UPDATED AGAIN JULY 2024: For the second time in 2 years our car window was smashed and the car broken into. AGAIN! We're paying for security? For what? The rent has gone from $1975 a month to $2495 plus another $200+ for water/sewer/garbage. Now, I see on my statement they are charging a monthly "housing inspection" fee!!!!! For what??? To inspect how the house has been flooded twice and they refuse to fix the outside drain system so it won't flood anymore, inspect how no matter what we do the house gets black mold, inspect the HVAC system that I have complained about because the ducts are clogged so NO air gets to the bedrooms in 115 degree heat and my SMUD and PG&E bills are outrageous... I could go on and on but I think anyone reading this gets the picture. Again I say, if you can avoid living here and rent ANYWHERE ELSE do it. I'm stuck, the rent/utilities have gone up so much it is unlikely I can put enough away to move out. Guess that is by design.
UPDATED*** Also, you will notice, the good reviews are from recent tenants. When I first moved in, I wrote a good review as well, but the longer I live here, the worse it gets***When we first looked at these homes, Aunna was working in the office and she was amazing. However, come to find out, she gave us misinformation to entice us to move in. She stated we could make any improvements we wanted etc. That turned out to not be true. That was the first red flag. Second red flag was the office towed our boat out of our driveway. That was illegal because they did it all in the middle of the night. They tagged it after midnight and two hours later they towed it. NO warning. But what is the worst is they have been double charging for utilities for over a year. I paid rent and utilities every month and then all of sudden they put a note on my door of a bill for over a thousand dollars PLUS $360 back rent when I DO NOT owe them anything at all! So on my THIRD visit to the office to complain about it I get stuck talking to this woman who I am guessing is the office manager since she has her own office who doesn't know her behind from a hole in the ground and could not figure out why I'm being double charged. She expected me to sit in her office while she goes through two years of our ledger and tries to figure it out. Um, don't you think you should have figured it out BEFORE you put the bill on my door? This woman is the worst! She is very condescending and honestly couldn't care less about fixing the problem. What if I paid it? Where would the money go? On top of all that, they will raise your rent on you without mercy. In the two years I've lived there it's gone up $379 a month and the pet rent has doubled from $25 a month to $50 a month and like mentioned above, they are DOUBLE charging for utilities. When I called to ask if there was any way to negotiate the rent I got that same awful woman and her answer to me - get this - "you've had a warm and dry home the last year, you just need to deal with it" and again, her tone was so condescending!!! This is why they have SO MANY available units. The place next to mine has been empty for about a year. Ever since SWAT kicked in the door to arrest the people living there. It's horrible at the Arbors. If you can find another place to live, do it. Don't waste your money here. They are penalizing paying tenants for their inability to rent out all the empty homes. AND NOW, February 2023 they are offering one month free rent if you sign a 13 month lease but REFUSED to give us, current renters that pay every month a single dollar discount to sign a lease. Same price to sign a lease as it is to go month to month. My suggestion if you HAVE to live here is go month to month and get out as soon as you can.

As a resident I absolutely love Arbors at Antelope community as a whole, and it’s by far the best community I’ve stayed in since moving to California; 100 gold stars to Ms.Noreen and too the friendly.d and welcoming front office staff thanks for making me feel welcomed and at ease because I’m very picking with staying in communities. No complaints here…

I’ve read some of the reviews on this place, and I must say.. none of these people are realistic and some are even entitled in a negative way.
First off. These are OLD military housing used by the now closed Air Force base. Built in the 1950-60s by a famous architect. On 150 acres of land. Over 540 units. So yes, with all those properties, the foundation on them being old, the fact that it would take millions of dollars to renovate the homes etc. it TAKES MONEY to make money, to feed back into renovations. That’s why some of the units are renovated, and charged more in rent. Compared to the units that are currently classic. The area is antelope. It’s a valley known for pest, mold etc. this is not a 5 star resort. And with a property this big, it’s unrealistic to expect maintenance to show up within the hour to fix whatever problem you have, they work as the orders come in. You can not expect them to drop everything to come to your beck and call. When there’s 200-300 people a day making the same requests.
As for the staff. Noreen has always been amazing. Cody as well. If you have a problem try being respectful about it and maybe they’d be more willing to work with you. Kindness goes a long way.
Not many places in Sacramento, antelope etc offer a HOUSE that comes with a gym, pool, clubhouse, multiple parks etc, with the option to make your backyard your own. From half the price.
Just like with any businesses they have to keep up with the market surrounding the reason order to have the money to provide the nice things they’re working on.
The community and staff are amazing, if you stay realistic, educate yourself on the property and stop feeling so entitled…

We moved in 2021 at $2,100.00 and because we don't want to be in a contact we now pay $3,000.00 for a 3 bedroom duplex. They raise the rent to the max every year. Just letting you know!

