Review for Toby Tong - DRE#02021954BUYERS BEWARE!!! Officially the worst real estate agent on this planet. Not sure if he likes to play ring around the rosie but you'll go all around the universe and never get a direct answer from him. When we first met Toby at his listing, he seemed super nice. We told him we wanted to put in an offer on the house and if he could represent us as dual agency. Thought it would be beneficial to both of us but obviously he cannot do his job as representing the sellers (listing agent) and buyers (us). Either he's inconsistent and inconsiderate or he just doesn't take his clients seriously. We went back and forth waited for counteroffers and even matched the highest bid since he claimed there was multiple offers. After he verbally accepted our offer, he did not call us to update us and would not pick up any of our calls. We sent him messages after messages and he responds a few hours later saying he'll follow up tomorrow but when the next day comes, he would say tomorrow again. So it ends up where we would get no updates, no calls and no messages from him. There's no transparency with him and he clearly doesn't value other peoples time. Just constant delays and excuses while leading us on day after day. He's extremely unprofessional, unresponsive and unreliable with no explanation at all. He's never written up an offer or got us started with the process but he did recommend his preferred lender Yvonne X. Chen from East West Bank which we spoke with and got everything done on our end. She said the only thing missing was an executed purchase agreement which he never sent a draft of and probably wasn't ever going to send. Everything with him was verbal... verbal offers, verbal counteroffers and verbal agreements. He's not in a rush to help sell the property and definitely was not in a rush to help us reach to closing. Isn't that the end goal for real estate agents? If you want a diligent and responsive real estate agent on your side, DO NOT use him. If the sellers got cold feet and decided not to sell or if he received another offer after he already verbally accepted our offer, then I would've at least expected him to have the decency to call us to let us know rather than leading us on days after days onto weeks. He just ended up taking the listing off the market without even letting us know why or what happened. Then out of the blue, he texted saying I'm unable to help with your real estate needs. We asked him to give us some sort of explanation and finally his response was I received multiple cash offers. So this clearly shows that he is not trustworthy and will verbally agree to terms but will continue going behind your back waiting for a better offer for his sellers. Now it all makes sense as to why he kept on stalling us. What a waste of our time.

Still waiting for the check for the costs of clean up, as this company has ghosted us. Very poor behavior to leave trash and not clean up.. and the agents are RUDE and abusive

Agents have ownership, the offer the BEST technology, support, marketing materials, knowledgeable and experience brokers and the best thing the world is virtual and you can be anywhere anytime!Just spreading the love for exp!

Received very deceptive unsolicited marketing materials in the mail from this company. I can't tell you how many of the same letters are sent from other realtors...some with the same script! PRINTED "hand written" garbage. Beware of these companies...

Jeffrey Ip#01852039 is an absolute nightmare to deal with. Rented a condo for which he's the agent and my car was towed because this guy never bothered to notify us of the new parking regulation. Also he is unresponsive and always pushes responsibilities to the landlords who are not even in the states. Over-charged us for carpet cleaning after we moved out and couldn't even produce the receipt to show carpet was actually cleaned. Stay away from this guy either you are looking to rent or buy. There are too many agents out there who are much more competent, responsive and professional him.

I was contacted via an unsolicited text marketing home inspections from a Matthew Rivera and hired him to do a home inspection. The resulting inspection was incomplete, unprofessional and poorly done, with areas such as the attic, sinks and various other important parts of the home not being inspected for the reason that it was "inaccessible", which was kind of insane because the only barrier to entry was the attic door and the bathroom cabinet door. When I asked Matthew to come back out to complete the inspection, he said it was too far and he wasn't willing to and said it was the homeowner's job to have opened those doors for access. (They are cabinet doors and a piece of drywall to the attic, with no locks, mind you). He told me to call another inspector to inspect those areas he missed, which if he knew what he was doing, would know that you cannot use an inspector for a "partial inspection". This inspector/REALTOR also violated the REALTOR's Code of Ethics, as he did not disclose he was a member of eXp Realty and didn't disclose this conflict of interest when interacting with the seller of the home. He presented himself as an Inspector Only.So now, we are forced to hire another inspector to do a complete re-inspection, putting this sale at risk due to time constraints in the contract. All this, even after I gave him a pass when he missed the first appointment, only calling to say he'd miss it 10 minutes after his appointment time. He also offered a $45 discount on the inspection for the inconvenience, which he refused to honor after he was paid. Enjoyed doing business with a company that was implementing technology in such a way that you can do business with them from anywhere even before COVID-19. Super efficient use of technology to maximize my agent's time and marketing abilities. The reward was getting top dollar for my house and securing me the new house I wanted in an extremely competitive market.
