Renters beware. Everything others have said are true. I will never rent place where this property management is in charge. They absolutely violated ones right to privacy and security. As I write this my current running dollar amount they owe me for grossly over charging me $2200. I'm going to have to get an attorney to get the money, they also owe for an account for 3 apartments I paid for 7 years..They owe me over $10,000 for that.. it's a shame because almost all the staff is good at what the do. If they are allowed to do it. Mostly they come off as a criminal enterprise. Withholding blatant fopas like money and broken possessions

Since the new management company purchased, these apartments have honestly gone down the hole. For starters, the quality of the apartments is not worth the price; carpets are old, no baseboards, laundry rooms are filthy with the trash always full within them, let's not forget the gate that remains broken almost every other month. No one has a code, as they did with the old manager/management company so good luck trying to get in without a gate remote. The manager also fails to properly manage the complex, there's always criminal activity going on, & it's like she's aware that it's present however is scared to do her job it's insane. The closed sign is always on the door during open office hours, it's all just very strange. Then the management company is a joke, they don't want to invest any funds into their units so things are always broken, outdated, or overall useless, so with all being said; for the price of these apartments, and the hassle, you're better off looking elsewhere. After being a resident here for years, I almost can't wait to find something else

Back in 2011 Ed was a great maintenance man. If we needed something fixed he was right on it. Didn't have to wait. Since moving in 2017. I heard from my son that his hot water heater has been out since Dec 5,2022 with still no hot water. It's a brand new water heater and for some reason the heater transfer element was ordered. The part actually was delivered to him home. But didn't have his name on it. So he turned it into the office and the office told him that thos was the part that he needed. Not sure if that part was put in. But until this day still no hot water. This is totally unacceptable. Nobody who pays rent on time should have to go through a prolong period without hot water. It's not like Sacramentosuffered a cold deep freeze like East Texas. This needs to be fixed immediately. Having no hot water is not only uncomfortable but it can give you health and skin problems. California law states that a landlord has 30 days to replace a water heater

Some of the people hanging around the property look a little shady. It's supposed to be gated, but the gate doesn't work half the time. People just come and go. Glad my mom is a shut in.

I want to say every time the maintenance guys come and do work on my apartment they do an excellent job this apartment I've lived here for over a year now and I've had only but good things to say about it the new management she's been here for a while now has been only nice and professional the assistant management has a great smile and she does her work very well you can only say there doing there jobs and doing them quite well if you want to live in a well-kept especially the maintenance it's beautiful here the trees look like Tahoe (or at least I think so) every day and you're safe because it's gated and all the neighbors are friendly and this is the place for you don't listen to anybody else the staff is nice and they do their job and they do it right so if you're looking for a place to live come live here at the Cascades Apartments I give it 4 stars⭐⭐⭐⭐ Out of 5 ...I still live here and it's been 3 years now and I want to say everything else that I said above is correct So if you want a great new apartment The Cascade is the one you want to rent from It's Now 5 stars ⭐⭐⭐⭐⭐ out of 4 stars. There is no where else better to live than here The Cascades apartments. Everybody so friendly ...Come on be my neighbor I would love to meet you.
