We've been here for just shy of two years and we intend on renewing our lease. Maintenance and office staff get a 15/10 in my book because the response time is just so quick. If you fill out a maintenance form they're usually knocking on the door in less than 2 hours. The first time we renewed, our rent went down almost $100 which was amazing. This year it's going up a tiny bit but it's still less than we started. I didn't even know rent *could* go down in this economy!We haven't had any issues with neighbors or loud noises, but maybe we also just have realistic expectations of what living in an apartment is lol. Lots of people walk their dogs and sometimes the dogs mess around in our bushes but that really doesn't affect us enough to care.The big garbage bins are emptied M/W/Fr and it only gets really full around the holidays. There are decorating competitions around Halloween and Christmas, which is just fun. Winners get money taken off rent! Overall we haven't seen or heard of anybody getting into trouble for having little decorations in front of their doors.My only gripe is the parking rules. Guests have to park in designated spaces after 8pm or they get a ticket. Sometimes guest parking is full and they have to walk a good ways to our apartment. I do appreciate that I always have a place at my apartment to park at, it's just annoying for when we do actually want guests over. That's literally my only complaint though, so it's not worth docking a star.We've been happy living here and we will continue to stay!

Great place to start, or in my case reunite, a family. Pool is really nice and they send updates in email and and politely stick paper updates in the crack of your door. Staff is really caring. Downside, people don't tend to pick up their dogs feces. Other than that, great place!

I have lived here for about 1 1/2 months and so far everything has been great. The staff is very nice and one of the maintenance workers even helped to fill air in my tires when I didn’t know how to do it myself. They are good about helping you whenever you ask in a timely manner. From what I’ve experienced so far everyone around the complex is pretty much quiet and polite.

I have lived at Forest Trail since moving to the Tuscaloosa area a little over 4 years ago. I first lived in a 2 BR, 2 BA, but found I didn't need that much room and recently (the first of August) moved to a 1 BR, 1 BA unit. I LOVE living at Forest Trail. It is quiet, VERY convenient to everything and just 5 miles from downtown Tuscaloosa where I work. I have lived in apartments since early 1973 and can tell you, without a doubt, Forest Trail is the best apartment for the money that I have EVER LIVED IN!!! I have read the reviews and DISAGREE strongly with the two that I read that were NOT FAVORABLE!!! The staff is VERY cooperative and they will spray for bugs WHENEVER you ask them to do so. For someone to say the place is "infested with roaches and bugs," is just NOT TRUE!!! They apparently brought in bugs with them when they moved in. Apparently the people who wrote the two bad reviews that I read had other problems when they moved into Forest Trail and tried to blame all their problems on Forest Trail and the office staff!!! And as Forrest Gump would say "And that is all I'm gonna say "ahbout tha-a-t!!" Anna Fay Shaw

It’s quiet, the office staff are nice. Most of my neighbors are friendly. It’s in the city limits but surrounded by the county so it’s peaceful.
