest email to us ended with, “That's not our problem even though you want it to be.” That sums up how much you will feel cared for by the company. When I said we had never discussed a termination fee, his response was, “We use contracts, not notes, when agreeing to manage the property for you. We all agree to the contract, not what someone's notes say.” Yet when I asked how he was able to agree to a two year lease when we had an annual agreement, he said, “I do believe potential lease terms were also discussed in our conversations…” So which is it? Are we going off contracts or our discussions? (There was never permission asked or inquired about to sign a two year lease on our home.) Despite the fact that I never asked the tenants to leave early, Kevin wrote, “The lease doesn't allow owners to force tenants out, so you're doing what you legally have to as an owner in allowing them to stay.”5. I did not feel like the priority was doing what’s best for the client. We were not happy with him before, due to the lack of communication, but we also understand how to be diplomatic. Apparently, by not expressing our unhappiness with him sooner (due to the fact that he currently controls our home), we are not allowed to dislike how he has handled our situation. “There was no indication of us doing anything that upset you prior to your email, and that same email was a response to my bringing fees to your attention per the PMA (sounds like if you can't cancel on your terms, we are no longer doing a good job).” We care about him resolving a problem, and he’s unfortunately not able to do that without being defensive and accusatory. When we brought up the problem initially, Kevin wrote, “Your email makes it seem as though something was done that disadvantaged you or that we did something wrong when we did not.”It is worth it to pay a higher property management fee to have your property handled professionally. I cannot recommend

A great company to rent from until you no longer renew your lease. Multiple examples of calling for help and questions with little to no response. Multiple emails asking for support with little or no response. Very unfortunate the lack of timeliness and professionalism this company operates under.

I was very nervous to hire property managers for our home. We had invested a lot of time and upgrades into our home and hoped to stay there for many years, but the military had other plans for us, so we decided to rent it out for a couple of years until we could return.I could not be ANY happier with the management from the Colorado Springs Group! We hired the Colorado Springs Group only a couple of weeks before we had to move, and they were able to do everything to get our home move-in ready after we left. They found us excellent tenants for our home. Our HOA asked sent us a letter to replace the mulch in our front yard, and it was immediately taken care of. We’ve worked mostly with Kevin and he is so personable and positive. I appreciate his excellent judgment and dependability. We plan to continue working with the Colorado Springs Group indefinitely and would rehire them for managing additional properties without hesitation.I read so many positive reviews about this company before hiring and worried the reviews were too good to be true, especially after hearing horror stories about different property management companies. I can now vouch that the positive reviews are completely true! I wholeheartedly recommend the Colorado Springs Group!

The Colorado Springs Group helped my Mother-in-law sell her home and purchase a smaller one level home. She was a total newbie, at over 80 years old, to home buying and selling. She had lived in her previous home for 40 years and her husband had managed the purchase of that home so she was totally unfamiliar with the process, and shortly aftershe started the whole process,, she quickly became overwhelmed by the hospitalization of her husband, the process of downsizing a home she had lived in for 40 years, the pandemic shutdown (as this was all taking place just as the shutdowns started), and the death of one of her sons. You add all that to buying and selling a home when you don't know how the process of buying and selling a home works and its really your first experience doing any of that.... well let's just say we could not have had a better team helping us out than Kevin and Jessica with the Colorado Springs Group.Kevin and Jessica made the sale and purchase of these homes so easy on her. They walked her through all the technical esignatures and contracts oin person when applicable but often on the computer because of pandemic shutdowns (and that is not easy because my mother-in- law is one of the most tech resistant people I have ever met... I am writing this review because she would never be able to write a review on Google) Jessica and Kevin took care of everything and kept everything moving forward. If there was a hiccup and my MIL started to get anxious, I would tell her, "its ok. Let's call Kevin and Jessica, they know how to handle everything. That's thier job. You don't need to worry." They were such a huge help for me as I was too busy helping her downsize and stage to help her with the house sale stuff and my husband was busy working. They also set her up with a trusted lender who also made the process for getting the loan to purchase the new house before the other one sold super easy for her too. We could not have had a better team helping us through all of this.

Colorado Springs Group has been managing our property for 2 years and so far has done a great job. The month they took control of our property we had a terrible hail storm that did damage to the property. Kevin personally helped me through the insurance process and made sure the appraisers did a thorough job. The company stays on top of the ever changing rental laws for Colorado and advises us accordingly.