People have to realize this is the very first place in antelope used to be a base housing this place is old as dirt and from the looks it hasn't changed I lived here when I was 4yrs old and I'm 44 now it still looks the same inside lol

I have had a very pleasant experience with Arbors, Deborah specifically. She has been extremely helpful and explained the process of renting from them thoroughly. She is very friendly and professional and I appreciate all she did to help me secure a new place to call home as well as all of her persistence in getting repairs made before I even moved in and things I never even would have asked for. She definitely went above and beyond and I am forever grateful and thankful to her. Thank you Deborah, you're amazing!! Looking forward to moving into my new place. Thanks again for everything!!

I recently had a problem with my front door and requested maintenance to fix it. Mike came out and saw my problem and explained what needed to be done and then went to work fixing it. 5 Stars to Mike for a great job and if you decide to move into the Arbors of Antelope and need something fixed just request Mike and be assured he will fix your problem himself or get it done by someone else. The Arbors isn't perfect but in my opinion, seems to hold at least a 3.5 stars or higher rating for most categories.

NEVER EVER MOVE HERE!!!
One of the maintenance told me the mold problem been going on since 2008. Every winter it grows all over your walls sometimes 3 feet tall. It DESTROYED all of our bedroom furniture. One of our neighbors had to move out because she got mold poisoning and was hospitalized, keep in mind she was a healthy woman in her late 20's. How is this place not torn down and owners of the place arrested for not solving this issue? I lived here for 2 years and constantly call them to fix this mold problem and they make stupid exscuses and say they are too busy. One if the office ladies was so rude when I told her about the black mold and she said "well didn't you read the lease, we stated you can't own any furniture in the bedrooms and if you do it can't be against the wall or it causes black mold." NO ONE informed me about this and what kind of place can't own furniture in your bedroom?! Children live all in these places and its so unsafe, its a risk for CPS. We tried white vinegar, baking soda, mold killer, dehumidifer, NOTHING WORKS. Only way to get rid of it is for them to tear it down and rebuild t with better walls and better insulation, which they WILL NOT DO FOR YOU. I also see outside infested with roaches and black widows at night, sometimes coming in people's homes. If you move here exspect to have horrible allergies, respitory infections from the mold, and loads of money gone from trying to find ways to kill the mold.

DO NOT MOVE HERE EVEN IF ITS A LAAT RESORT.they do not care about you. This is a paint over it and its fixed type of place.Work orders and anything needing to be fixed will take at-least a month to be fixed.Unit was not cleaned upon move in.Stains in bath and mold on shower.Update 3 weeks later and finally everything had been fixed the maintenance man was awesome and even replaced my bathroom bulbs without me asking which was nice !Thank you Ashleigh for pushing to get someone out !2nd update.It’s been almost 3 weeks and I have contacted the office about 20+ times via phone and email with no response. Nothing is getting fixed here. It’s absolutely ridiculous do not recommend. I moved in with mold dishwasher not working among many other items that need to be fixed .Haven’t even moved in yet and we feel completely played by this place. We were shown 3 units upon applying none were the unit we would be in . But all were in good condition. We finally get to see our unit we would move into and the floor is cracking and coming up and needing to be replaced so we asked just for that for it to be replaced before move in. I have 3 kids one who wins crawling. This is unacceptable for me or for anyone. Now a week before move in they tell me no they cannot do the floors. Mind you we would be up charged monthly for the floors to be fixed and we were okay with this. Wo now a week before move in we are in a bind because the unit is not ready and not safe for my children. This is absolutely unacceptable. I absolutely feel like they played us showing us great units and then expecting us to be okay with this. Update: we have moved in bath tub didn’t drain and was fixed 3 days later. Dishwasher doesn’t work and their mold growing in the shower. My sliding glass door doesn’t open great and I feel like it’s gonna fall off any time now. Waiting for everything to be fixed. Have not been given a date or anything when they will come and be fixed.
