The management is horrible
They keep the swimming pool closed for no reason then opened it for 4th and 5th of July because of the holiday then closed it back again
We have requested the maintenance to come in and fix some stuff in the apartment, is been 10 days and nobody showed up
When it comes to collecting the money for rent the management is always on time , if we are late they knock your door to remind about it
But when it comes to taking care of the residents needs the management turns a blind eye

Management is horrible it's always something management has changed hands three times in the last 2 years and still hasn't gotten better the hassle is not worth the price of living

I fine the community to be very relaxing. The manager is very nice and always ready to help. The apartment's are clean and spacious , I love it here.

I really enjoy living here. It's quiet and very peaceful. Every once in a while the neighbor's children get little loud but it's usually quiet. Desiree, the apartment manager, is very nice and very professional. She's very good at letting the residents know what's going on and what to expect. If I have any issues, she's very good at getting them resolved. My neighbors are friendly and everyone minds their business. This is a good place to live for the money charged.

Gateway corporation is amazing as far as their ability to provide good quality affordable housing. These are beautiful apartments, well kept, and overall managed. When I first got in a year ago the carpet was new and it was in perfect condition to move in and set roots while I'm finishing college and pursuing a career. However, since we have gained a new property manager my home has not felt so much at home. She towed one of my vehicles during the pandemic due to the sticker being expired, as well as many of my neighbors' vehicles for the same reason. I personally had a discussion about my scheduling issues with the DMV. It did not help as my vehicle was still being tagged. Even after I purchased my sticker it took 2 weeks to receive it in the mail. Just complete neglect on her part.
Second issue, My air conditioning has stopped working two summers in a row due to Freon leaks that have been patched up. Hansen is their contractor so they are not suppose to disclose the diagnosis of the air unit with tenants, only the property manager. The tech that came and looked at our unit said it will only be a matter of time before our unit runs out of Freon again, but that it was on the company's dime if they choose to keep topping it off.
Third issue, Contacting someone to fix this issue and getting a response was a waiting game. My son has asthma so when I first noticed the warmth in my home, 90 degrees, I called the emergency number for maintenance on a Sunday, no one reached out to me by phone, email, or visit. Sunday evening I called the operation office in Birmingham and reached someone who said they would contact my Property Manager ASAP. I still didn't hear anything from her or maintenance the rest of the evening. I came home to a very hot apartment, it's August. Monday morning, I called the hotline again before work around 7am. Instead of wasting the day away waiting for a response I went in person to the leasing office once I knew they were open. As soon as I got there Desiree told me she received my messages but didn't provide any explanation as to why an on-call agent hadn't contacted me with a plan of action while the emergency maint. hotline instructs the caller that someone will reach out too you soon regarding your emergency. ...Instead she threatened me with eviction. She claimed that tenants cannot call maintenance about an issue more than once or else it is harassment. Despite the professional nature of my calls. I called one too many times... WOW.
Hansen did not arrive untill 5pm. My poor baby was in a 90 degree house with asthma for two days. Let me ask you this-- would you leave your kids in the car with no air to sleep all night.
Final issue, the rudeness!! Fast forward now to when I get off of work and came into the office to inquire about any policies in my lease that I may not know about... Specifically this "harassment/Eviction" business over reporting a maintenance issue.. Desiree, the current propert manager of peppertree had told me gateway is not holding me hostage if I want to move and find another property she'd be happy to give me information of other properties... I simply told her I love my home, I don't wish to move, I just wish there was more communication about my discrepancies. She proceeded to tell me she felt like she is fair with everyone, she already was dealing with a previous investigation on her with an issue through another tenant, and that she felt over qualified for her job...Which told me she obviously didn't want to deal with anyone anymore then she has too here at peppertree.
I just want a fair, receptive, property manager here that can efficiently communicate without so much hostility or poor attitude. I've shared my thoughts with the supervisor Anna and it didn't get far-- She actually seemed only concerned with my air conditioning issues which she was able to follow up with me on. Drove through the apartments while on vacation at Orange Beach. Locals told me that this is a beautiful county to live in. I want to move close to the beach and Gulf Shores seems to be the place to be. Peppertree apartment is clean and well maintained. I had the opportunity to speak with Desiree the Property Manager. She is very helpful even though they don't currently have any vacancies. I am giving them a 3.5 due to the fact that it will be awhile before I can move here due to a waiting list.

Called Peppertree for availability information and spoke with Desiree the Property Manager. She was really nice and helpful even though they don't have any apartments to rent. She was able to point me to some complexes that may have what my family needs.
