I’ve been living here almost for 2 years. Staffs are friendly and kind. Everything is great but only few things they need to fix! First, Gate code pad which is very hard to press button. Second, air condition. It’s working well but sometimes water dropping from the top been fixed several times but still. Except those, nice place to live!

I’ve been a tenant here for 4-5 years. Arioso is livable depending on the unit you get. There are definitely concerns that I’ve been able to dodge due to my unit being in the center of the complex.
There are definitely bugs/roaches, there will be package theft, car concerns, and plumbing issues.
Maintenance and the staff has always been a pleasure to work with but consider the location of the property - it’s not going to be perfect.

They're forcing residents to add $341 legal fee if your rent is late after the 11th but will not serve you the paperwork . Also if residents want to pay rent late they can , residents are responsible for legal fee's WHEN there PROPERLY served ... also if you pay rent they also want you to add $35.99 for them to process your payment . This is illegal !! Don't move in , appliances are tearing down , there's shooting by the canal , police never called

Just moved in March 24. The ladies and gentlemen in the office made my transition very smooth.
I love my new apartment, and the first thing I noticed was how QUIET it is. I am on the first floor and I feel like I’m the only person.. I don’t hear anything at all above me. Everyone leashes their dogs and picks up the waste. I am very happy! Thank you ?
UPDATE: I am still here and still loving it!
I don’t understand the review with the roaches because I have never had roaches or any bug problems. No problems actually since I’ve lived here, so maybe it depends on what building you’re in I don’t know what, but I’ve never had any problems and Maintenance is fixing things very fast, so I guess every experience is different, but as for my experience, I renewed my lease again .

The apartment complex is well located, but there are a lot of downsides to these apartments. The appliances are really outdated and they have roach infestations. We recently moved in to our first apartment and to our horror it was full of roaches. They were on the walls on the carpet and just all around. Management tried to take care of it, but it wasn’t enough and we ended up moving out. I would not recommend.

I honestly wish I could give them a zero rating, but I'll give them credit for keeping the grounds relatively decent. Rent here is ridiculously high for the area and for the fact that they have done absolutely no upgrades to the units. They still have cheap, ugly 80's Formica countertops and cabinets. The unit I moved into had rust in the bathroom sink and I later found out that my neighbor had the same issue in her sink. The ceramic tiles in the entry were cracked and broken and pieces kept coming out; and, the rest of the ceramic tile throughout the kitchen and dining area was chipped up. I'm sure the washer and dryer were the original units that had been there since they opened in the 90's. They made horrible noises all of the time regardless of how often maintenance came to fix them and it always took two runs or more to get the clothes dry even though I emptied the lint tray every load. Additionally, they are in a terrible location and there were regular instances of gunfire. The complex doesn't offer package valet and the office won't take packages yet the porch pirates are prolific in the area. Everyone is told to have their packages sent to the Amazon package kiosk across the street at the Circle K which is always seething with homeless people asking for change and some rather scary ones I might add. After my first lease was up, they raised my rent $85 per month. At the time I was trying to save to buy so I agreed to a second lease. Two months before the end of the second lease, they moved in a man and his girlfriend and her kids across the parking lot from me who would throw parties until 2 and 3 in the morning. One of the other tenants discovered he had been charged and convicted and served six years in jail for dealing cocaine and yet this seemed to be overlooked by the background check the apartment complex supposedly did. When my lease came up to be renewed, they raised my rent another $150 per month; and, to go month to month so I could start looking for a house to buy, the cost was increased to $350 per month. I seriously do not recommend this complex.

Lived here for a year and didn't experience any major issues. My few interactions with the leasing office were pleasant and straightforward both signing on and off. Never had any issues with bugs or appliances. I lived about as far away from the main streets as you can get, so I'm not sure about the noise pollution or crime that others commented on. I never had any issues myself. Main reason why I'm leaving is because I really don't like living in Phoenix proper, but the apartment itself was good enough for me.

I lived at Arioso City Lofts for 7 years and want to say that I really appreciated Chris and the management team. They always took care of my concerns and maintenance issues. The area had become too dangerous for a single woman even as a gated community, but the apartment was nice and the grounds were always kept up.

Lived here for 3 years in one of the lofts with my wife. There’s nothing we really liked about it; maintenance was rarely done on time or at all, hidden fees, rising prices, unsafe parking lot and grounds, etc. Oh and you’ll totally have a 4-500 power bill in the summer with those loft windows by the way. Hey, at least you’re nice and central, just a short walk from the methadone clinic down the road with plenty of friends to be made everywhere. They even check your trash to make sure you didn’t throw away anything on accident. Free straight pipe jobs are also common.

Anywhere that charges a $50+ dollar " convenience" fee to pay your rent online via debit card can't afford good credit card processing and therefore should tell you what to expect. They are either marking it up high or they are so uncredit worthy that it means the bank charged them this fee just to process cards- look it up. Either way means it's not a good deal.
